A Review of 7 Plumeria Drive at Punawale

At last, I visited 7 Plumeria Drive - MahaRERA Registration Number P52100001152 - in Vishnu Dev Nagar at Punawale near Ravet Hanging / Basket Bridge on Aundh Ravet BRT Road.

Admiring two tall (21 story) structures I reached the site sales office.

I wasn't surprised to see a group of young guys in bermuda outside the sales office.
I wasn't surprised to see a few more couples inside the sales office.
Because I was well aware about the huge number of fanboys of 7 Plumeria Drive.
In fact, I was visiting 7PD (7 Plumeria Drive) to find out what is so great about it.

Mr. Jitendra Udasi, DGM - Sales & Marketing, Bhandari Associates, welcomed me.
"Glad to see you!," Jitu said.
Certainly, this was a big surprise for me. Because, very few salespersons are glad to see me.
"Take it easy, Ravi! Jitu may be glad because he is your old friend!! See what happens in the next few minutes - Jitu will be glad to see you off!!," I told myself.

But Jitu entertained me for a couple of hours!
Jitu was quite open.
Jitu not only explained the concept of 7PD in details but
he shared authentic information & analysis of bookings.
Explained the values & ideas of the developers - Bhandari Associates & Namrata Group.
Took me to the sample flat on the 21st floor.
Arranged Ola to drop me home.
Organized visit to 43 Privet Drive Balewadi next morning.
Yes, I was convinced that Jitu & his team takes efforts to see that everyone enjoys the experience of visiting 7 Plumeria Drive.

No wonder 7 Plumeria Drive has so many fanboys!
For the residents of Wakad, Pimple Saudagar, Rahatani, Thergaon etc. the location is within the city. Thanks to BRT! Not out of the city - on the highway - or beyond the highway.
For the residents of Chinchwad & Pradhikaran - 7 Plumeria Drive is in the heart of PCMC.
Graphic digital images of amenities look romantic.
Digital images of tall buildings look trendy.
View from the high rise buildings boosts your ego.
And of course, the room sizes confirm that you are doing well:
1) 2 BHK - 17x14 Living Dining - 11x13 Master Bedroom.
2) 3 BHK - 20x15 Living Dining - 11x15 Master Bedroom - 13x10 Guest Bedroom. 9x10 Kitchen.

  1. Glad to see Ravi review a project after such a looooonnnnggg time. From last few months your blogs were more like an RTI activist hammering builders. :)
    Nice and interesting post. I wish the cows in your pictures are included in Amenities and residents get fresh cow milk everyday. :)
    7PD project looked good to me but I wish it was closer to markets for daily needs. It's like staying in Megapolis and driving few kilometers even for basic needs.

  2. I have gone through the agreement draft...... This Builder is very genuine.......But He will not pay the maintenance amount for the unsold inventory, He will not pay the Insurance Premium, He will sell the open area to anybody as and when required, He will have all the rights to use the TDR, FSI etc etc.... He will take loan on the Society land but flat owners are not supposed to raise any objections, and Best part is that he can cancel the agreement in case flat owner does not respond in 15 days and deduction is very minimal (Only 20% of agreement Value). and it goes on............... Why don't he comes on road with a KATORA & GUN and start looting buyers directly...... Oh he does not want to come in notice..... so he has planned a daylight robbery but in a sophisticated manner..... Gr88888 going

    1. Very well said. This are white collar dacoits & buyers should ideally stay away from such crook builders because many a times just to retain right on the project/land these type of builders deliberately don't sell a flat & say that as all flats are not sold, handover is not possible.

    2. These builders are just white collared dacoits. Some of them deliberately don't sell 1 flat & then say that since the flats have not been sold out, handover can't take place & keeps delaying the process till their selfish gains are met which are again at the cost of flat buyers. These crooks want to milk the flat buyers even post sale of flat. That's why buying a flat where conveyance deed of land is done should be preferred than incomplete project where few buildings maybe completed but not all.

  3. Seems DSK will have company for him in jail of another bankrupt Pune builder who have swindled off money of flat buyers & investors.

    No bail for Phadnis group head -

    A special MPID court on Friday rejected the bail plea of Vinay Phadnis, chief of the Phadnis group of companies, and the anticipatory bail plea of his daughter Sayali Phadnis-Gadkari, a director in the group, in a case of allegedly cheating depositors for Rs 122 crore.

    Phadnis, who is in Nashik jail, and other directors are facing similar cases in Mumbai, Nashik and Thane.

  4. Another builder in city booked under MOFA -

    An offence was registered on Monday against office-bearers of the Darode Jog Builders for allegedly cheating a customer by not giving ownership of flats he had already paid for within the stipulated time. The customer also claimed that the builder had made changes in the building plan without his permission.

  5. Everyone should read the agreement draft copy.
    The moral of the agreement is.
    Buyer - Stick to the rules. Severe penalty incase of any slip up.
    Promoter/Co-owners - Its my life. I can do anything I want. And Buyer better agree with this by signing.

    Its like signing a blank cheque. Anyone who signs that agreement while the project is under construction is MAD.
