Sadafulee at Baner-Balewadi and Linera at Wakad:


Saturday morning, Sanjay Deshpande of Sanjeevani Group, invited me for the handing over ceremony of Sadafulee Phase 2.

However, I had an important appointment  that morning. A few property buyers who have booked flats in Chordia Linera at Wakad, had invited me to discuss how to get compensation for delayed possession of a flat.

Since the delayed possession was more serious and a more common issue than the celebration of timely possession, I went to Sadafulee after the meeting of Linera Wakad. I knew that I was late. Very late for the event. Still, I wanted to visit Sadafulee. Have a look at the infrastructure. Visit the flats.

I always cherish the pleasant memories of handing over ceremonies of Ashtagandh at Baner & Sangam at Sus. And after the meeting of Linera at Wakad, I needed some positive & pleasant experience.

Visiting Sadafulee was essential to restore my faith in Pune builders. Visiting Sadafulee was the only way to stop believing that Pune real estate is a criminal enterprise.

Sadafulee & Nandan Prospera, Fili Villa, Mittal Sun Horizon!:



Now, on Baner Road, opposite Hotel Sadanand, construction of a landmark commercial complex has begun. It means that, soon, when someone will ask for the address of Sadafulee, you will tell him that - Sadafulee is in the lane next to Amar Business Park at the junction of Baner Road & Mumbai Bangalore Highway.

Yes! In the same lane in which Nandan Propspera, Fili Vila & Mittal Horizon are located!!

Though I was late, I stopped and admired these prestigious projects. For a moment, I tried to enjoy the feeling of living in the established prestigious neighborhood.

Can a typical middle class Punekar afford to buy a flat in Baner?



When I reached Sadafulee, located next to Fili Villa, as expected, the handing over ceremony was over. Sanjay Deshpande was at the main entrance.  Busy in accepting compliments of the last few home buyers.

As soon as, he saw me, Sanjay welcomed me & told his engineer to show me the project. Giving a brochure, Sanjay said, "Have a look at a home with the Puneri touch & give me your critical opinion!"

"A home with Puneri Touch! Sounds interesting!! What is it?," I asked.

"The idea is 'When you are in Pune - Live like a Punekar!' - Since you are Punekar - I don't have to tell you how Punekars think & live. Right?," Sanjay said.

"Can a typical Punekar afford to buy a flat in Sadafulee - Baner?," I said.

"Yes! A typical middle class Punekar can!! Not only in the first phase of Sadafulee - which was completed 2 years ago - not only in the second phase - which was handed over today - but even in the under construction third phase - 4 slabs are complete - which was launched today - a typical middle class Punekar can buy a 2 / 3 BHK Flat!," Sanjay said.

"WOW! What is the property price?," I asked.

"2 BHK 72 - 73 Lakhs - 3 BHK - 102 - 103 Lakhs!," Sanjay said.

"How do you manage to offer flats in this price range in such prestigious neighborhood of Baner? Every newly launched project in Baner is bigger & costlier than the previous one. Means, the flats in Sadafulee should have been bigger and costlier than Fili Villa!," I asked.

"If there is a will - there is a way - have a look - Punekars have liked it - curious to know what a critic says - meet me tomorrow at my office," Sanjay said.

What does middle class Punekar want?



After visiting 1st & 2nd phase of Sadafulee and looking at the floor plans of Phase 3, I almost understood the meaning of 'A Home with Puneri Touch'.

A middle class Punekar, who has a budget of 70 - 100 lakhs, wants to live in a good location in Pune Municipal Corporation. Baner.

A project should not be too big or too small. Mid size project with open space is good for him. Like Sadafulee - 3 buildings - 100 flats - with community hall & play area.

Because, he wants good number of neighbors for him to socialize.

Because, he wants friends & open space for his children to play.

Because, he knows that maintenance charges are moderate in midsize housing project.

A typical middle class Punekar, who has a budget of 70 - 100 lakhs and wants to live in Baner, has moderate expectations about the size of a home.

700 sq.ft. carpet area + one terrace of 70 sq.ft. is an enough for a 2 BHK Flat. In which master bedroom is 10' 6" x 13' and living is 10' 6" x 17' and a separate dining is attached to kitchen.

A 3 BHK Flat of 1004 sq.ft. carpet + 88 sq.ft. terrace is good. 11' x 18' Living with Entrance Lobby - 14' x 10' 6" Master & Children's Bedroom & 10' 4" x 12' Parents' / Guest's Bedroom is an ideal home for him.

Construction quality should be good.

Fittings, fixtures, tiles & lift should be elegant & durable.

PMC water supply, storage & distribution should be proper.

Rainwater harvesting, solar water heating, waste management, digital surveillance & enough parking space are basic necessities for the project.

A typical middle class Punekar, will book a flat if all above features are offered by the trustworthy builder who gives possession on time. That's why he prefers a builder who is recommended by his relatives & friends - who have bought a flat in that builder's previous project.

It means that - a typical middle class Punekar is a tough nut. His expectations are realistic, thinking is rational & demands are specific.

Obviously, only a few builders, dare to deal with them. Develop projects for typical middle class Punekars.

Thanks ravida, what for ur readers writing my comment, I am not against luxuries as those who wants Italian marble, ac lobbies, swimming pool, gym & large bedrooms suerly can have it but I am not in that product making! I like to build homes with moderate sizes N basic amenities , agreed it should not be wit age old specifications but luxury doesnt necessarily means costly fittings as well over sized flats! Good natural light, ventilation to each room with privacy should be the main criteria & lots of open spaces! My personal opinion is I should be able to see the tree tops which I have planted around my building & for that 7-10 storied buildings are enough, we need not have to go high in sky! The bond with earth is very much important in our day to day living, is what my personal opinion & at least my clientele agrees with it :)

  3. Agreed zade nahit hich tar shokantika aahe ( thats the unfortunate part) but instead of crying for no trees what i believe is in planting them N making them survive! We have planted nearly 50 trees of mango, jamun, chikku, amaltash & many such ingenious species where birds can make their home! We made flat holders to adopt one tree each & put their name plate near that tree with a oath that they will take care of the tree! Lets wait for areal view of sadfulee after 5 years & then will like to read ur comment:)
