Why did Goel Ganga Developments launch Ganga Acropolis without obtaining environmental clearance?

Last weekend, Goel Ganga Developments, Gagan Developers, Kalyanee Constructions & Fortune Properties launched Ganga Acropolis - 2 BHK & 3 BHK Flats at Survey No. 41, behind Mercedes Benz Showroom, near TUV India House, on the border of Baner & Sus, at Sus Gram Panchayat, Pune 411021.

The builders released a 4 page advertising supplement "Acropolis Times" in The Times of India on Friday, 23rd January 2015.

The ad of Ganga Acropolis promised 'Better Tomorrow'(!) Advantages of Baner (How funny!). Connectivity with Hinjewadi and Mumbai Bangalore Highway.  Amenities like mini theater, skating ring for kids, Tennis - Squash -  Badminton Court. And the track record of Goel Ganga Developments.

In short, the ad tried to say that Ganga Acropolis is a luxury property - ideal for IT Professionals in Hinjewadi & investors from Mumbai - developed by a well established builder in Pune.







To confirm that Ganga Acropolis has obtained environmental clearance, I visited https://ec.maharashtra.gov.in/

The Item Number 388 on 'Proposal Status List SEAC III' said that Kalyanee Fortune Constructions had submitted the proposal on 19-1-2013. The status was - considered in 5th, 17th & 19th meetings. And the remark was - compliance awaited!

What? Ganga Acropolis is not even recommended for EC!
Then - why did Goel Ganga Developments launch Ganga Acropolis? I asked myself.

Now a days, you know, professional builders in Pune launch projects only after obtaining environmental clearance. For example - Pharande Spaces' Pune Ville (Item No. 182) & Pethkar Projects' Siyona (Item No 369) at Punawale in Pimpri Chinchwad Municipal Corporation (PCMC)!

For the property buyers - environmental clearance for Ganga Acropolis - which is located in Sus Gram Panchayat - means a lot!  Because unlike PCMC - Sus Gram Panchayat has no basic infrastructure. No road. No water supply. No drainage line. No garbage collection & disposal facility. Nothing!

25th - 28th February 2014 - Kalyanee Fortune Constructions Applies for Environmental Clearance:


Kalyanee Fortune Constructions applied for environmental clearance for their proposed residential project at Sr. No. 41/1 & 41/2/14 at Sus, Taluka Mulshi, District Pune.

3rd State Level Expert Appraisal Committee (SEAC III) discussed the proposal in it's 5th meeting  held on 25th - 28th February 2014.

Besides the standard points about IOD, internal roads with 9 meter turning radius for fire tender, meter & back up for Pollution Control Devices - water supply -emergency lifts & services, planting fruit bearing trees, etc - a few important points emerged. -

1) Storm Water - The project proponent - the developer - Kalyanee Fortune Constructions - informed the committee that - with the permission of the adjacent plot owners - they will dispose storm water in the nearby nallah.

2)  Water Supply - NOC from Sus Gram Panchayat - through resolution - Tharav.

3) Biodegradable Waste - NOC for collection & disposal

4) N A Order - for the entire plot

5) STP - correct drawings & diagrams of STP, Storm & Sewer Lines

6) Open & Covered Car Parking - give exact number of parkings - size of covered car park should be as per MoEF Construction Manual.

SEAC III gave time to Kalyanee Fortune Constructions for submitting information on these points.

9th - 12th September 2014 - Kalyanee Fortune Constructions Changes Entire Plan of the Project!:


In the 17th Meeting, SEAC III observed that the developers have changed the entire plan. So the committee told the builder to submit fresh proposal.

28th - 31st October 2014 - Kalyanee Fortune Constructions Proposes 6 Residential Buildings of 61 Meter Height!:


SEAC III discussed Kalyanee Fortune Constructions' fresh proposal of constructing 17 story 6 residential towers in the 19th meeting.

Once again, committee told the developer to submit following information -  1) IOD 2) N A Order 3) Drawings of storm water drainage line up to the final disposal point. 4) Fire Tender Movement Plan - with clear width of 6 meters with turning radius - along with building setbacks left for plantation - drainage etc.

The 2 new points were -

1) Obtain & submit water supply & drainage connection NOC from (Sus Gaon) Gram Panchayat through it's Tharav (Resolution)!

