Is home no longer a romantic place?

- is not the first preference of young home buyers in Pune!

On the 4th of April 2014, Pethkar Projects opened booking of 100 flats in Siyona at Punawale on Mumbai Bangalore Highway in PCMC. 25 flats in each wing B 1, B 2, C 1 & C 2. Out of 100 - some 77 flats were booked in 3 days - 4th, 5th & 6th April - Friday, Saturday & Sunday. Which itself is a sort of world record in the current slowdown in Pune real estate market.

On the 8th of April, Pethkar Projects published a revised list of flats available for booking on their website (www.pethkarprojects.com). As expected, Pethkar Projects have increased the property rate by 200 rupees. Now the property rate is Rs. 4,400 per sq. ft. What was unexpected - at least, for me - was the availability. All flats available for booking were on the even floors - which have a terrace attached to the master bedroom!

I didn't know how to take it. Should I congratulate Jitu Sir - Jitendra Pethkar - for establishing strong bonds with young homebuyers on Indian Real Estate Forum - for trying to explore their preferences about a home - for using that exclusive information to formulate marketing & pricing strategy of Siyona?

But, the double bed & joint accounts are not enough for successful married life!

Or - should I feel sorry for the young homebuyers for being so unromantic? While choosing a home - why did these young home buyers give less importance to the Master Bedroom and more importance to the living room?

True, 18' 6" x 6' Terrace attached to 18' 6" x 13' 6" Living Dining in a 2 BHK & 2.5 BHK & 19' 6" x 6' Terrace attached to 19' 6" x 13' 6" Living Dining in a 3 BHK Flat creates lot of space. But it's 'social space' - 'common space' - used by all family members and visiting friends & guests.

Against that, a Master Bedroom is a private space - exclusively for the master & mistress of the home. A young couple should give more importance to the private space than the common space in the home. No. Giving preference to master bedroom is not only about romance. It's about being responsible too.

And you know what? The Master Bedroom in Siyona - 11' x 13' 6" for a 2 & 2.5 BHK Flat and 11' x 14' for a 3 BHK Flat - is almost perfect for the young couples. Of any size! You can put a full size - king size bed - in this Master Bedroom and have a lot of fun.

1) A Master Bedroom in Siyona has complete privacy - A) It's far away from the common space - Living & Dining. B) It doesn't share a common wall with the second bedroom room - children's bedroom.

2) There is lot of privacy inside the Master Bedroom in Siyona - Attached toilet is at the entrance of the Master Bedroom. So the toilet door is not visible from your bed.

3) I saw everyone admiring the size of Master Toilet - 5' x 8' in 2 & 2.5 BHK Flat & 5' x 8'6" in a 3 BHK Flat - only complaint was the size of the door of the toilet.

4) The size of the window in the Master Bedroom is really good - good for light & ventilation and good for maintaining privacy in the Master Bedroom. Good for drying your extremely sophisticated & dramatically sensuous lingerie.

5) The attached terrace of the Master Bedroom - 10' 3" x 8' 6" for 2 & 2.5 BHK & 9' 3" x 8' 6" for a 3 BHK - is an exclusive cozy corner for the love birds - closed from 2 sides - open to sky. This attached terrace is an essential extension of the Master Bedroom in Siyona.

Because, double bed & joint accounts are not enough for successful married life. Joint efforts to repay the home loan brings the couple closer and makes the life stress free and happy. This attached terrace to the Master Bedroom is the right place to decide your monthly budget - plan early repayment of home loan - secure your financial future and keep romance alive in your married life.

Certainly, a flat which has a Master Bedroom with Attached Terrace - should be the first preference of a young home buyer! Right?

Were the young homebuyers who have booked flats which have terrace attached to living  overwhelmed by the launch offer and succumbed to conventional middle aged person's ideas about a home?

Is this Generation Y becoming more social and less individualistic?

for the young couple - Is a flat only a property - asset - investment? Is a home no longer a romantic place?

Was Jitendra Pethkar expecting this to happen? I went on wondering. To find out, I called him. But his phone was off.

So, what? I knew what Jitu Sir would have said! He would have said -

What's so surprising about it? I always knew that 'a flat which has terrace attached to living' is the first preference of young home buyers. That's why I charged 150 rupees premium for those flats in the launch offer.

Result is - though the initial basic launch rate was only 4,200 rupees per sq feet - most the of home buyers paid me Rs. 4,350 and above!

And that's why, though the 4,200 rate was only for the 50 flats - I didn't change the rate after 50 booking and let 27 more home buyers enjoy the benefit of the launch rate.

This is called win - win principle.. Homebuyers got the flats of their choice at the bare minimum launch rate and I received what I deserved.

And, you know what? The home buyers' preference helped Jitendra Pethkar to increase the rate by 200 rupees for the flats which have a terrace attached to the master bedroom. Because these flats have comparatively smaller saleable areas - even at the new increased basic rate of Rs. 4,400 per sq ft. -  these flats remain within the budget of the target buyers - romantic & responsible young couples - and some 5 flats were booked on 8th of April.

A home can be romantic only if you have enough money left after buying it so that you can buy a balcony table , 2 chairs , a white table cloth , a flower vase , 2 wine glasses and a bottle of Wine and enjoy all of it watching the sunset in the hills. But after shelling out close to 60 L for a 2 BHK in the middle of nowhere you would have no money (and no choice) but to spend time in the company of mosquitoes and birds (Maybe even flies coz the garbage dump is come to Punawale as well)
