On 19th & 20th December, Times Investment Festival 2015 Property Expo was organized at VITs Hotel.

The theme of this exhibition was - Right Priced Homes That Guarantee Appreciation.

The exhibition was organized by Pune Times Mirror, Maharashtra Times, Aquarius Ventures.

Does it mean that Pune Times Mirror, Maharashtra Times, Aquarius Ventures were giving assurance that every property offered was priced rightly?

Does it mean that if the properties do not appreciate - you can demand compensation from Pune Times Mirror, Maharashtra Times, Aquarius Ventures?

If Pune Times Mirror, Maharashtra Times, Aquarius Ventures are not giving assurance about the property price & are not going to compensate you if the properties do not appreciate - why did they claim in the ad - Right Priced Homes That Guarantee Appreciation?

Only to mislead Pune property buyers?

We all know that real estate is a criminal enterprise.

Are Times Mirror, Maharashtra Times, Aquarius Ventures part of it?

Who will end extortion of Pune property buyers?


According to the news, Chief Minister of Maharashtra has taken an oath to end extortion of builders by the gangs of politicians & bureaucrats.

Do you think that anybody will come forward to end exhortation of Pune property buyers by the gang of builders & exhibition organizers?

No! No one will end extortion of Pune property buyers. They themselves have to end it.

The only way to end extortion is to refuse to give exorbitant property rates & the so called other charges - infrastructure charges - club house charges - premium for garden facing & amenity facing - floor rise - maintenance charges - MSEB charges - society formation charges - legal charges - xerox charges - cancellation charges - late payment charges etc.

But, if I refuse to give these charges - will the builder let me book a flat? Someone may ask.

No! That's why these charges are nothing but extortion!!

But, even if I refuse - someone else will pay - means the extortion will never end!! Some smart fellow will argue.

Yes! You are right!! We all have to stop!!! You have to start with yourself. You have to convince 3 of your friends to refuse to give these charges. And tell those 3 friends to convince 3 friends of theirs to refuse. Eventually, numbers will multiply. And the builders have to stop. (Jai Ho!) Because, real estate business runs on property buyers money! Look how many builders in Pune are on the verge of bankruptcy because most of us have stopped booking flats!

Property buyers have tremendous power. They can end extortion. On their own. They do not need any body's help to refuse to pay these charges.

Why would any flat buyer in KUL Ecoloch Mahalunge stage the public demonstration against Kumar Builders KUL?

Why would any flat buyer in KUL Ecoloch give false information about their own project?

Why would any flat buyer in KUL Ecoloch complain about not getting possession - when the process of handing over flat possession is going on?

Why would any flat buyer in KUL Ecoloch complain about incomplete work - when Kumar Builders has provided Lifts, Roads, Water Treatment Plant, Fire Fighting Systems, Electricity, Kids Play Area, Designer Gate & Compound Wall, Interior Lobbies etc?

Why would any flat buyers in KUL Ecoloch complain against their builder - when Kumar Builders KUL has given higher specifications than promised?

Misty Trails Hadapsar Flat Buyers to File FIR against Bhujbal Brothers

The first step on the way to victory:

Last weekend, after struggling for more than 2 months to file FIR - First Information Report - against their builder - Bhujbal Brothers Construction Company - the flat buyers in Misty Trails - located on Handewadi Road in Hadapsar, Pune - managed to record their statements in Kondhwa Police Station.

Along with them, the police also took the statement of Suraj Raman Bhujbal of Bhujbal Brothers.

Now, we will consult our lawyers and let you know whether FRI can be registered against your builder - police told the flat buyers.

After a week, the police told the flat buyers in Misty Trails that they need some more time to decide whether to register or - not to register - the FIR against Bhujbal Brothers.

However, the flat buyers in Misty Trails are hopeful. They believe that they have only one enemy. The builder. Rest of the world - including the police - are with them.

The FIR would be their first step towards victory.

By victory they do not mean to send the builder to jail.

Victory means to force Bhujbal Brothers to work. To construct.

Victory for them means - completion of their project Misty Trails & getting possession of their affordable 1 BHK - 2 BHK Flats.

For me, even registering statement against the builder in the police chowki - itself is a big victory.

Not because - I believe in what Pune builders claim - No police chowki in Pune will let any property buyer register a FIR against the builder.

But because, I know for sure, not a single property buyer in Pune has guts to register even a simple complaint against the builder in a police chowki.