2) The developers informed the committee that they would check the applicability HRC (High Rise Committee) approvals - and submit the details.

The developers requested for more time to submit the information.

24th January 2015 - Visit Ganga Acropolis!


My old friend & senior manager at Goel Ganga Developments invited me for the launch party on 23rd January. But when I checked the status of environmental clearance, I decided not to attend.

However, I visited Ganga Acropolis on 24th. Mainly to find out - why did Goel Ganga Development launch the project without obtaining environmental clearance?

I have a very long, close and personal association with the Goel family. And particularly with Mr. Subhash Goel of Goel Ganga Developments. He has played an important role in my career & life.

So,  the launch of Ganga Acropolis without environmental clearance made me sad. I was not at all enthusiastic about visiting the site. If it had been any other builder, I would not have bothered to visit the site at all.

I liked the plans of  2 BHK & 3 BHK Flats.. Carpet area & room sizes were good. Site office was lovely. Sales staff was smart. Everything was quite Okay. Why did Goel Ganga Developments launch Ganga Acropolis without obtaining environmental clearance? - I went on wondering.

The Case of Premier City - Wisdom Park, Pimpri, PCMC

Wisdom Park by Chandrarang Developers & Builders and Premier City,
at S. No. 23/1 & 24, behind Finolex, Morwadi Chowk, Pimpri, PCMC, Pune:

Crime: Violation of Environmental Clearance


Maharashtra Pollution Control Board has filed criminal case for Violation of Environment Clearance against Wisdom Park, Pimpri, PCMC, Pune by Chandrarang Developers & Builders & Premier City

18th January 2015:

Last weekend, I visited Premier City - Wisdom Park.
This is a factual report of my visit.

At the entrance of the site office, I saw 2 persons. Both were carrying helmets in their hands.

"Booking?," I asked.

"Booked," said one of them.

"Visited your flat?," I asked.

"Yes," said the other.

"Ready for possession?," I asked.

"Not yet. But, they say - they will - next month. I don't know how it is possible - I was supposed to get it in December 2013," said the other and entered the office.

There was no one in the office. Except receptionist.

"Are flats available?," I asked.

The receptionist said - yes & sent me to one cabin.

"What is your requirement?," the salesperson in the cabin asked.

"Ready possession 3 BHK - in those painted buildings,' I said.

"All sold out - you can get in other 3 buildings - non painted buildings - B, C & G Buildings - possession is in 6 months - August - September 2015," said the salesperson and gave me the price list.

The areas mentioned were saleable areas of the flats.

This is illegal! In Maharashtra property is sold on carpet area. I told myself.

The carpet area must be in meters. Not in feet.

Mentioning room dimensions & flat area in feet & sq.ft. is a crime.

Why?

Because - in December 1956 - The Indian Parliament adopted metric system in weights and measures. The Standards of Weights and Measures Act 1956 was passed.

Builders cheat the property buyer by mentioning the flat area in feet & sq.ft.
How?
While quoting the area in feet - the builders consider that 1 feet =  30.0 cm .
When actually 1 feet is equal to 30.48 cms.
By mentioning flat area in feet & sq ft builders pretend to offer more area.

The saleable areas of the 2 BHK Flats were - 1112, 1113, 1339, 1370.
All inclusive prices of the 2 BHK Flats were - Rs. 73.07, 73.12, 86.34, 88.15
The saleable areas of the 3 BHK Flats were - 1300, 1314,, 1421, 1431, 1439.
All inclusive prices of the 3 BHK Flats were - Rs. 90.67, 91.52, 98.11, 94.93

"What are the carpet areas of these flats?," I asked.
"Minus 23 per cent - & you will get the carpet area," the salesperson said.
"How many per cent?," I asked.
"You finalize the flat & I will tell you the carpet area of it," the salesperson said.

For podium facing flats - the property rate was - 5580.
For amenity facing flats - the property rate was - 5310.

"Rates are negotiable," said the salesperson.

"Rate is more for podium facing flat - what is on the podium?," I asked.

"Amenities - clubhouse, swimming pool, children's play area and all," said the salesperson.

"Then - what is the meaning of - Amenity Facing Flats?," I asked.

"Non - podium facing flats," said the salesperson.

For the 2 BHK Flats Infra & other development charges were - 4 Lakh.
Whereas for the 3 BHK - 6 Lakh.
Why? I asked.

