I hate DSK. I have criticized every  recently launched DSK project. Mainly because, I believed, DSK hypnotised the property buyers with advertising and sold average properties at exorbitantly high rates - "DSK Mitti Sone Ke Bhav Bechte Hai"  was my charge.

When the other day, DSK called  to invite me for the launch of DSK Dream City Pune, in  less than 59 seconds, he told me what you have seen in the full page color ads in Sakal & TOI and on www.dskdreamcity.com

Ravi, DSK said, my last wish is to see an Indian winning Olympic Medal. For that I am developing sports academies.

I want to be remembered as someone who changed the life of my countrymen - Deshwasi. For them - I am developing the most beautiful city in the world.

I have brought River, Tram & Smart Cycles to DSK Dream City. I have roped in best professional talent from all over the world.

Do come over.

Certainly! I was eagerly looking forward to it !! I said.

Who was on the phone? Someone with whom I was watching the swearing ceremony of Narendra Modi asked.

One more omnipotent deity of Indian people. I said.

As promised, I visited DSK Dream City on the eve of launch. For the first time, I visited entire DSK Supinfocom International Campus. I was shocked to see the sophisticated facilities in the campus. I was impressed to see the students of DSK-LFC International Football Academy practicing.

At the launch pandal, some foreigners were giving last touches to the model of DSK Dream City. A sales executive, gave me a brief idea about the township. I found the concept awesome. But when the salesman asked my opinion - I refused to say anything. Let me first understand it completely. I said.

Since I have started Ravi Karandeekar's Pune Real Estate Market News Blog, I have covered all most all townships in & around Pune. Every new township was certainly better than the previous. Every township had it's own characteristics - personality.

But for the first time, at DSK Dream City, the home buyers -  the residents were the center of all planning. All possible technologies were put to work to create a quality community life for the residents.

What has happened to DSK? Is this the result of self hypnotization? Has DSK come under his own spell? I went on wondering.

But the salesman was not ready to let me go. He insisted. So, I told him - Kulkarni has knocked down Deshpande. And Chordia.

Means what? The salesman asked.

Means, concept of  DSK Dream City is better than Amanora & Panchshil. More sophisticated. More beautiful. More humane.

On the day of launch, I visited  DSK Dream City. I viewed the audio visual presentation. Not once. But twice. Only because, I forgot to blow a whistle - when an Indian won an Olympic medal.

Then DSK took charge of me. He explained to me the concept of DSK Dream City. All he was talking about was creating a quality life. Living a prosperous life. Living in a homogeneous neighbourhood. Where everyone strives to live his potential. And he has done his best to facilitate it. He was still all powerful Almighty. But, Almighty with a kind heart.

By the time, I finished with DSK, it was very late. 9 PM. Promising to come the next day, I requested the salesperson, to let me have a quick look at the floor plans.

You know what? The floor plans of all types of flats - 1 BHK, 2 BHK, 3 BHK Flats - Garden Flats & 4 BHK Penthouses were really good.

A quick glance, convinced me that DSK would have booked all these 1,000 + flats in 8 days flat - as  is where  is basis. Without creating such a beautiful & so sophisticated a township. Without river, tram, smart cycles, sports academies and all.

In fact, if the developer of DSK Dream City had been some mortal human being, he would have done exactly  that. Even DSK has done the same when he developed DSK Vishwa - at the beginning of this century. But, now, how can an omnipotent deity behave like a human being?

Then, the salesperson told me the approximate all inclusive property prices at DSK Dream City. 1 BHK - 74 lakh onward. 2 BHK - 1.1 crore onward. 3 BHK - 1.5 crore onward.

DSK is selling Gold at the rate of Mitti. I told the salesperson. Good for DSK. Good for Pune home buyers. Good for India.

In this mega launch event of DSK Dream City, D S Kulkarni Developers Ltd is opening booking of  'Parcel One - Waterfall Residences' - around 1,000 + units of 1 BHK, 2 BHK & 3 BHK Flats.

