Rohan Kritika - Aam Khao Ped Na Gino

Review of Rohan Kritika, 2 BHK 3 BHK & 4 BHK Flats next to Pu La Deshpande Udyan, Sinhagad Road, Pune:

When I visited Rohan Kritika, I had 2 questions in my mind.

One was mine and the other question was of a builder - who has a project on Sinhagad Road. This builder wanted to know - why was Rohan Builders asking for Rs. 8,500 per sq.ft. when his property rate was only Rs. 6,500 per sq.ft.? This builder was curious to know why were people ready to pay 2,000 rupees more to Rohan Builders than the average rate of a good property on Sinhagad Road.

Comparatively, my question was simple. It was about Rohan Builders' advertising strategy.

Usually, you know, Rohan Builders' advertising is based on the USP - "Unique Selling Point" - Unique Selling Proposition. For example, Rohan Tarang Wakad - No Facing Windows - Privacy Guaranteed. Rohan Leher Baner - Well Ventilated Apartments - Air Supply Now Performing at Rohan Apartments. Rohan Ishan Bavdhan - Sunlight - Well Lit Homes.

But Rohan Kritika had no USP. Only a pompous claim - Fine Art, Meet Architecture. And a stupid statement - As an artist, Rembrandt would have approved. As a home owner, he would have moved in.

And you know what was the most foolish stuff? As an example of "Fine Art" there were digital images - which were reminding of Rohan Mithila Viman Nagar. Since there were no floor plans on the website, I felt that Rohan Kritka was a digital recycle art- not a fine art. I found it all disgusting and insulting and posted a blog "Photo Dekho Aur Paisa Feko"

So, when I visited the site on a Sunday afternoon, I was curious to know what Rohan Kritika was all about.

Good for Polygamous. Bad for Monogamous.:


Surprisingly, there was a queue! However, Mr. Vaibhav Jathar, Marketing Manager, (96650 55041), saw me and came out of the cabin. Vaibhav requested me to have a look at the sample flat till he finished with the current enquiry.

The sample flat at Rohan Kritika was of a 4 BHK Flat. A security guard not only took me to the sample flat but went on explaining the planning! He told me about unique feature of flats in Rohan Kritika - A Front Sit Out - Aangan kind of a space at the entrance of a flat. Not only that, he even told me how 3 BHK & 2 BHK Flats would be.

"How come you know so much about the planning?," I asked him.

"I keep on listening what managers talk!," said the security guard.

"It would have been better if your advertising agency had done the same thing!," I said to myself.

Soon, I realized that the security was almost perfect. Mr. Vaibhav came with his current enquiry. While he was explaining the planning, I followed them all over the sample flat and went on listening.

Since there are no plans available on the website, I don't see any point in talking about the planning of Rohan Kritika. However, let me tell you that half part of a 4 BHK Flat - a front sit out + living + dining + kitchen - is good. In fact, very good.

But a master bedrooms of the 4 BHK Flat in Rohan Kritika is not good for me - who has only one wife. For me, double-bed is enough to seep with my one wife. So, I prefer a bedroom which has little more length than the width. I prefer 12 feet x 15 feet bedroom.

However, if you need a triple-bed to sleep with your 2 wives, then you may like 11'6" x 20'10" master bedroom of a 4 BHK Flat in Rohan Kritika.

The Whole Truth:


Without "Front Sit Out - Aangan kind of a space at the entrance of a flat" - 2 BHK (550 Carpet with living cum dining & 863 Carept with separate dining space - for Rs. 81 to 165 Lakhs), 3 BHK (1125 / 1135 Carpet + Terrace - for Rs. 170 to 208 Lakhs), & 4 BHK (1559 / 1566 Carpet + Terrace - for Rs. 202 to 260 Lakhs) Flats in Rohan Kritika are as bad as / as good as any flat in any project on Sinhagad Road and in entire Pune & Pimpri Chinchwad.

"No wonder the builder on Sinhgad Road was unhappy about the property prices at Rohan Kritika!," I said to myself.

For a moment, I stopped listening to the conversation between Vaibhav and his enquiry and I tried to visualize the scene this builder had told me.

Standing in front of a mirror, this builder slaps his face and asks his wife - "My planning is as bad as Rohan Kritika - why am I selling it for 2,000 rupees less? Tell me - Why? Why?"

"What did your wife say? Did she try to stop you?," I had asked him, when he told me about this private moment of agony.

