Otherwise, I was completely fed up with Goddess Durga. Last couple of days, Mahalaxmi was present at every corner, on every newspaper & on all TV Channels. There is some limit to piety and one can't keep on praying all 9 Days of Navratri. Right?

Curious to know what's the offer, i called Liviaon Kharadi Pune 411 014 (www.liviano.in). The lady told me that the property rate is Rs. 4,500 per sq.ft. + Rs. 25 floor rise from the 2nd floor and the approximate property prices are: 2 BHK Flat - Rs. 70 to 75 Lakhs, 2.5 BHK Flat - Rs. 90 Lakhs, 3 BHK Flat - Rs. 1 to 1.25 Crores, & 4 BHK Flat around & above Rs. 1.5 Crores.

If the property rate is only Rs. 4,500 per sq.ft., why should a 2 BHK Flat cost 75 Lakhs?, I asked the lady. Our flats are big, she said and added,"Kharadi is Silicone Valley of Pune! IT people in Kharadi like big flats!"

To find out how big are the flats, i visited the website of Liviano Kharadi Pune 411 014. You know what i saw? The actual flat, the carpet area of a flat, is not big. In fact, it's very normal. But, yes, the saleable areas are big. Very big! Why? Dow Corning India would have said, "Dude, It's all about Silicone! It's not only in the Valley and in the breast implants - it's everywhere!"     What designer items are included in the flat? Not the sample flat but the actual flat?

    Keeping apart the wrong advertising strategy, Silicon Valley comment, timing of launch, pricing & positioning. I think the sizes of apartments are comparatively good. Only the delivery of project and after sales service should be taken care of...

  4. hmm... darode jog is back again with a big marketing hype to cheat people. The same kinda floor plans with the shape of railways compartment with alternate terrace... Terraces are mostly trapezoid as usual (so that they can charge for full rectangle area.. huh very Cheap Smartness)... the project from outside looks like a Chawl and quality would be like MHADA houses/government quarters. And above all cheating in area calculation. This project is not worth even if offered between Rs. 3500-3800 psqft..I think one should go with Marvel, Vascon in that area for the same rate if you are serious about dream home.

  5. Ravi, I am amazed and confused as to how people would end up buying this crap. What's happened to people! 75 Lakhs for 2 BHK, that also in Kharadi, where there are all sorts of issues with water, infra and transportation.

    I would have understood if it was Koregaon Park. But Kharadi!!

  6. Buyers/residents from various projects of Darode Jog will be protesting in front of their Apte Road office on this Saturday 8th Oct at 11:00 AM.
    For those (Realists) who want to know the reputation of Darode Jog, please plan to attend to watch live action :). I hope this Annagiri helps the buyers and gives justice to their hard earned money invested in darode jog's crap projects.