"A 3 BHK Flat has 2 car parks!," said the salesperson.

According to Supreme court of India - Selling car parking is illegal.

Amenity charges for the 2 BHK & 3 BHK Flats were the same - 2.5 Lakhs.

The floor rise were - Rs. 50 for 7th & 8th. Rs. 100 for 9th & 10th, Rs. 150 for 11th & 12th.

Administration charges towards Cancellations - Rs. 1 Lakh.

"Can I visit the building & see the actual flats?," I asked.

No. I will show you the show flat," the salesperson said and took me to the show flat.

The show flat was furnished. The room dimensions were mentioned in each room. When I compared the room dimensions in the show flat with the floor plans of B & G building with me, I realized that  the dimensions are not the same.

'These rooms in B & G are smaller than this show flat!," I said.

"Not much difference - little less than this show flat," said the salesperson.

When we were back in the cabin, I asked, "Can I see the sanctions & approvals?"

"All banks have approved & disbursed loans to Wisdom Park - so, don't bother - you will get a loan - which is your bank?," said the salesperson.

"Oh - yes - 3 buildings are already booked & are ready for possession! When was this project launched? Were you there at the launch?,' I asked.

"No. I joined recently. The project was launched at the end of 2011. The launch rate was only 3700!," said the salesperson.

"3700 in 2011 & 5310 - 5580 in 2015! OMG!!," I said.

"In no time it will go above 6,000 - my next buildings may be launched at 6500 - may be - Wisdom Park is at the heart of city - so - don't waste time - decide fast," said the salesperson.

"OMG! 6500? Don't you think that 6200 would be reasonable?,"  I said.

'We are always reasonable - that why I told you - rates are negotiable," said the salesperson.

I thanked the salesperson and took his leave.

Outside the sales office, I met a family.

"Home hunting?," I asked.

"Yes! Last 2 days!! We are from Nashik. Looking for a flat for our son. He is in IT," looking at the young dynamic son in bermuda shorts the father said.

"A flat for a son! Great parents!!," I said.

"As parents it's our duty - he is young - he has no experience - we have experience - knowledge - money - so, we are helping him to buy a home and settle down in Pune - mostly, we will finalize here - what about you?," said the lady.

"Lucky son! How come you have so much experience & knowledge about buying a property?," I said.

The father was about to tell me all - but the mother told him to shut up.

 "Don't waste time - use all your powers to negotiate the property rates - let us go in and finalize the good deal," pushing father, the mother said.

Good deal at Premier City - Wisdom Park? I asked myself.  

January 2014:

To obtain environmental clearance, "Premier City - Wisdom Park" presented it's proposal to State Level Appraisal Committee (SEAC). It was the 3rd meeting of SEAC III, held on 7th to 10th January 2014.

But, SEAC III refused to assess the proposal. Because, the developer of 'Premier City - Wisdom Park' - the project proponent - has already started the construction.

As per Environmental Protection Act 1986, starting construction without obtaining environmental clearance is a crime. The crime of violation of environmental clearance.

The SEAC III referred the case to Environmental Department of Maharashtra State. After the confirmation of crime, the Environmental Department filed the legal case against Premier City - Wisdom Park.

November 2014:

Since the credible action - filing criminal case in the court of law - was taken against the developers, SEAC III considered the proposal of Premier City - Wisdom Park in it's 21st meeting held on 18th to 21st November 2014.

The proposal was about 15 shops & 10 buildings, having maximum height of 37.7 meters. Total FSI area of 31929.15 sq.mt. on 27300 sq.mt. plot.

In this meeting SEAC raised some 17 points. You can see the all points here.

Out of 17, a few were standard points about sewer drain & storm water line, water supply, drainage connection & quantity, STP & OWC,  solid waste disposal, planting fruit bearing trees, meters & backup for Pollution Control Devices - water supply - emergency lifts, NOCs / Permissions, N A Order, including IOD - clarifying conformity with local planning rules, etc.
   
 However, a few points were unique. For example -

1) Submit year wise statement of completed construction

2) Submit affidavit for not carrying any construction after receiving 'Stop Work Order' from the Department.

3) Building B to be bodily shifted to accommodate 9 meter turning radius and submit Fire Tender Movement Plan showing clear road width of 6 meter, margin setbacks from the building line for services, plantation , drainage etc.  and turning radius.