"No! She didn't say anything or the bitch never tried to stop me! You know? She knows nothing about real estate. But, Ravi Karandeekar knows all about Pune real estate - you tell me 'why'," the builder had said.

"I think your wife knows all. She knows what you do to your property buyers," I had said.

"What do I do? I give them homes," said the builder.

"Yes. But you do more than that. You do to them - what you are supposed to do - only - to her," I said.

"Fxxx you," said the builder. For him that was an end of the topic. But not for me. I was still trying to find an answer. Why do people pay premium property rate to Rohan Kritika?

6 Acre Box of Cement Concrete:

I came out of the sample flat. I liked the site office of Rohan Kritika. It was spacious and well designed. It had number of sitting spaces. All were occupied by visiting property buyers. I took a snap and posted it on the Facebook. But I realized that I was more interested in observing the buyers than shooting photos of the office and the sample flat of Rohan Kritika. So, I went on observing visiting property buyers from every angle.

At the same time, I went on talking to myself. Now, I have seen the floor plans. I know that Rohan Kritika is like a box. A 6 acre box of cement concrete. Which will have 2 level basement parking + 6 floors for the flats. Amenities will be in the center of the box.

From Sinhagad Road, one can straight away walk in into this box. As soon as he will step in - he will see the swimming pool and the landscape in the center of the cement concrete box. He can not see the club house because it is hidden under the landscape.

For the cars - there is a separate driveway on the both sides of the cement concrete box. After parking the car, one will take a lift and go to his flat on the particular floor of the cement concrete box.

I know that at this point of time, out of 380 some 190 flats are opened for booking. And as per Vaibhav, some 100 flats are already booked. It means that, for these hundred people Rohan Kritika is a box of chocolates. Mouth watering chocolates which they just grabbed & gulped down. Why? Why did they find it so irresistible? Why didn't they hesitate to take a quick decision? I went on thinking.

Aam Khao Ped Na Gino:


Vaibhav finished with his enquiry and called me in. He said sorry for not having a proper brochure, opened his presentation and started explaining the project. After sometime, I said, "Please, stop. Do not waste your time on me. I have almost understood your project. See how many people are anxiously waiting to meet you. Answer my questions and we are done!"

Thank god! Vaibhav was honest and to the point. He told me about Rohan Kritika but I got answer to question - why people pay premium property price and book a flat without any hesitation with Rohan Builders.

Answer was "Aam Khao Ped Na Gino". Means, not only in advertising but in one to one presentation also, Rohan Builders' complete focus is on property. Vaibhav and the other sales managers - Mr. Suresh Nair, Mr. Manoj Joshi & all - who are with Rohan Builders for a long time - nearly 10 years - explain the project in detail to every visiting property buyer. At the end of presentation, you are convinced that Rohan's flat is the fruit of lot of thinking, planning, detailing. And what you are going to book is almost a perfect property. These guys are well trained to keep your focus on the flat. On the "Aam".

Result is, while booking a flat in Rohan Builders' project you never feel that there is any risk involved. Though, you are completely aware that 'builders & promoters' - 'real estate development company' - is a criminal enterprise.

A crime is / could be committed at every stage of real estate business - while procuring land, in project planning, getting sanctions and approvals, in buying construction materials, in construction process, giving possession of the property.

When I say 'crime', it is not only a crime as per criminal code - crime also means 'sin' - 'pap'. Moral - ethical - crime. For example, recently, when one builder lost his life in a road accident - one of my builder friend said - "What else can you expect? Farmers' "Curse - Bad'Dua"! When you exploit the farmers - children of Bhumata - mother land - she recovers the price by taking your life!"

As far as I remember, only at the time of launch of Rohan Garima in Shivaji Housing Society on Senapati Bapat Road, Rohan Builders talked about themselves. After Garima, Rohan joined hands with Aniruddha Deshpande (City Development Corporation) and launched '1 Modi Baug'. Aniruddha, I believe, taught Rohan the benefits of focusing on 'Aam' - on product - on property.

However after '10 Kasturi Kunj', Rohan Builders adopted "David Ogilvy" and won the property buyers' hearts by USP based advertising for their projects in Bangalore. This strategy helped them to get notices in Bangalore where they were unknown. At the same time, at Pune - where Rohan Builders 'associations and affiliations' were known - the same "David Ogilvy" inspired the property buyers to "Aam Khao Ped Na Gino".