When I visited the site, yesterday evening, standing in front of the model of this cluster, with the sales staff of DSK I played a quiz of 'guess the property prices'. The sales executive gave me three hints:

1) Launch rate is nearly at par with the current market rate in East Pune
2) Size of the flat is spacious.
3) The quality of life at DSK Dream City - infrastructural services, amenities, ambiance & all - is beyond your imagination.

I knew the current market rates in East Pune. Size of flats was really good - spacious. But, I found it difficult to decide the value of infrastructural services, amenities, ambience & all that sophistication in the planning.

So, I played safe. I referred to current prices of high end properties in premium residential areas in Pune.
For example, a spacious 2 BHK Flat at Pethkar Projects' Samrajya at Kothrud costs around Rs. 1.3 Crore.

Considering the volume - number of units on offer - I didn't add a single rupee of the quality of life the 2 BHK Flat at DSK Dream City offers. At least, in this launch event, I was sure, DSK will not charge anything for the awesome infrastructure he is creating in DSK Dream City.

Confidently, I announced my guess and said - 1.25 Cr!

You know what? I won the property price quiz!

Moral of the story is DSK Dream City is Crorepatis' City!

And you know what? By 2017, according to Kotak Wealth & Crisil research, nearly 3 lakh Indians would be Crorepatis - high net worth individuals (HNIs)!

No wonder DSK scrapped SEZ and decided to developed residential township. In India, earning money is not a problem. But living a good life is. So, DSK Dream City is the need of the day. At least for a couple of crore Indian Crorepatis.

Amen.

In this review, I am trying to answer the question - Is it worth  booking a flat at La Cabana in Sus Gaon?

Yes, you can book a flat at La Cabana Sus Gaon. Even at the launch stage of the project. Even you are in U S A or China. (!)

Why?

Because, Sigma One Landmarks, developers of La Cabana, are going to appoint  third party construction auditors. As they have done in their previous upmarket projects in Kothrud - Sigma One & Grand Stand.

Mr. Kapil Gandhi, Managing Director, Sigma One Landmarks Pvt. Ltd. told me that, the third party construction auditor plays an important role in selection of construction materials, appointing contractors, planning construction process & inspecting construction process from start to finish. Results are:
1) Right type of construction materials are used for the right type of work
2) Contractors are finalized on the basis of ability to work systematically and not on (lowest) rates & credit terms

Last Sunday afternoon, when I reached the main chowk of Sus Gaon, a hoarding told me to turn right for La Cabana. Still, I called 8600 001 014 / 015 and asked,"How do i  come to your site?"

"Take the  right lane at main chowk. La Cabana is located at the end of the  lane," the lady told me.

"Means, there is a proper road to the site!," I asked.

"Yes sir," the lady said.

"Congratulations, Kapil! For the first time your project has a proper approach road!! At the time of launch, your Grand Stand at Kothrud was suitable only for Superman, Spiderman & Batman. But La Cabana is for anyone who knows how to put on underwear properly," I said to myself and started walking confidently.

After walking a few steps, I stopped at home cum Gotha of Prabhakar Sutar to confirm the address. Yes. La Cabana is actually located in the gaothan of Sus Gaon, Mr. Sutar confirmed. I found it quite amusing.

"What is so amusing about it?," Mr. Sutar asked.

"Your cows & buffaloes are amusing! Do cows & buffaloes really give milk?," I asked.

"Yes! Come in the evening to milk the cow," Mr. Sutar said.

"Are you talking about 'Milk the Cow' Android App on Google Play or you are actually inviting me to milk the cow?," I asked.

"Actually to milk the cow," said Mr. Sutar.

Milk the Cow! What a privilege!! But this privilege was not  mentioned in the launch ad of La Cabana!!!

The launch ad only talked about what is available in the vicinity of 5 to 15 minutes like - Hinjewadi IT Park, Mumbai Bangalore Highway, Oxford Golf Course, D Mart, Vidya Valley School, VIBGYOR High, Symbiosis Knowledge Village & all. The ad didn't mentioned what is available in the vicinity of 1 to 4 minutes!

