Clean Home Clear Mind

Terms of Transaction:




Sushant was happy in a rented flat at Kothrud. But, his father, Mr. Sudhir Vidwans, was not. Mr. Vidwans wanted his son to buy a ownership flat. In a good locality - which has proper roads and water supply.

Obviously, for Sushant, who works in Hinjewadi, Baner was the ideal location. So, Sushant visited and shortlisted a couple of projects. And finally Vidwans booked a flat at Balaji Generosia at Baner. (www.generosia.co)

You know why? Because, Mr. Nitin Chitodkar, Director of Shree Balaji Group Pune (www.shreebalajidevelopers.co) - developers of Balaji Generosia, was the only builder who gave the job interview!

Other builders refused to give telephonic interview to Mr. Sudhir Vidwans, who, at that point of time, was in USA. Mr. Chitodkar himself made an international call. At a suitable time for Mr. Vidwans - which, as per Indian Standard Time, was night in Pune. Mr. Chitodkar answered every question. Not only that, when Mr. Vidwans finished his long questioner, Mr. Chitodkar told him to feel free to ask whenever any question pops up in his mind.

At the end of the telephonic interview, Mr. Sudhir Vidwans, who is a chemical Engineer by qualification and a banker by profession, announced that Mr. Nitin Chitodkar has been selected for the final round.

The final round was conducted at Pune. For this round presence of Mr. Chitodkar was not required. The legal papers and PMC sanctions - approvals of Balaji Generosia were enough. Mr. Vidwans advocate scrutinized the papers thoroughly and gave his consent.

"Papers are OK. Builder is OK. Now, you can give a cheque of booking amount!," said Mr. Sudhir Vidwans to his son and they booked a flat in Balaji Generocia at Baner.

"You know, Mr. Ravi Karandeekar? It would be disrespect to call them a - "builder". Chitodkar Brothers - Nitin & Rajendra - are the transparent, professional and responsible "construction service providers," at the end of interview Mr. Vidwans told me.

A couple of days ago, Mr. Nitin Chitodkar called me. After announcing that recently he has given possession of Balaji Generocia, Mr. Chitodkar said, "Ravi Karandeekar, Can you meet the homeowners and interview them? I want you to share their experiences on your blog"

"Mr. Chitodkar, you are inviting trouble! Possession is mostly not so sweet - in fact - stressful experience - for a property buyer. Generally, you know, every home buyer has a long list of complaints. So, to share their dissatisfaction & disappointments with the world - home buyers invite me for a cup of tea - not a builder!," I said.

"But, I am inviting you! Meet and share the experiences of my customers," Mr. Chitodkar said.

"Have you received completion & occupancy certificate - or is it just - possession for furniture & fitments?," I asked.

"Generosia has received not only completion & occupancy certificate but PMC water connection too! You know, I launched this project in September 2010 and in April 2013 we had a possession ceremony. At that time, I assigned a professional film maker to interview a few home buyers. I can show you those films. All are happy!," Mr. Chitodkar said.

"Good! What about society formation?," I asked.

"Yes! Society is formed!!," said Mr. Chitodkar.

"Happy - satisfied home-buyers is a news - possession with completion & occupancy certificate, PMC water connection and society formation is breaking news - in Pune real estate market! I would like to meet your buyers & blog their experiences!!," I said and fixed the time to visit Balaji Generocia at Baner.

From Mumbai Bangalore Bypass, in the soft sunlight of the evening, two eleven story buildings of Balaji Generosia were looking good.

More than the beauty of the buildings, I liked the site hoarding. Because it was about a few ready for possession 2 BHK & 3 BHK Flats at Balaji Generosia and two upcoming projects of Shree Balaji Group Pune - Balaji Infinity, 2 BHK, 3 BHK, 3.5 BHK Flats and 4 BHK Pent Houses at Baner and Metro Jazz, 2 BHK 3 BHK & 4 BHK Flats opposite Balewadi Stadium at Baner!

Obviously, my first question to Mr. Nitin Chitodkar was about the property prices of available ready possession flats at Balaji Generosia. Mr. Chitodkar told me that a 2 BHK Flat goes for 71 - 73 Lakhs and a 3 BHK for 99 Lakhs.

Before I could ask him the next question about upcoming projects, Mr. Chitodkar gave me his mobile phone and told me to view the videos of his buyers' testimonials.

"First, tell me how could you give timely possession with completion - occupancy certificate & PMC water," I asked.

"It's not difficult if you really wish and sincerely try!," said Mr. Nitin Chitodkar.

"To wish and try - a builder should be customer centric - which most of the builders are not!," I said.

"I can't say about others. But, I am always available for my property buyers. I have personally finalized every booking. It's huge investment - every buyer deserves personalized service and commitment," said Mr. Chitodkar and called someone.

Yes, personal commitment of the builder was the first parameter of Mr. Vidwans.

Giving legal file to property buyer before booking - shows that the builder respects property buyer's consumer rights. In fact, now, there is no need to give a file to every enquiry. A builder can upload his legal documents and sanctions & approvals on his website. Till then a property buyer has no option but to refuse to book if the builder is not ready to give the legal documents.

Big builders, like Manish Jain of Kumar Properties & Shashank Paranjape of Paranjape Schemes, can not meet every property buyer to give personal commitment. But they can become professional and offer third party quality assurance certificate, compensation for delayed possession, warranty & guaranty in the flat agreement itself.

After all what every property buyer wants at the time of booking? Clean home and clear mind.

  1. Glad to hear this positive testimonial. Hope other builders follow the example set by Mr.Chitodkar so that more and more home buyers would become more than eager to recommend their builder to their close friends.

    Can you please post information on stand alone buildings without pool club, gym etc.. with only parking and garden/compound in pune especially in Koregaon Park, Shivaji Nagar, Kalyani Nagar, Aundh, Viman Nagar, Hadapsar areas...other areas are also welcome.

    Appreciate some genuine information.
