Bavdhan at its Best!

Surprise! I liked Pebbles II!!

Though it's at Bavdhan! That too at Bavdhan Budurk!!

You know what? Last weekend, the day of launch, when I visited the site, I was not enthusiastic about Pebbles II.

In fact, I visited the site only because of you & the builders of Pebbles II.

I know how much you all love to read about every project at Bavdhan. So, I had no option but to write about Pebbles II. Ravi Karandeekar, it's your job. Visit and write about Pebbles II. I told myself.

In fact, when I left home, for a moment, I was in two minds. Why shouldn't I first visit Pride Valencia at Baner - which was also launched on the same day - & then, visit Pebbles II at Bavdhan?

Accepting my lack of enthusiasm about Pebbles II, I reminded myself about an encounter with one of the developers of the project. He was angry with me.

Why were you so negative about Pebbles on the RamNadi at Bavdhan? He had asked me. I had told him that I don't have any personal grudge against him. The reason was RamNadi. Not you. Or your project.

OK. Pebbles II, he told me, is located behind DSK Toyota Showroom. That's better, I said and accepted his invitation. And, even blogged the pre-launch offer!

It means, now, to prove that your opinion is always based on principal, Ravi Karandeekar, you must visit the site of Pebbles II. I told myself and went to Bavdhan Budruk.

At the end of my visit, lack of enthusiasum was replaced by 'over-enthusiasm' about Pebbles II! So, I decided to write only after I had cooled down. Gained my balance. And am sure about what I say.

I liked Pebbles II. A township of around 500 units of 2 BHK & 3 BHK Flats, located behind DSK Toyota Showroom on Mumbai Bangalore Highway, at Bavdhan Budruk, Pune 411 021.

Why I liked Pebbles II at Bavdhan Budruk?


1) Pebbles II has an approach road. Not only one - which is there at this point of time. But one more, upcoming approach road from DSK Toyata Showroom. I was told.

Besides the proper approach road, you can cross Mumbai Bangalore Highway, even now. Soon, there will be subway too.

2) Approximate 14 acres plot of Pebbles II is large enough to create good neighborhood. North side of the plot of Pebbles II has defense land with green cover. Whereas south side will have commercial / amenity space. Busy Mumbai Bangalore Highway is at a safe distance to the east. Even today, the plot of Pebbles II looks tempting.

3) Six 12 story residential buildings in Pebbles II are very well laid out with ample open space which will have lot of fruit tree plantation and sports & recreational amenities. Including the temple. Because of the podium, there would be enough number of car parks.

4) Quality specifications of Pebbles II, include modular kitchen with hob & chimney. S. S. railings with toughened glass in the terrace. Glass partition in the master bathroom. These standard specifications are actually fitted in the sample flat of Pebbles II. Plus, there are some digital specifications which will be provided at an extra cost.

5) I liked the planning of Pebbles II Bavdhan. Instead of usual living cum dining, Pebbles II has kitchen cum dining layout. This layout, I believe, will enrich your family life.

2 BHK & 3 BHK Flats in Pebbles II come in 2 sizes. Medium & Large. Carpet area of a medium 2 BHK Flat is 804 sq.ft. Whereas the carpet area of a large 2 BHK Flat is 896. Carpet areas of medium & large 3 BHK Flats are 1042 & 1188 sq.ft. Which are enough for a small family.

Of course, these carpet areas include the attached terrace to living or dining. Which is of a moderate size. 7'9" x 7' to 8' x 8'. Large 3 BHK Flat - 1188 Carpet - has a 2nd terrace - attached to the 14' x 12' master bedroom!

Designed by Abhikalpan Architects & Planners, my favorite, 2 BHK & 3 BHK Flats in Pebbles II have optimum efficient space which will create 'feeling of goodness' in your home.

You can experience this 'feeling of goodness' in the sample flat of Pebbles II, today!

Ms. Pranali Shende has demonstrated unusual sensitivity and care in this sample flat. Which will instantly connect you with it. Instead of observing the objects - fittings, fixtures & furniture - you start living in it. And start feeling good.

6) The Pebbles II has a floor lobby! There are 4 units on each floor with 2 lifts. Of course, there is a connecting passage between the two wings which offers 2nd staircase to each wing. Typical builder friendly cost effective design of Abhikalpan Architects which you may seen in some other projects too. At Pebbles II, this connecting passage , at least on paper, doesn't evade privacy of the other flats.

