While reading a local newspaper over my first cup of morning tea,
I realize that the time has come to make people aware about investing wisely in real estate.
Particularly middle class Marathi real estate investors in Mumbai & Pune.
Who have become soft target of unscrupulous builders in Pune.

I kept the paper aside and took a sip of hot tea.
Demonstration would be more effective than giving a speech or writing an article.
The hot tea burned my lips but solved my problem.
"Demonstration!" I stood up and cried loudly.

To demonstrate you have to spend money. Lots of money. My business mind told me.
So what? These are my Marathi people. My extended family.
Who has given me lots of money, love and respect. More than my expectations. More than I deserve. My humble human mind told me.
(Yes, even after achieving so much success, I have preserved my humble human mind and my first pair of chappals with love.)

Once I decide to do something, I don't tell about it to anybody. Not even to myself. I just go and do it.
So, I went to the toilet and started working on my plan. From my commode, my seat of inspiration, I made a few calls and finalized a small plot of 7 acres. An ideal plot for me to demonstrate how blindly we trust the false claims in the advertising.

My second call was to my architect. "1 BHK 25 Lakhs. 2 BHK 37 Lakhs. Target is real estate investors in Pune & Mumbai. Location Warale, Talegaon. Send me floor plans before lunch. Any questions?," I asked my architect. "This info is more than enough, Sir! Have a good day!," said my architect.

Before, making a third call, I wrote a few words on my toilet paper. I believe that there should be right balance of emotion and entertainment in the education. Even in real estate investment education. So I wrote - "Fool" "Flourishing" "Prosperous" "Lifestyle" "1 BHK Flat" "2 BHK Flat" "Talegaon" "Save" on my toilet paper. Immediately, I took a photograph of that piece of toilet paper with my mobile. Confirmed that all words are readable. Typed a note - show me ad campaign based on these words before lunch. Sending that image to my advertising agency, I flushed the toilet and got up.

As expected, all of you gave huge response to Sadaphuli at Warale Talegaon. You booked all 75 units of 1 BHK Flats. Only 10 units of 2 BHK Flats are left available for booking. As per our tradition, today morning, some of you participated in "Bhoomi Poojan". So, the exercise - formality - procedure of 'investing in real estate' is complete.

Tonight, when you will rest your head on the pillow, you will feel proud of yourself. You will congratulate yourself for investing in a DSK Home.

However, early morning, I will come in your dream. Don't panic. Listen carefully what I will say.
"My Marathi friends, tomorrow morning, I am returning your booking amount cheque by courier. Please, read my hand written note sent along with it. The note says - "Don't Invest Blindly. Use Your Commonsense."

Tomorrow morning, over a cup of tea, in your imagination, just revisit the site of DSK Sadaphuli at Warale Talegaon. Reread the press ad of DSK Sadaphuli. Once again read about saving lakhs of rupees by booking a flat in a 3 day launch event.

Now, for a moment, forget that this is DSK ad.
Assume that it's some other builder's ad and - read that ad once again.
You will realize that, now a days, most of the builders make same type of poetry and
false claims about savings / appreciation in their advertising.

And blindly, most of us, believe in any and every launch ad and launch offer by any builder.
Without having a critical look, most of us - blindly - book - poorly designed - not suitable for humans - type of a flat - at any scheme - at any odd location - at any irrational property price.
We must stop this. We must invest wisely. Even if it is DSK Scheme.

My Marathi friends, launch of DSK Sadaphuli was nothing more than a demonstration - live learning event - for creating awareness among you about investing wisely in Pune real estate. That's why it was planned just a day before April fool's day.

So, now, I am personally visiting all my Marathi friends in their dreams. Only to give the message - "Don't Invest Blindly. Use Your Commonsense."

I have a great respect for you sir,I spoke to to you from gurgaon as a end user planing to move to pune,The affodable housing is just not affodable,did a visit in feb 2012 at some so called affodable housing wagholi,dhanori,Hanewadi,Builder Loudly says'Sold Out' available at first & last floor,What a Bulshit,No PMC,Npo water,electricity and what a confidence,serioulsy it will be tturn a big Blunder in few years for Investor(Untill some Polictical anbd Builder Nexus Promote this jungles),Sad to be born in India

This is really very surprising.How can serious first time buyers book a flat on the launch day itself.While buying an Android Smart Phone i browsed net for few hours going through reviews,taking advice from my friends , visited shop to get a first hand feel of the device before finally buying one.It cost me only 13 K as comapred to 25-40 lacs for 2-3 BHK flats.

  3. However reputed a builder may be yet one has to book with open mind & after proper research is what I feel. Even if its I phone from a company like Apple yet there can be serious flaws, so dont just jump for advertise but study ,analyze & then only act is the proper way to buy ur own home.

  7. This post made me so curious that I actually visited the site on Sunday. I became more confused so trying to understand it from Ravi. Sorry for my limited knowledge but what exactly is the highest deal breaker in this site?

    1) The price ( 3100 and now so called 3300 Rs)
    2) The location ( After going through 800 m road which is currently suitable for only tractors )
    3) The plan / usability
    4) Legal papers ( Gram Panchayat )
    5) Water?
    Exactly What?

    The current talegaon rates are around 2700 with similar amenities. DSK is charging premium of 400Rs per Sq feet.
    DSK locations are typical off road locations (Ranvara, Baner project which starts from 3..) so nothing new from DSK. & their quality is average not high nor very low.
    But they typically complete their project within stipulated time which can be advantage compared to other builders considering worst case scenario in terms of market.