Submit cross sectional drawing of  all roads - showing clear road width, building setbacks left for plantation, drainage etc.

Submit cross section of roads at four boundaries.

4)   Identify the types of waste - including liquid waste, solid waste, hazardous waste etc. - to be generated from commercial buildings and submit the details for it's treatment & management.

5) Project Proponent - the developer of Premier City - Wisdom Park - agreed to introduce condition in sale deed for commercial property owners to become members of cooperative society of the residential owners to share in the cost of maintenance etc. of the common services like the STP, DG Sets, streetlights etc. as levied by the society to avoid any conflict in the operational stage.  

To submit information about these points - for further discussion & consideration - the  developer of Premier City - Wisdom Park requested for time!

In this video they are appealing to Nr. Narendra Modi, Prime Minister of India, to end the Builder Raj.

On behalf of all the residents, Mr. Vishwas Chavan says -
"Dear Prime Minister, We want to join your Swachh Bharat Campaign.
We want to clean not only roads but also the system!,"

Then the residents of Palladium Grand Dhanori start talking about their tragic life.

1) Palladium Grand has no environmental clearance. We don't know what legal action would be taken against us. We are worried about our future.

2) For last 7 years we are living in Palladium Grand but the Co-Operative Housing Society is not formed and conveyance is not done.

3) The fire fighting system is not okay. Mock fire drill was never done in the last 7 years. In case of fire - we are not sure whether it will work.

4) Every month we have to Rs. 1 Lakh to buy tanker water.

5) Sanitation system is not satisfactory. We are living in unhygienic conditions.

6) Is the Piped gas system safe? We are worried.

7) Safety & security is a serious issue. Theft & housebreaking are constant threats.

8) The builder hasn't stopped threatening & trying to physically harm the flat buyers even after the police complaint.

9) We have become prisoners of the builder. We can't leave Palladium Grand - because we can't sell our flat - no one is ready to buy. If we get a buyer - the price is not enough to buy a new flat.

The residents of Palladium Grand are not the only victims of Builder Raj.
Most of the property buyers in Pune have become the slaves of builders.
Their homes have become their prisons.
Honorable Prime Minister of India, please, end the builder Raj & free us.

"SSPMS Ground, Near Le Meridien," I told autowala.

"Yeh hui na lakhon ki baat!," said autowala and started the rickshaw.

I took out my mobile and started playing Angry Birds.

"Do you have SEAC Environmental Clearance Status - on your mobile," while waiting at the signal, the autowala said.

"What?," I asked him.

"SEAC E C Status!," said the autowala.

"No. I have Angry Birds, Cut the Rope, Fruit Ninja, Doodle Jump," I said.

"Do you have - Fool the Flat Buyers?," said the autowala.

"No. I don't have it," I said.

"It's most popular game in Pune," said the autowala.

"Do you play games on your mobile?,"  I asked.

"No. On my mobile, I offer 3 minutes free advice about buying a home in Pune," said the autowala.

"That's great! I am going for booking a 4 BHK flat - what free advice will you give me?," I asked.

"Just did that!," said the autowala.

"Sorry. I didn't get you," I said,

"You will - eventually," the autowala said.

"By the way, what is your good name?," I asked autowala when we reached SSPMS Ground.

"Ravi Karandeekar," said the autowala.

"What a coincidence! I am also Ravi Karandeekar," I said.

"Don't tell your name to anyone at the exhibition - my free advice," said the autowala.

"Why?," I asked.. But without giving answer the autowala took a U turn and went away.  I didn't mind it much. But, why didn't he take the auto fare from me? I was confused. Obviously, I called my wife. Told her everything.

"Better follow autowala's advice. Don't tell your name," my wife said.

"Okay. Please, suggest a name for me," I said.

'Stupid! Use his name," said my wife.

"Darling, you are a genius," I said.

"I know!," said my wife.

At the entrance of the exhibition there was a long queue.

When I reached the reception, I peeped in and realized that
there were  no properties in the exhibition.

What is this?

Autos are displayed in an auto exhibition.
Furniture is displayed in a furniture exhibition.
Paintings are in a painting exhibition.
Why properties are not in the property exhibition?

I got confused and called my wife.

"There are no properties in the property exhibition!," I said.