7) A moment ago, when I was going to write about the property prices at Pebbles II, I received a call from Yavatmal. For his second son in USA, a father wanted to book a flat at Pebbles II. The father said,"They are asking 5,100 per sq.ft. for a garden facing flat! Is it worth?"

"Yes! Worth for people like you - who are from Jalgaon, Yavatmal & Nagpur!!," I said.

"Why?," the father asked.

"Because in your 'limited' budget - of 60 to 90 Lakh (!) - you can get an emotional satisfaction of living near Kothrud and can fulfill your childhood fantasy of living in Pune!," I said.

Look at the property prices at Pebbles II. Since these builders can count money in your pocket and read your mind, they have priced their 2 BHK & 3 BHK Flats right. After all, property price is worth only when you can afford it. Right?(!)

However, the builders of Pebbles II have demonstrated sensitivity while positioning their project. In the advertising and promotional material of Pebbles II, they have used Shazahn Padamsee. Whom young Ranbirs like to kiss and middle aged Devgns like to marry!

So, point is Pebbles II Bavdhan, is an object of desire for all. However, only those who have a budget of 60 to 75 lakh for a 2 BHK Flat and 77 to 99 for a 3 BHK Flat can have it.

Now, tell me, what would you like to do? Kiss or marry?

Whatever!

For me, Pebbles II means, Bavdhan at its Best!

Water - No Problem at Neo City Wagholi!

Neo City Wagholi Invests Rs. 3 Crore for Water Supply!

Mr. Vijay Jalan told me that 1,000 families of Neo City Wagholi are going to get water. We, Jalan Group, Maple Group & Pristine Properties, the developers of Neo City Wagholi, are investing around 3 crore rupees for lifting water from Bhima River, laying pipe line and installing filtration plant.

"Thanks & Congratulations for solving water problem, Mr. Vijay Jalan," I said.

"What else can we do when the Gram Panchayat refuses to supply water? We are getting water for Aura County. But not for Neo City. So, we had no option but to find some solution," Mr. Vijay Jalan said.

"You don't sound happy, Mr. Jalan! Why? No water problems at Neo City Wagholi can give you more bookings and higher property rates. Isn't it?," I said.

"Come on...you know...number of bookings was never an issue at Neo City Wagholi...1st & 2nd phases received huge response....in fact...for a long time...we didn't have anything to sell....so, we opened the 3rd phase...last phase...in which we don't have much to sell...only 3 buildings...A, B & C!," Mr. Vijay Jalan said.

"Got it - not having much to sell at higher property rates - is the problem!," I said.

"Foundation of Neo City is reasonable property rates and affordable budgets. We were never interested in playing 'property price games' like some of the recently launched projects at Wagholi. What disappoints me is lack of political will and economic vision of Gram Panchayat," Mr. Vijay Jalan said.

"Now, this disease has a name. It's called policy paralysis. Policy paralysis is not the privilege of only Central Government of India and Maharashtra Government. Local Governments like PMC, PCMC & Gram Panchayat also have right to enjoy the policy paralysis!," I said.

"That's the tragedy! We are builders & developers. We are not Gram Panchayat. Supplying water and developing infrastructural services is Gram Panchayat's job. We, the builders, increase the value of the land and make the residents - farmers - of Gram Panchyat rich. Residents in our projects are going to fuel the economic growth of the village. Property tax, paid by the residents in our projects, will eventually become Gram Panchayat's major source of income. I am not saying that the Gram Panchayat should acknowledge the role of the builders. I want Gram Panchayat to provide better infrastructure for the residents in our projects. If the Gram Panchayat takes the initiative, we, the builders, are ready to contribute in the development of better infrastructure. Instead of day dreaming of merger in PMC, together, Gram Panchayat & builders, can develop good infrastructure and prosperous economy in any fringe village of Pune," Mr. Vijay Jalan said.

"Come on, Mr. Vijay Jalan! No government in India believes that an Indian Business could contribute anything in the economic growth of India. Some 60 years after British Empire left India, Central & State Governments in India have realized that they should bring back the British East India Company or American East India Company a.k.a. Walmart!," I said.

"No. Be positive. You know? Shikrapur Gram Panchayat is very proactive about development. Same with Kanhe Phata Gram Panchayat. That's why so many projects were launched there after my Aura City & Eco Valley!," Mr. Vijay Jalan said.

"What about Wagholi?," I asked.