    The average cost of construction for decent type of construction is around 3k per Sq feet in pune . Even if DSK can do it at price of say 2k per sq feet and use the rest 1.1 k as profit it is still equivalent of price of building your own house of decent quality.

    Other way round , if you are looking for a small house in talegon w/o any legal problems and similar aminities , what should be the rate & what can be the options?

  8. मी रोहन, माझ्या मित्राने DSK मध्ये flat घेतला . मला सांगायला आनंद होतो कि जसे दुसरे बिल्डर्स फसवेगिरी करतात तसे DSK यांच्या प्रोजेक्ट मध्ये काही नसत. पूर्ण पारदर्श्क्ता असते . हो तुम्ही किमती बद्दल बोलत असाल तर DSK किमतीनुसार Amenities provide करतात. असा माझा अनुभव आहे.

  9. Sir, I feel if DSKDL did not give a damn about common man, Bavdhan (DSK Raanwara), Sinhagad Raod, (DSK Vishwa) would not have witnessed such a tremendous development. Infact you surely know how DSK Vishwa created a Guinness World record and there hardly have been people who are regretting buying a home there. Can so many people be so horribly wrong?

  11. DSK is a very honest builder with integrity! they have an excellent track record rany new location they started has proved to be a prime location in Pune and Mumbai. They built Durgamata Towers at cuffe parade in south bombay it makes me feel proud to have known such a big builder!!

    वाचून मलाही वाटलं की बांधकाम व्यवसायात पडावं की काय?

    बांधकाम व्यवसाय इतका सोपा आहे हे माहिती नव्हतं मला.जर खरच असेल तर आपण आपल्या लेखाने नविन पिढीला एक सोपा व्यवसायच उपलब्ध करून दिलाय. पण साहेब एकच विनंती, त्यांचं काही चुकलं तर त्यांना जरूर मारा. पण फक्त मारू नका हं!

    लेख वाचताना चटकन दोन किस्से आठवून गेले. काही वर्षांपूर्वी आकाश चोप्रा नावाचा
    Expert Commentator ' सचिन वर असं बोलून गेला की सचिननं हा ball असा खेळायला पाहिजे होता. मनात आलं आकाश लेका तू एवढया matches खेळलेला नाहीयेस जेवढया सचिन unfit म्हणून बाहेर बसला होता.काही अदब शिकवली की नाही तुला.

    दुसरा किस्सा तर अफलातूनच...पु. लं. देशपांडेंच्या गोष्टीतला. विषय काय तर 'जागतिक शांतता'
    आणि बोलतय कोण त्याच्यावर तर महानगरपालिकेच्या उंदीर मारण्याच्या विभागातला कारकून.

    काही किस्से गोष्टीतच बरे वाटतात. वस्तुस्थितीवर लिहिले तर व्यक्तिमत्वाचा उलगडा होतो (लिहिणाऱ्याच्या).

    असो, क्रांती झाली आहे इंटरनेटची. कोणीही उठावं कोणावरही लिहावं. बोलणार कोण? अडवणार कोण?

    मोठी रेष काढावी...रेष खोडण्यापेक्षा, हाच खरा मोठेपणा.

  14. करंदीकर साहेब, तुमचा ह्या विषयातील अभ्यास गाढा आहे हे ऐकून होतो. पण वरचा लेख जरा जास्तच अतिरंजक वाटतो आहे. आपले आणि डीएसकेंचें संबंध कसे आहेत हे मला ठाऊक नाही. पण आपल्या प्रत्येक शब्दातून त्यांच्याबद्दल असणारा द्वेष मात्र जोरकसपणे आढळतो. या द्वेषाचे कारणही निश्‍चितच वैयक्तिक असणार यात शंका नाही. पण साहेब, ज्याप्रमाणे तुम्ही म्हणता, त्याप्रमाणे प्रोजेक्ट प्लॅन करणे हे संडास करण्याइतके सोपे नाही, हे सामान्य माणसालाही कळेल. कमोडवर बसून प्लॅन, दाढी करता करता जाहिरात मसुदा असे नसते हो. डीएसके असो किंवा अन्य कोणी, एखाद्याच्या मेहनतीवर अशी ‘शी’ करणे सोपे जरी असले तरी आपल्यासारख्या तज्ञाला ते शोभणारे नाही. राहिली गोष्ट, तो प्रोजेक्ट गुंतवणुकीसाठी योग्य आहे की नाही, तर हा ज्याचा त्याचा निर्णय आहे. तुम्हांला आवडणारी, पटणारी गोष्ट सर्वांनाच पटली पाहिजे असे नाही. आणि तुम्हांला पटली नाही तर ती वाईटच आहे असेही नाही. आज इतके लोक तुमचे फॉलोअर्स आहेत याचा अर्थ तुमच्या एकट्याच्या खांद्यावर फार मोठी जबाबदारी आलेली आहे असेही समजू नका. मीच एकटा तो तारणहार आणि बाकीचे सगळे चोर, असे नसते साहेब एवढेच मी म्हणू इच्छितो.

  15. Dear Ravi, I have read your blog and also can make out what you want to say. But still for sake of my clear understanding as well as for many other people can you please list down all pros and cons of this project? it will really help people in taking decision. I know you are giving enough hints in your blog above, but we know that no builder is perfect and we have to compromise on few things no matter which builder we go with.
    So my request please list down all the points clearly, would be very helpful.

At the time of booking the possession was told Nov 2015 then June 2016 then changed to August 2016 but still there is no single call / any communication from DSK's about the reason delayed of possession / any date. We need to call their office & every time getting different reason & different possession date. People are booking in DSK as a Trust. But I think we cannot trust DSK.