If the property buyers had the guts - you would have found - thousands & thousands of complaints against all builders - in almost all police chowkis in Pune.

Most of the property buyers in Pune are so afraid of the builders - they prefer to eat the builder's shit - than email or whatsapp the complaint - FIR - to the police.

This is not only Misty Trails Flat Buyers' Tragedy.
This is every Pune property buyers' tragedy.




To support and admire 'courage - determination - unity' of the flat buyers in Misty Trails - I went to Kondhwa Police Station. I talked with them. And shot a few videos too. (Since I shot the videos at the tea stall, at the gate of police station, you will hear a lot of disturbance in the audio & video.)

You will easily identify yourself with 'tragic sufferings' of Mr. Vibhor Bhatia, the flat buyer in Misty Trails. Some of you may be facing the same issues. Many of you may face the same issues in the near future.

Because, the modus operandi is classic. Every builder in Pune follows it. A few property buyers escape. But most of the property buyers become victims of the builder.

Between 2008 & 2012, Bhujbal Brothers launched multiple projects. Without all essentials sanctions & approvals. Organized lavish marketing events. Released full page ads. Offered attractive schemes & competitive property prices. Obviously, received good bookings.

Impressed by all these marketing activities - naive property buyers assumed that Bhujbal Brothers must be a big builder. Some took efforts and found out that the builder's track record was okay. His history in Kothrud was good. Only Vatika at Balewadi had some issue about delayed possession. Chalta Hai.

How could Bhujbal Brothers manage to do this all?
Of course, by borrowing money.

How could so many property buyers manage to book so many flats?
Of course, by borrowing money.

Eventually, lack of sanctions & approvals created problems. Over borrowing created problems. Over trading - launching more projects at the same time - created problems. Dispute with landlords created problems. The problem in one project created problems in other projects. Result is all projects suffered. Contractors payments were delayed. Eventually all projects were stalled. Misty Trails was one of them. From March - April 2014 construction of Misty Trails is stalled. (But you can not prove it. Because you see couple of workers always doing some insignificant activity at the site!)

What does a builder do when he does not have enough money to complete the project? He lies. Avoids property buyers, borrowers, contractors & suppliers. Gives false excuses. Gives false commitments. And creates more problems. Originally possession of Misty Trails was in March 2014. Then he postponed it in December 2014. Then March 2015. Then December 2015. At Kondhwa Police Station, Suraj Raman Bhujbal promised to give possession in December 2016.

Sounds familiar! Right? You & your builder followed the same script. Right?

You are also waiting for possession. By paying the rent & EMI - you are also financially broke. You have also started feeling guilty for risking your family's life. But the flat buyers in Misty Trails refused to become victim like you. They came together. Formed group. Forced Suraj Raman Bhujbal to meet them. Not once but twice. When Bhujbal Brothers failed to fulfil its commitments - they decided to file FIR.

Filing FIR means - to record that Bhujbal Brothers is not doing his job for which he is paid for.
Police record of the deficiency in his service.
And official announcement of - The property will not tolerate it.
Public announcement of not remaining as a victim of Bhujbal Brothers.

All of them have decided to get possession of their flats. With or without Bhujbal Brothers Construction Company.

I am sure, the property buyers in other projects of Bhujbal Brothers will soon join them.

Yesterday, on 12th December 2015, M/s Maple & Ravima - www.mapleravima.com - launched Feel Bliss at Kothrud Next.

By Kothrud Next - we are not referring to Bhugaon or Bhukum!
- was the first sentence in the body copy of the launch ad.

If not Bhugaon or Bhukum - then what? Pirangut? I asked myself and read the site address at the bottom of the ad - Survey Number 33, Bavdhan, opposite PVPIT College, near Chandani Chowk, Pune 411 021.

Okay. Fine. The people who love Kothrud - but can not afford to own a home in Kothrud - are the target flat buyers of Feel Bliss. After reading rest of the blah blah blah in the ad - I realized.

Along with the location - near Kothrud - the main reason to rush to book a flat - 1 BHK - 2 BHK or 3 BHK - at Feel Bliss was the launch offer -
"Just Pay 10 % to Own Your Home - Remaining Amount & EMI After Possession"!

The builders of Feel Bliss knew how "intelligent" their target property buyers were -
so, they went ahead and explained the "benefits" of the launch offer -
1) Benefit of 10 to 15 Lakhs.
2) You don't have to pay house rent & EMI simultaneously
3) It is a great opportunity for investment.
4) No floor rise cost for first 25 lucky customers.