"I have done my duty. Neo City will get water. Now, it's a job of residents of Wagholi to proactively contribute in the development of better infrastructure!," Mr. Vijay Jalan said.

Mine is bigger than yours!

At Pristine City Bakori - Wagholi Pune 412207:


There was quite a crowd at Pristine City Bakori. All sales executives were busy with the property buyers. Receptionist suggested to me to have a look at the sample flat. Which gave me an opportunity to meet Ms. & Mr. Kumar. (Not Real Name).

It was one of the most special days in the life of Mr. Kumar. For the first time, Mr. Kumar has brought Ms. Kumar to Pristine City at Bakori. Opposite Weikfiled Foods. Near Wagholi.

Couple of months ago, when Mr. Kumar booked a flat at Pristine City Bakori, there was no sample flat or anything. Still Mr. Kumar went ahead and booked a 2 BHK Flat. Only because of the reputation of the builder - Pristine Properties. And the attractive pre-launch property prices at Pristine City Bakori. And, of course, because of the D P Road which will reduce the distance between Kharadi & Bakori to only 8 kilometers.

"Possession is 2015. I don't know where I would be in 2015. In Pune or somewhere else. Whatever. Booking at Pristine City was a good decision," Mr. Kumar said.

"Yes, I can see that! Ms. Kumar looks satisfied & happy!," I said.

"Initially she was not! You know why - It's 4 - 5 kms from Neo City & Jain College. But, now, looking at the current prices at Wagholi & visiting the sample flat of Pristine City - she said I was right!," Mr. Kumar said.

"Price difference - I can understand. But what's great about a flat at Pristine City?," I asked.

"Dry Balcony! My 2 BHK Flat's dry balcony is 8 feet x 4 feet 6 inches! Bigger than the dry balcony at most of the projects in Wagholi. On the way, we stopped at Neo City. I showed Ms. Kumar the size of their dry balcony. A 2 BHK Flat, in their 3rd phase, has only 6 feet 8 inches x 3 feet 8 inches dry balcony," Mr. Kumar said.

"Oh! Really! I didn't notice this!! I am coming from Neo City. Wondering why anyone will come so far & away!," I said.

"See....mine is bigger than yours. It matters. Isn't it?," looking at Ms. Kumar, Mr. Kumar said.

"Yes. Of course. Yours is really big!," Ms. Kumar said proudly.

"That's better! How many & how much?," I said.

"Around 500 flats! 2 BHK for 58 - 65 & 3 BHK 74 - 85 - approx!," the sales executive of Pebbles at Bavdhan said.

Looking at the small crowd in the stall, I said, "Too good to be true!"

There was quite a rush at VITS Hotel Balewadi Stadium. From the minute West of Pune Property Exhibition was opened.

When I reached the exhibition around 11.30, I noticed great enthusiasm on the face of every visiting property buyer. I didn't see anybody shocked / disappointed / angry when a sales executive in the stall told him the property price & availability.

In fact, I noticed that a few sales executives were feeling a little shy about their property & price.

I talked to an old man who was looking lost in the exhibition. He told me that he is here to collect brochures and price lists. Holding his hand, I said, "Me too!"

"But these sales people ignore me. They all are interested in young couples!," the old man complained.

"It's not about age. All depends upon how you react when you hear the property price!," I said.

"See, my daughter married a boy in her company. She told me - what matters is salary - not caste - religion - state. Now, they earn around 1 lakh 50 thousand per month. So, they told me to look for a 3 BHK Flat costing around 1 Crore at Baner!," the old man said.

"In that case - visit the stall and ask - Do you have a 3 BHK Flat at Baner for around 1 Crore?," I said.

"I tried. I could say 'Baner'. I could pronounce '3 BHK Flat'. But, couldn't speak '1 Crore'!," the old man said.

"I can understand. At this age - better - request your daughter to teach you about money and life," I said.

"Means instead of wearing the same pair of trousers for 4 years - should i start living like my daughter - and throw it away - after 4 months?," the old man asked.

"Yes! Always remember that you are the fuel of this economic engine!! The salary you get is not for keeping. Not for saving. But to giveaway. Whenever - you can. As much as - you can. If required - borrow - but don't stop giving-away!," I said.

"What will happen if I do that?," the old man asked.

"You will be happy - as much as - all these people - you see around - in this property exhibition!," I said.

What say you? Otherwise, why people book a flat? Not because a builder doesn't have enough money to build. But because you want to use your spare time to give away whatever money you have and be happy. Right?