"Yes. I know. That's why I didn't come with you," said my wife.

'But how can I book a flat without seeing a flat?," I asked.

"By looking at the pictures!," said my wife.

"How can I decide by looking at the picture?," I said.

"How did you decide to marry me?," my wife asked.

"By looking at your photo," I said.

"And that was the best decision you have ever made in your life. Right?," my wife asked.

"Yes, of course!," I said.

"Go ahead and make one more! Book a flat. Save 2 Lakhs," said my wife.

As suggested by my wife, I gave autowala's name at the registration counter and entered the venue safely.

At every stall there was a big crowd. So, I kept on walking.

One gentleman in the crowd noticed that I was lost. He asked me,"What is your requirement?"

"I want to book a flat. But, I can't find any stall selling flats. Are they selling buildings?," I said.

"Flats are inside the buildings!," said the gentleman.

"Yes of course," I said and joined the crowd in one stall.

"What is your requirement?," a smart young man asked me.

"4 BHK Flat," I said.

"Come on here - this way," the smart young man said and took me to a sofa in the corner.

Stuffing a brochure in my hand, he said, "Give me a second, please"

"Okay," I said and started browsing the brochure.
I reached the last page but the smart young man didn't turn up.

I was about to get up and go, when I realized that after a long time
- I was reading something printed on a paper.

And you know what?
It was a pleasure to hold, handle, look and read a brochure printed on glossy paper.
Much more pleasurable than the Kindle, mobile & laptop.

I read the entire brochure once again.
But, when I reached the bottom of the last page,
the 'disclaimer' - in fine print - gave me the shock of my life.

The disclaimer was -
The information given herein is presented as general information about the project and no representation or warranty is expressly or impliedly given as to its accuracy, completeness or correctness.

In that state of shock, I got up and called my wife,

"There are no properties in this property exhibition. They are only colorful photos and brochures. And you know what? All these images & information is not true & not correct. Without valid - authentic - information - tell me - how can you expect me to make a decision to book a flat?," I asked.

"Baby, first, stop crying. Find out, what others are doing. And, don't come home without booking a flat," my wife said.

I sat down. Gulped some water from my bottle.  Helplessly went on looking around.

At last, the smart young man came back and said, "Sorry to keep you waiting"

"No issues. Those were a few valuable minutes. I read the brochure. Including the fine print. I have a few questions. Can I ask?," I said.

"Yes! Go ahead," the smart young man said.

"After reading the disclaimer - I am finding it difficult to make a decision. I need your help to decide. Can you?, " I asked.

"Sure. That's why I am here. Feel free to ask," said smart young man.

"I asked - Can you help me to make a decision?," I said.

"Trust! Ignore the disclaimer and trust me," said the smart young man.

"Are all these people doing the same thing?," I asked.

"What else can they do? If they want to own a home - they have no option but to trust the builder," said the smart young man.

"But why don't you give valid - authentic - information about the property and firm commitment - legal offer?," I asked.

"Because - our interests are different - our focus is not the same - you buyers are interested in property. We builders are interested in property agreement. We want your commitment to pay - an agreement to pay us. For us - builders - what we get is more important than - what we give. And, we don't hide our intentions. We want your money to grow our business," said the smart young man.

"Okay. Can you tell me what is the intention behind organizing - participating in - this exhibition?," I asked.

"To collect maximum number of commitments of  payments - to sign & register maximum number of agreements," said the smart young man.

"Means this is not an exhibition of properties - this is an exhibition of property agreements - fair enough - after all these are two sides of the same coin," I said.

"Right - 2 sides of the same coin," said the smart young man.

"But why don't you show the property agreements? How can you expect me to book a flat without authentic information about the property and without the final draft of agreement?," I asked.

"That's not my problem! That's your problem!!," said the smart young man.

"You are right," I said and got up.

I came out and called my wife,"I am sorry. I can't do it. Can I come home?"

My wife disconnected the phone.
I tried again. Again. And again.

"Yes. You are right," I said.

"Eat breakfast. Take an auto. Go to SSPMS grounds. Book a 4 BHK Flat," my wife said.

"But, we own this home. Why do we need one more?," I said.

"Home is more than a need," my wife said.

"Yes! Like you are more than a wife!!," I said.

"Right!," my wife said.

"But, why do you want me to book a 4 BHK Flat?,' I asked.