Against this, look what other builders in Pune do!

The other builders in Pune, talk about 'building a brand' - but give least importance to their product - the property they offer and the service they provide. Result is at every step - they remind you that - you are dealing with a criminal enterprise.

No wonder, the builder on Sinhagad Road doesn't understand - why people are ready to pay 2000 rupees premium to Rohan Builders. And a blogger like Ravi Karandeekar, who doesn't count the risk of dealing with a criminal enterprise, keeps on wondering - why does someone - who have only one wife - book a 4 BHK Flat in Rohan Kritika!

Doesn't the fear of dealing with a criminal enterprise hold you back from taking a decision of booking a flat?

Ultimately, when your 'fear of not becoming a home owner' becomes more frightening than 'the fear of dealing with a criminal enterprise', you book a flat. Mostly, not so good flat of a not that good builder. But, you never tell it to anyone. Right?

Weekend Homes and World War III

Don't underestimate the power of Indian Rupee:

Looking at the huge response to Agrowon Green Home Expo 2013 - Season 3, I am very much convinced that World War III will begin at any moment.

This weekend, at Ganesh Kala Krida Manch, these people shortlisted the projects offering Weekend Homes, 2nd Homes, Farm House Plots, N A Plots & Bungalow Plots.

Next weekend they will visit these projects. Most of these projects are located approximately 50 to 250 kilometers away from Pune city. Means to visit these sites, they will consume lot of diesel & petrol.

Keeping in mind the forth coming elections, the central government of India will have no option but to play petrol politics and make diesel & petrol available to them. For that India will buy oil from Iran. Which is ready to accept payment in Indian Rupees!

Buying oil from Iran will make USA angry. More than Iranian Nuclear weapons, USA is afraid of Indian Rupees.

How can India fulfill the wishes of it's own middle class when USA can't - Obama will ask himself. To destroy Indian Rupees stashed in under ground vaults in Iran, angry USA will order preemptive aerial attack. Which will flare up World War 3.

As soon as the World War 3 begins, oil minister M. Veerappa Moily will Tweet, "Don't underestimate the power of a common man" and will continue lungi dance.

In short, Agrowon Green Home Expo 2013, Season 3 was not about weekend homes. It was about World War 3.

Do not sell homes to those people who can't afford to buy

Reserve Bank of India's (RBI's) Notification to All Scheduled Commercial Banks about 20:80 Schemes - a.k.a. - Advance Disbursement Facility (ADF) - No EMI (Pre-EMI) till Possession:

Collapsing Rupee, Collapsing Economy & RBI:


Yesterday outgoing Reserve Bank of India Governor D Subbarao did his last and best effort to save India from impending sub-prime crisis. RBI came out with a notification curbing 20:80 scheme.

Why RBI is aginst 20:80 scheme? Because, RBI knows the modus operandi of global financial firms - the criminal enterprises - which are on the verge of taking control of Indian Economy. To takeover any economy, these criminal enterprises have always crashed real estate market to trigger economic & financial crises.

You know how these criminal enterprises crash the real estate market? By selling homes to those who can not afford to buy! When these property buyers can not pay their EMIs, banking system collapses like a tower of cards and these sub-prime crisis trigger economic & financial crisis.

By this notification against 'Innovative Housing Loan Products' - upfront disbursal of housing loans - 20:80 Scheme - ADF - No EMI till Possession - RBI is trying to prevent the banks from selling homes to those people who can not afford to pay their EMIs and create the sub-prime crisis which will fully & finally collapse of Indian economy.

Builders & Politicians - Pimps of Global Financial Firms:


Last time, in the sub prime crisis of 2008 - world financial crisis - because of the strong RBI - Indian economy somehow managed to survive. But, now, in 2013, situation is different.

Indian rupee is collapsing. India's current account deficit - gap between import & export - is high. GDP growth has come down to 4 per cent. Government's spending on infrastructural development is not much. Government spending on ponzi social welfare schemes for the rural & poor people is high - which is not increasing productivity or GDP growth. but fueling inflation. Plus, now, Indian politicians & builders have become pimps of these criminal enterprises - global financial firms.

Today, Indian politicians, pimps of global financial firms, have already challenged the autonomy and accountability of Reserve Bank of India. The outgoing governor knows that if these pimps became successful in weakening the RBI, it would be difficult to avoid crash of Indian real estate market.

