A visit to Karan Suncoast at Bavdhan Budruk, near Kothrud

A project worth considering:

I visited Karan Suncoast only because I wanted to spend an evening with my old friend Kalpana. She looks after it's marketing.

Her assistant picked me up on Mumbai Bangalore Highway. As we reached the main entrance gate of the project, I told him to stop. I got down and started taking photographs. In the evening light, both the buildings were looking quite good.

"Look at this children's play area," said her assistant and took me there. He went on suggesting and I went on following him. This way I saw the entire project. Including the jogging track by Ramnadi. Then we visited a few ready to move in flats in the A Building.

While we were enjoying the sunset from the terrace of a flat, her assistant pointined at two people standing near the club house and said - "There he is - Jadhav Saheb - the builder".

"The builder of this project?," I asked him.

"Yes!," he said.

"You are pulling my legs. Builders never visit their sites," I said.

"But Jadhav Saheb is at the site every day. Would you like to meet him?," he said.

"Would he like to meet me?," I said.

"Let us find out," He said and we went down to meet Mr. Jadhav.

"Since Kalpana told me that you are coming......I was looking forward to meet you. I am Sunil Jadhav," shaking my hand Mr. Jadhav said.

"Meet my son Karan.... he plays cricket," very proudly Mr. Jadhav said and took me to the conference room at the clubhouse cum sales office.

"I haven't written about your projects.....but I am following your projects for years," looking around for Kalpana, I said.

"Do you like this one - Suncoast?," Mr. Jadhav said.

"I came to visit Kalpana - but spent the entire evening visiting & taking photographs of the project. After a long time, I saw a project which is developed with a lot of care & affection. It looks like you enjoy this business. Am I right?," I said.

"Yes! This business gives me a lot of satisfaction & a good amount of money," said Mr. Jadhav.

"Satisfaction! Isn't money enough for you?," I asked.

"No! Both are equally important!!," said Mr. Sunil Jadhav and told me about himself. He is a civil engineer from Wai. After working in India & Middle East, some 20 years ago, he started his own construction company in Pune. He has completed some 20 projects and given possession of some 2,500 flats.

"Look at these photos....," keeping his mobile in front of me, Mr. Sunil Jadhav said.

"Every Diwali I give away gifts to my workers," Mr. Jadhav said.

"Personally supervising the construction.....trying to give quality....taking care of the workers....all is good....but what about the ambition of becoming a big brand....no advertising....no multiple ongoing projects....how do you manage to avoid the trap of becoming a big builder....what is so good about remaining a small player? Are you a businessman or an artist?," I asked.

"I am a businessman.....who doesn't believe in over trading.... who hates debt....," Mr. Jadhav said.

"Every project is your baby.....you love it from your heart....you nurture it well....when your flat buyers admire your baby - you feel proud of yourself....and this keeps you going...Right?," I said.

"Right!," Mr. Sunil Jadhav said.

"You know? You are old school. In the last century - when I was in real estate advertising....every builder was like you....a creator.....I used to admire my clients....but after 2001, you creators became criminals.....you are an exception...," I said.

"Not really! There are many like me!!," Mr. Jadhav said.

"Glad to know that! That's what actually flat buyers look for - a builder who gives his 100 percent to the project!," I said.

What say you?

When you ask me - "Is this project worth considering?" - all you want to know is - "I am giving my 100 percent - Is this builder also committed to give his 100 percent to complete the project?"

  1. This project looks posh... Nicely built and intricately developed and designed... But the place budruk certainly is inaccessible for a Mumbai resident like me...

    I should soon visit the site in a couple of weeks...

  2. rightly said ,the project is the baby of jadhaav sahab as he takes utmost care of the project not only since the inception but even after the project has been handed over to the residents of the society .you woriies are gone when you buy a flat from KARAN DEV as they handover the project on schedule ,the quality of the construction is excellent which is missing in todays life ( if you want to buy any project ,just vist any of the builders previous projects ) you will be surprised to see their previous projects like KARAN GOLDCOAST and other where there are no major issues like leaking .sepaages or any other major problems even after the project has been handed over atleast 4 years back .this is one of the few builders who gives complete documents like conveyance deed when the handover is done,which itself is arare feat and the builder /society relations are cordial even today in any of their completed projects .again a rare thing .