Not only that! The builder gave the table of property prices for - 1 to 25, 26 to 50 & 51 to 100 Bookings!!

You know? I found it difficult to accept that there are only 100 stupid, shameless, and shallow people who will believe that the launch offer of Feel Bliss is beneficial for them.

I know for sure that there are more number of stupid, shameless, and shallow people in Pune than the entire population of the city.

It means that - I told myself - there would be a huge crowd at the site all day long.

To avoid meeting stupid, shameless, and shallow people who believe in the benefits of the launch offer of Feel Bliss - I visited the site after sunset.

And you know what?

At the site office of Feel Bliss, I met some of the smartest people in Pune real estate market - Mr. Aditya Joshi, Kalyan Deshmukh & Ashok Suryavanshi. Aditya & Ashok are civil engineers and Kalyan is in sales & marketing. This is Aditya's first job after the graduation. But Ashok is in construction for more than 12 years. Kalyan also has more than 15 years experience in property sales & marketing.

All of them praised their bosses - particularly Mr. Gaurav Gadiya of Ravima Ventures - who is responsible for Feel Bliss. Gaurav was with Raviraj Group for a long time. Three of them explained how Gaurav's interest & involvement in planning is reflected in Feel Bliss. His first independent venture.

In fact, the one who stopped the car and met you at the entrance - when you entered the site - was Mr. Gaurav Gadiya! Ashok told me.

Really! How sad!! I missed an opportunity to chat with him!! I told them.

I missed an opportunity to find out the exact number of stupid, shameless, and shallow people who believed in the benefits of the launch offer of Feel Bliss and booked the flats. I told myself.

Recently, I met my old friend Kalpana. I got down at Wadgaon Bridge stop on Pune Bangalore Highway. Crossed Sinhagad Road. And took a road at Sharad Hospital, located opposite Fun Time Multiplex. Walked under the highway & reached her office at Prayeja City.

"Wow! You are a strange girl! I always find you at unusual places!!," greeting her, I said.

"Unusual places? What is unusual about this place?," Kalpana asked.

"This is sort of an island! How do you sell? Do you hypnotize the buyers or what?," I asked.

"Island! An island in the city - close to all popular locations - Nanded City, Abhiruchi Mall, Fun Time Multiplex on Sinhagad Road, close to Pune Bangalore Highway & close to Warje - this location has 360 connections with all popular locations in this part of Pune. Today, it feels like an island because - the roads are under construction - when these roads will be ready - you will find that you are living at the most convenient location in Pune," Kalpana said.

"But, how do you sell?," I asked.

"I don't sell. I am not a salesperson. I am a guide. In my 20 year career in real estate - I have learned that home buyers need a guide, an adviser, a counsellor, a mentor - who will help them make a right home buying decision!," Kalpana said.

"Means - you don't hypnotize - you educate the buyers?," I said.

"Yes! Because, Pune is in perpetual developing stage - what you see today - is certainly not impressive - and if you have no idea of tomorrow - you can't make up your mind - so you need someone to guide you," Kalpana said.

"Agreed! But, the property has to be worth considering - the builder has to be reliable," I said.

"Yes, that's important. When I was at Aditya Garden City Warje that was not an issue. So, before deciding to take Prayeja City - I researched - and found out that - the builder is not known - but is capable. His weakness - is a boon for the buyer. You don't pay for the name. You pay for the property. You save money. You get better property in your budget. You pay less for a better property!," Kalpana said.

"Pay less for a better property - sounds good! Prove it!," I said.

"Sure. Assume that you are a property buyer - working in Hinjewadi. Your first preference is Kothrud. But because of your limited budget you are considering between Bavdhan & Warje. The property rates & availability in Bavdhan & Warje compels you to consider Sinhagad Road. You come to Prayeja City in a confused state of mind. Okay?," Kalpana said.

"Whenever we meet - I am always in a confused state of mind - Why am I so fond of Kalpana? - I keep on asking!," I said and followed her.

Kalpana took me to Prayeja Pearl - which was almost ready for possession. On the way, she explained the development plan of that area. Showed me the actual flat. Compared the property prices & proved that they are very attractive for someone who has a budget of 70 to 99 lakhs. Explained the upcoming offer - she was working on.

At the end of the meeting, of course, I was convinced that the almost ready for possession 2 BHK, 2.5 BHK & 3 BHK Flat at Prayeja Pearl is the best buy for me.

Me means not me.