So, the only way to stop these global financial firms from creating sub-prime crisis is -
preventing their pimps - the builders - from selling homes to those people who can not afford to buy.

With this notification RBI insists on linking disbursement of home loan to stage of construction.
RBI says no 'innovative' housing loan products.
RBI says no 'No Pre-EMI till Possession' schemes.
RBI says no 'Pay Only 10% Now - Balance on Possesion' schemes.
RBI says book a home only if you can afford to pay Pre-EMI plus rent till you get the possession.

What happens if a lender takes over a housing project?

Last month, the State Bank of India took over a housing project in Kolkata because the developer had defaulted on repayment of dues to the tune of Rs 176 crore. The Teen Kanya project was promoted by the Bengal Shelter Housing Development, a joint venture in which the state housing board has 49% stake. Therefore, its repossession by the SBI % has come as a shock for the 400-odd families that have invested in the project.


Most of the buyers had put money in the project because the state housing board was involved. The project is only half complete and the investors are now contemplating legal action to safeguard their investments.

The incident brings into focus the RBI's decision to stop builders from offering 80:20 schemes. Under these schemes, the buyer services only 20% of the loan for the property while the developer pays the interest on the balance till the property is ready. The RBI warned that if the developer defaults on the interest payment, the buyer would suffer because the loan was in his name.

What are the options available to a buyer if a lender repossesses a property due to default in payment? Legal experts and housing professionals contend that the lender does have first right over the project. Let us look at the issues involved. Read More

On 31st August 2013, Maple Group (www.mapleshelters.com) inaugurated their corporate office at City Square, behind 'The Pride Hotel', at Shivaji Nagar, Pune 411 005.

Maple Group, you know, is well-known for affordable housing. Launch of their 'Aapla Ghar Housing Colony' projects, in February 2013, at Chakan on Pune Nashik Road and Sanaswadi, Ranjangaon & Shikrapur on Pune Nagar Road was a big hit - 600 bookings in a week!

Mr. Sachin Agarwal, Chairman & Managing Director, Maple Group, called and invited me for the inauguration, as he always invites me for the launch of his every project.

At the launch of Maple Woodz, I met Sachin for the first time. Mr. Kapil Gandhi, M. D., Sigma One Landmarks Pvt. Ltd. Developers of Grand Stand at Kothrud introduced us. I was already a big fan of Kapil. That day, I became a big fan of Sachin too.

Although both of them are at two opposite ends of the property market - Kapil is in premium housing - Sachin is in compact affordable housing - there is a similarity between them. Both believe in professionalization of real estate business.

So, when Sachin Agarwal invited me for the inauguration of his 'corporate office', I did take it seriously. Otherwise, for me every builder & developer - construction company - is a father & sons' shop -yes, even it is a public limited company listed on Bombay Stock Exchange. For me, Maple Group's corporate office means - Sachin's one additional step towards professionalization.

To make sure, I reached Sachin's 'Corporate Office' on time, I decided to confirm the location. On my way to Sakhar Sankul, I turned in the lane opposite Handmade Paper Institute and stood admiring preparations at City Square, Corporate Office of Maple Group.

Oh God! Sachin caught me in the crowd staring at his office. I didn't have any choice but to greet him. I told him that I will finish with Maharashtra Times Property Show and come over in the evening. But Sachin Agarwal invited me to have a first look at his office when there was less crowd.

And you know what? I went in to have a quick look but I was in Maple Group's Corporate Office for a couple of hours. It's one of the best offices - builder's offices - I have ever seen. It's well designed, sophisticated, lavish and has the best view of Pune.

I am sure, this office will prove to be a good investment. Landlords and joint venture partners will be more than happy to join hands with Maple Group. Result is, Sachin Agarwal will launch a few more 'Aapla Ghar Housing Colony' projects. And those who have small budgets, will be able to own a home, at least, in Pune District.

Maple Group started their business from 70 sq.ft. office. So, obviously, this 7,000 sq.ft. office, will inspire Sachin to change the definition of affordable housing - from "a small size home in a small budget" to "a spacious home in a small budget." Because, like Sachin Agarwal, we also love big space.

Everyday in August 2013, we were reading bad & sad news about Indian economy.

But in September, Ganapatti Bappa Morya - we have decided to be happy. We all know, for sure, Bappa will help us forget about inflation, economic crisis & slowdown in Pune real estate market.

Then would it be wise to visit Maharashtra Times Property Show on the first day of September 2013? I wanted to find out.