"Stupid! If you have a choice to gift me 50,000 or 1 Lakh or 1.5 Lakh or 2 Lakhs. How much will you gift me?," my wife asked.

"Certainly, 2 Lakhs!," I said.

"Smart boy! If you book a 4 BHK Flat in this exhibition - you can gift me 2 Lakhs!," my wife said.

"How lucky I am!," I said and kissed her goodbye.

Oh Boy! What a year!!

2014 was the year of bitter fighting between the builders & property buyers in Pune.

2014 began with the fight between the residents of Ivy Estate Wagholi and Kolte-Patil Developers over delayed possession of flats, completion & occupancy certificate & drinking water.

Residents of Countrywoods Kondhwa fought a case in consumer court & won compensation for delayed possession from - Ackruti Jay Developers (Akruti - Ackruti - Hubtown)

Instead of motivating to book the flats - big developments like DSK Dream City - Pride World City- as well as small size projects like Darode-Jog Properties Padmanabh at Moshi & Mantra Majestique Palm Atlantis Wagholi - intimidated Pune property buyers with excessive advertising & hard selling.

Xrbia failed to convince the real estate investors that fear of property price rise & desperation to own a home will give assured property appreciation.

Poor construction quality & deficiency in service were the main reasons behind widespread frustration among Pune property buyers. Megapolis Hinjewadi Phase 3 & Costa Blanca Baner were two sample cases.

Thanks to residents of Vista Luxuria! Your struggle against Parmar Indus Associates was instrumental in disclosing criminal conspiracy of Pune builders, bureaucrats, banks & politicians.

Because of you, thousands of property buyers in Pune realized that their builders have cheated them. The projects in which they have booked flats are illegal & unauthorized constructions. They have become victims of more than 150 Pune builders who have committed the crime of violation of environmental clearance.

However, Pune Ville & Siyona at Punawale were the exception. Both projects were launched & started construction only after obtaining environmental clearance.

Besides irrational property prices, delayed possessions, poor construction quality, lack of basic services like water, power, sewage - drainage & waste - garbage management systems, roads & public transport and illegal construction - no completion & occupancy certificate is the big problem in Pune real estate market.

At the end of 2014, for the first time in Pune, residents of Sphurti Aangan at Narhe Ambegaon went on hunger strike for completion & occupancy certificate and structural stability certificate and succeed in their mission.

La Cabana at Sus, Gloria at Chande Nande & 1 BHK Duplex in Prithvi Presidio opposite Magarpatta Hadapsar represented change & creativity in 2014.

Result is, today in Pune real estate market - sentiments are low, confidence level is zero & satisfaction index has crashed.

Ivy Estate is the best township for raising a family.
Not because of the location.
Not because of the builder.

Not because of the amenities.
Not because of the property rates.
Or not because of the salespersons - my old friends.
But, only because of the residents of  Ivy Estate.
I love & admire residents of Ivy Estate.
These guys are enlightened, assertive & proactive.
No wonder, I felt like meeting them all. Know how they are doing.
And write a first blog of 2015 on them.
Like I did in 2014.

However, since, this is a news blog, I am supposed to share what is happening in Pune real estate market.

So, here is the news - soon, mostly in a month's time, Kolte-Patil Developers Ltd. (www.koltepatil.com) is launching the 2nd phase of Ivy Estate Wagholi. In the 2nd phase there will be 1 BHK, 2 BHK & 3 BHK Flats. And, may be, the last row of Row Houses, too.

My old friend, Mr. Fahim Khan, Sr. Manager - Sales,
not only shared this news with me but gave me quick tour of Ivy Estate.
Reminding me - Ravi Karandeekar, your job is to help the property buyers to buy a home in Pune. Repeating at frequent intervals - Ivy Estate is the best township in Wagholi.
Insisting & ordering - Ravi, do write positive about Ivy Estate.
Highlighting - Look at the open spaces. Look at the ready & operational amenities  Look how happy the residents are.

I visited the sales office only because I couldn't meet any residents. I was almost going to tell Fahim.

On a cloudy cold Saturday afternoon, I was at Ivy Estate for a while.
I have been to Ivy Apartments, Umang Homes, Umang Primo & Umang Premiere.
But, couldn't find anyone in the clubhouse. I was disappointed.
All what I wanted to know was
- Residents of Ivy Estate, how are you doing? Is everything fine?
But there was nobody to talk.
Should I make phone calls or knock the doors.
I was in two minds.