After crossing a couple of homes with Tulsi Vrindavan in the frontyard, I saw the hoarding telling me - 'Go Portuguese in Pune' - La Cabana - 1 BHK, 2 BHK, 3 BHK Resort Homes at Sus Gaon - Now, Holiday. Every Day.

The site office of La Cabana was at the far end of the site. But, I didn't realize when I reached, chanting - Now, Milk the Cow Every Day. Now, Milk the Cow Every Day. Now, Milk the Cow Every Day.

As expected, Kapil Gandhi, M D, Sigma One Landmarks, was at the site. He introduced me to his builder friend - "Ravi Karandeekar, famous blogger!"

I don't know why, but I told his friend - "I am very fond of Mr. Kapil Gandhi!"

And you know what? I realized that I have stopped chanting 'Now, Milk the Cow Every Day'!

"Good location...proper approach road...I like the site," turning to Kapil, I said.

"Yes! There are some special privileges of being located in Gaothan of Sus Gaon!," said Kapil.

"Really? Such as...," I asked.

"1) The lane - is actually 9 meter - 30 feet wide road - after we  convert it into a proper cement concrete road - with underground drainage & electrical lines - the work will start soon. This is possible only because we are in the Gaothan. 2) We will get water supply from the same over head tank which is supplying water to Sus Gaon. This is possible only because we are in the Gaothan. For water supply - we are not dependent on the merger of Sus Gaon in PMC! 3) Instead of handing over plot - we are going to develop amenity space - it will house a big gym of professional standard and other urban facilities - like shopping - fulfilling needs of all projects in the vicinity. This is possible only because we are in the center - not in any corner of Sus Gaon!," said Mr. Kapil.

"1) Drainage 2) Power 3) Proper Road 4) Water Supply - You said it all! You know why I am fond of you? You know what I love to hear from a builder!," I said.

"I am always open & truthful with you," Mr. Kapli said.

"Yes! I know!!," I said.

3) A Home Worth Buying:


1 BHK Flat - 504 Carpet + 46 Terrace - B Building, La Cabana, Sus Gaon, Pune


2 BHK Flat - 776 Carpet + 72 Terrace - C Building, La Cabana, Sus Gaon, Pune


3 BHK Flat - 982 Carpet + 72 Terrace - D Building, La Cabana, Sus Gaon, Pune

Then Mr. Kapil Gandhi showed me the 2 BHK show flat at La Cabana and explained the planning.

Reason for calling 'resort homes' is basically because La Cabana is low rise - four story - structure. Which is quite popular among IT professionals in Bangalore.

To make low rise structure aesthetically pleasing, Kapil has used Portuguese style elevation found in Goa. Since Goa stands for holidays & relaxed lifestyle - La Cabana was labeled as 'Resort Homes' & 'Now. Holiday. Every Day' theme was conceived.

While touching your heart with emotional appeal of living relaxed & carefree life, Kapil didn't ignore your preference for convenient location. So, the location is described as - Sus Gaon, Hinjewadi - Sus Road!

However, the main reason for buying a flat in La Cabana is - that this flat is worth buying. I find it worth buying because of it's size - carpet area - & planning.

I believe that carpet area of a flat decides whether a flat is worth buying or renting.

You should buy a 2 BHK  Flat only if the carpet area is above 650  sq.ft. If the carpet area is less than 650 sq.ft. - you should encourage some stupid investor to buy it and give it to you on rent.

If the carpet area of a 2 BHK Flat is less than 650 sq.ft. - I don't see any point in risking your life - becoming a slave of a bank to own it.

The carpet areas of 2 BHK Flats in La Cabana are - 680/681, 739/740/741, 754/755, 768/769, 772/773, 776/777 and the attached terraces are - from 53, 71, 72, 74, 75, 76, 79 & 102 (Flat No. 102, 302, 105, 305 in C Building).

Mostly all flats have entrance lobby with proper width.

Living is of good size - around 10'6" x 15'6".

All flats have dedicated dining space connected to kitchen.