So, yesterday evening, I went to Sakhar Sankul, venue of the Pune property exhibition, and had a talk with a few visitors. Look what they say about Maharashtra Times Property Show.

1) Bargain for a Big Discount on Property Prices:

When I saw only a couple of brochures in his hand, I asked Prakash (Not a Real Name), "Good! You have found what you were looking for!! Already short listed the best options!!!"

"Shortlisted? No! Only these were worth considering!!," said Prakash.

"However, congratulations for visiting the exhibition in this poor economic conditions!," I said.

"Because, I know this is the right time! Now, the builder has to negotiate - reduce property prices - give a best deal - offer big discounts," said Prakash.

"True! Now, it's other-way round. Builders are desperate - not the property buyers!!," I said.

"That's what this exhibition is all about - so, I came for a good deal!," said Prakash.

2) No 'A' Category Builders - No Projects from East Pune - Vishrantwadi, Wagholi, Hadapsar!




Looking at the big bunch of brochures, I asked Rohit,"Happy? Good show?"

"This is Maharashtra Times Show - not Pune property show. No A category builders - Kumar Properties, DSK," said Rohit.

"You mean - the exhibition is only to promote Maharashtra Times?," I asked.

"Don't you think that a property fair should have projects from the entire city?," asked Rohit.

3) My budget is 25 lakhs - I want to buy a plot & construct a 4 room home

"I am from Solapur. I have already built 4 room bungalow on 1 guntha plot for my parents. Now, I want to do the same thing at Pune for myself. I work at Talawade. At present I stay at Dhankawadi. Katraj, Hadapsar - Fursungi - Manjri are my preferred locations. My budget is 25 lakhs," Mr. K, not a real name, said.

"Did you find - like - any?," I asked.

"No. The ones - which were in my budget - were far away," said Mr. K.

"Then what?," I asked.

"I liked a 1 BHK at Ambegaon in my budget - possession is after 9 months - I prefer ready - or almost ready for - possession - flat - going to visit it tomorrow - but, you know? - this 1 BHK Flat is too small - not even 400 carpet - small size - high price," said Mr. K.

"Then why are you considering it?," I asked.

"They have started demolishing the unauthorized bungalows - then what is the point in investing in Jambhoolwadi - Mangadewadi?," said Mr. K.

"Why? Why now?," I asked.

"Yes! I asked the same question. Why now?," said Mr. K.

"What about Chakan - Talegaon?," I asked.

"Good. In my budget. Convenient from my office at Talawade. But what about tomorrow? Tomorrow - I may not be at Talawadi," said Mr. K.

"Yes, of course, no one knows about tomorrow. What are you going to do now?," I said.

"Keep on wasting my time - visiting these useless exhibitions," said Mr. K.

4) Life Crisis is Much More Serious than the Current Economic Crisis:

Mr. Suhas was disappointed because there were no projects from his preferred area which were within his budget. Before I asked him - What is your budget - Suhas said that he knows that his budget is not enough for his preferred area.

"Then - thinking of changing the area or increasing the budget?," I asked.

"How can I do that? I own a property at Aurangabad. But I can't touch it - at any cost - and can't leave my current location - Yerawada. It's too costly to live at far away Wagholi or Dighi - you pay 10 lakh less - but end up spending a lot more on the cost of living at these far away places - for water - for petrol - for milk - for vegetables," said Suhas.

"How about increasing budget? Good life at Yerawada is better than the dead investment at Aurangabad. Isn't it?," I asked.

"No. Not at all. What about tomorrow? I am an IT engineer. Private job. No pension. How am I going to survive - if I lost the job or retired? What about the medical expenses? What about the education of my children? My property is my only power - support - solution - for all life crisis. You know? Three years ago a rate of a plot at Aurangabad was only 500 - now, it is 1500 per sq.ft. - and even if you go with a bag full of cash - you wont get a plot - because, no one is selling!," said Suhas.

"Aren't they aware about the declining price of rupee? Now, 1500 is not 1500 anymore - much less!," I said.

"True, But after the current land acquisition bill don't you think that land will be short in supply and an investment in a plot will appreciate a lot?," asked Suhas.

"Land is not less - shortage can be created of anything - because we are scarcity minded people," I said.

"Whatever! Point is - I can't - only - think of today - planning for tomorrow - is more important - so, I must keep on finding solutions for life crisis - visiting exhibition is one of them," said Suhas.