Then it struck me - OMG! For those who wish to book a flat in Ivy Estate
- how difficult it would be to get a feedback from the residents, who are already staying in the project!

Without authentic information from the residents - the visitor has to take a decision solely on the sales talk of the salespersons. Or accept advertising as the ultimate truth. Or force himself to accept that bigger is better. Limited - listed company - is trustworthy. Brand is an assurance - the promise.

Let us go and experience the sales talk. I told myself & entered the sales office of Ivy Estate. Fortunately, the receptionist didn't know me. After all, in 2014, whenever I was at Ivy Estate, I had met only the residents. Never visited the sales office.

When the receptionist was telling me - Mr. Ram Amate, marketing manager of Ivy Estate, is busy in a meeting - Fahim Khan saw me. Took my charge. Gave me the trip of Ivy Estate. With commentry and commands about what & how I should write.

I don't write Ravi Karandeekar's Pune Real Estate Market News Blog to promote a project or a builder. I said.

I know that. But, sometimes, you are negative and sarcastic. Said Fahim.

Sometimes. And you know when. Why. You were with KUL Ecoloch & KUL Nation. Otherwise, you would have avoided me. I said.

How can I do that? We know each other for so long! From Kumar Properties. Fahim said.

For you - for our long friendship - I swear - I will not let you down. I said.

Not fair! Don't you think that Ivy Estate is the best project in Wagholi? Fahim asked.

Dedication & sincerity! Fahim, that's what I like about you!! When I was in advertising - I was also like you. I used to believe in my clients - the builders - & their projects. But, not anymore. Now, I look at it from buyers' point of view. So, sometimes, you find me negative. That's all. I said.

I agree. Now, I will present facts. Let us go and have a look. Fahim said and took me on a tour of Ivy Estate.

There was no point in telling Fahim that property buying decision is not solely based on the location, property prices, specifications & amenities. These are primary parameters. Ultimate parameter is the terms of transaction.

Why Fahim? Even most of the first time buyers also don't know how to make a home buying decision. Only those who have bought a home know the importance of the terms of transaction. That's why I was there. To get the authentic feedback from the residents about buying & living in Ivy Estate.

However,  the time was up. I had to go home. So, I started walking. Still, I haven't given up. Just outside the main entrance - I saw a young man with his parents. I went to them and asked - Are you staying here?

"No. We were here to enquire" the young man said.

"Same here!," I said and continued walking.

"Hello Ravi Karandeekar!," at the entrance of Ivy Botanica, one young man greeted me.

"Nice meeting you! I had lost hope. I was here to meet you all. Curious to know how you all are doing!," I said.

"Come on in. Some of us are here," he said and took me in Botanica.

"How are you all doing?, " addressing all, I said.

"We are fine. In Ivy Estate - Botanica is always doing better than others!," someone said and explained how & why -

When you buy a home at Wagholi, you have to accept that water is going to be an issue. Selling water is the major source of income of the local leaders. Water Lords will not spare even a builder. They will try their best to prevent him from getting water pipe line. So, till the amicable solution - tanker water is a reality. You have to accept the consequences & agree to pay the price.

Communication with the builder is very important. Cooperation is must. When communication & cooperation exist - both sides are ready to compromise. We don't fight with eachother. Because, interest is mutual. Kolte-Patil wants to sell the flats and run the project. We want to own a home & live in the project. We treated KPDL - Kolte-Patil Developers Ltd. - like we treat a guy in our team at work. We point the mistakes - suggest the changes - insist on certain things - but, without insulting, blaming & fighting. We are never in combative mood.  At Botanica - it's never KPDL v/s flat buyers. So, we receiv better response from the builder's management team.

So, we, the residents of Ivy Botanica, are doing well. We are involved in the management of the project. We are enjoying living together. Having good time.

Why was this possible? I asked.

May be - because, we are more mature. Are at better position in our careers. Know how to present our points & get the things done. May be. A resident of Ivy Botanica said.

"One community. Many flavours," pointing at the slogan printed on the Ivy Estate's paper bag in my hand, someone said.

Truly, Ivy Estate is the best township for raising a family! I told myself and requested them for a photo.