Size of a kitchen is good - from 8' 9" x 8" / 10' x 9' / 10' 6" x 9'. Every kitchen has a dry balcony.

Master Bedroom of a 2 BHK Flat comes in 10' 6" x 13' / 10' 6" x 12' 9" / 12' x 10' 6" / 13' x 10' 9" sizes.

The 2nd bedrooms are around 10' x 11' 6" / 10' x 12' 9" / 10' x 13' / 12' 6" x 10'.

There is a privacy for all bedrooms and no space is wasted in the passages.

Point is - 2 BHK Flats, as well as 1 BHK & 3 BHK Flats, in La Cabana have enough carpet area & efficient planning. Plus, as per Kapil, infrastructural services will be available & construction quality would be monitored by the third party auditors. It means that the flats in La Cabana are worth booking.

Of course, if terms in flat agreement are fair.

Terms of transaction - like possession with occupancy & completion certificate - compensation for delayed possession - schedule for society formation & conveyance - are in black & white.

And, of course, if a flat comes with a 5 year warranty & guarantee.

You can book a flat at La Cabana Sus Gaon. Even at the launch stage of project. Even you are in U S A or China. (!)

Right?

I hope, I have answered the question - Is it worth booking  a flat in La Cabana at Sus Gaon?

This weekend, Dreams Group launched Dreams Ragini at Manjri.

Headline of a full page English launch ad in Marathi Newspaper Sakal said - "Live a Musical Life" and showed a picture of smiling family gathered around guitar playing husband.

The first sentence of the body copy of the ad said - "Dreams Ragini is designed to put a song in your heart."

Immediately, I called my lawyer friend and asked, "Can I claim a compensation of 1 Crore Rupees from the builder if my life doesn't become musical after I get a possession of a flat in Dreams Ragini? Can I claim a compensation of 2 Crore Rupees from the builder if the Dreams Ragini fails to put a song in my heart?"

"I will let you know after studying the ad, " said my lawyer friend and asked, "Has the project received all sanctions & approvals?"

"The ad claims that State Bank of India, Axis Bank, HDFC Home Loans, Indiabulls Home Loans, LIC Housing Finance Ltd., and some other bank has approved the project. Dreams Ragini is listed as approved project on the website of Axis Bank. HDFC gave telephonic confirmation (020 2550 5000) of approval of A & B wings. But couldn't find Dreams Ragini in the "list of approved projects in Pune" on State Bank of India's website. Can I claim a compensation of 1 crore each from State Bank of India - as well as - from the builder - for giving misleading information?," I asked.

"What is the price of a flat?," my lawyer friend asked.

"I can possibly earn 5 crore rupees by investing only 31,48,808 in a 1 BHK Flat!," I said.

"Good deal - if law permits!," my lawyer friend said.

"You find out fast - I don't have much time. I am on my way to Dreams Ragini!," I said.

When I reached Dream Ragini, I saw two - three families in front of the entrance gate. .

"Ravi Karandeekar, look at them. These guys are smarter than you. Smiles on their faces show that they have already taken an action," I told myself.

"The more the merrier!," I told myself and took their photos - for future reference.

"Why were these people smiling so much?," I asked security guard.

"God knows!," the security guard said.

"Poor fellow!," I said and started walking towards site office.

At the site office, I had to wait. The lady salesperson was busy with a property buyer. I didn't mind. It was worth waiting for.

In a few minutes, the lady salesperson called me. She explained the project and asked me to introduce myself.

"I am Ravi Karandeekar," I said.

"I was always looking forward to meet you. I follow your blog. Sorry to keep you waiting. By the way - did you shoot my photo?," the lady salesperson said.  

"No. I didn't. I am a gentleman. I shoot only if a lady permits," I said.

"I hope you will show the same attitude - while writing about my project! I am Parul Bhat. Sales Head," the lady salesperson said.

"Yes, of course! Can I take your photo?," I asked.

"If you insist - I don't mind," Ms. Parul Bhat said.

While I was shooting Parul, my lawyer friend called. I rejected his call.
