You know? Dhayari, on Sinhgad Road, has a blue sky, pure air and pleasant atmosphere. Which improves your health and increases your "vitality and energy", their launch ad said. When my wife read this, she said, i must visit Venkatesh Sharvil at Dhayari!

At Yash Platinum, last stop in Dhayari, the bus conductor woke me up. "I was not asleep! I was imagining the "colors" Venketesh Sharvil would add to my life!", i told him. I had almost reached Pari Industries, when one of my readers called me. Realizing that the caller might speak for more than free 3 minutes, i stopped at Pari Corner. Watching continuous traffic of heavy and light commercial vehicles and two and four wheelers, i went on talking for more than 25 minutes.

"Too much traffic! Where does this road go?," i asked the person who was smoking a cigarette, as if it was his last. "To Mumbai Bangalore Expressway! Where do you want to go?," he asked. "There ..to Venkatesh Sharvil in Dhayari. Looking for a flat which will improve my health and increase vitality and energy!," I told him and started walking.

Pari and some small industries were on my right. Lush green paddy fields and Yash Platinum, were on the left. Looking at colorful posters on the compound of Venkatesh Sharvil site, i reached the end of the road, where there was the main entrance of the project. "Who is this famous actress in the pictures?," i asked the watchman at the gate. "Amruta Khanwilkar! She was here in the morning!!," he said. I felt some change somewhere in my body. 'I haven't yet entered the site but, has my vitality already started increasing?' i asked myself.

In the huge pendal there were many tables and a lot of men in suites. Before i could decide whom should i talk to, one girl approached me and said, "First, let me show you the sample flat!". Without asking what would she like to do after that, i went with her to the sample flat. At the sample flat she handed me over to a boy.

The boy started with the disclaimer - the furniture is only for the display and not a part of the offer. After visiting the entire sample 2 BHK Flat, I took his permission to sit on the sofa in the living. The rectangle shaped Flat was not spacious, but the L shape 10'X14' living had a 8'x10' space - for the dining table, so it was not looking cramped. From one sofa, i could see the door of the master-bedroom and from the other kitchen. Kitchen was only 8'x8'. Dry balcony, next to kitchen, had an entrance from the passage, not from the kitchen. Toilets were of normal sizes - 4'x7' & 5'x7'. In the bedrooms, Master Bedroom 13'x10' & Children's Bedroom 10'x12', i thought, they had put the smaller size beds to leave some space to move around. In short, the flat looked quite OK. Stating clearly that - this is the best possible 2 BHK Flat - we can fit in this plot of land. Take it - or leave it.

I went to the sales office, next to the sample flat. Sales executive, as usual, asked me, "What is your requirement? 2 BHK or 3 BHK?". I felt shy to tell him that - my wife had sent me there because she wants to invest in a flat which will improve my health and increase my vitality and energy. "Actually, i want a 3 BHK Flat. But, you know, depends upon the budget. So, first tell me about the project and then about the property prices," i requested him.

Venkatesh Sharvil has a triangular plot. One sides of a triangle has 2 buildings - A & B. Second side has the third building C. "Now, booking is open of B & C Buildings," the salesman said. Third side of a triangle has all amenities - children's play area, amphitheater, swimming pool, club house and party lawn. "Land beyond this side is reserved for PMC garden!," the salesman told me. "Means, we are in Pune Municipal Corporation?," i asked. "Yes, Venkatesh Sharvil is in PMC!," he said very proudly. "And Pari?," i asked. "That side of the road is in Narhe Ambegaon - Grampanchayat!," he said.

In both the 10 story buildings - B & C - there are 6 flats per floor - 4 of 2 BHK & 2 Flats of 3 BHK. 2 Lifts and 2 staircases are in the center and 3 flats on each side. But, good news is, there is no premium for the amenity facing flats! Average carpet area of a 2 BHK Flat is 640 sq.ft. and 850 sq.ft. of a 3 BHK Flat. 2 BHK Flats have one terrace - on the odd floors - attached to living and on even floors - attached to the bedroom. However, 3 BHK Flats have 2 terraces - one for living or dining and the second attached to the bedroom. First floor flats are garden flats. In short, floor plans are quite OK. Property rate at Venkatesh Sharvil, special launch offer - only for the first 25 bookings, is Rs. 3,250 per sq.ft. - with covered car parking! So, a 2 BHK Flat - 620 to 705 sq.ft. Carpet - goes for, approximately, Rs. 31 - 35 lakhs and a 3 BHK Flat - 841 to 851 sq.ft. Carpet - for approximately, Rs. 41 to 43 lakhs! Not bad. What say you? Have a look:

Chatting with Mr. Rajesh Patil, who along with Mr. Lahu Asabe, younger brother of Ankush Asabe, M.D. of Shree Venkatesh Buildcon Pvt. Ltd., looks after the construction, i left Venkatesh Sharvil. Mr. Patil had told me that most of his property buyers are from this part of the town - working or staying on Sinhagad Road. So, on my way back, i went on looking at everyone. Wondering, is this the property buyer of Venkatesh Sharvil? Why does he prefer Venkatesh Sharvil over Nanded City Pune? Where along with the flat, Nanded City Pune will provide him water, electricity, safety, security and well planned neighborhood of 700 acres at the property price of only Rs. 2,850 per sq.ft.! But suddenly, i started worrying, when i realized that in a few minutes, i would reach home. What should i tell my wife? Would she leave me, if i told her that the ad was not talking about the property buyer, but about the builder. Venkatesh Sharvil will improve builder's health and will increase his vitality and energy!

    The rate sounds bit high in Dhayari area. There are lot of choices in Dhayari from rates 2500 to 3500(It's your favourite Madhukosh). Even Nanded city is still quoting 2850.So not sure about response to this scheme.

    By the way, can you provide some updates on Nanded City?You have recently covered townships such as Blueridge, Megapolis but no updates on Nanded City.

  4. Property rate is only one parameter. Type, size and budget of a flat, and availability are also equally important.

    For example, Madhukosh has only one 1 BHK Flat @ Rs. 3,500 per sq.ft. The second phase will be launched only after 4 - 5 months.

    Yes, Nanded City Pune! I will. Soon.
