On Friday, 27th April 2012, Pate Developers (www.patedevelopers.com) opened booking of 3 buildings in West Coast Park, near Z P School at Shivane Gram Panchayat, Pune 411 052.

The launch ad said - "Buy a home here and get a 1 acre park for free!".

This 1 acre park, the ad claimed, will offer an opportunity to 576 couples in West Coast Park at Shivane Gram Panchayat to spend quality time with their 2 kids - certainly, one boy and one girl.

When i tried to visualize all 576 couples with their 2 kids, means some 2,340 people in 40,000 sq.ft. park in West Coast Park at Shivane Gram Panchayat - it looked like an all out family orgy to me.

However, i couldn't enjoy this family orgy for more than a couple of minutes. Because, suddenly, a foul smell filled my nostrils and I couldn't breathe.

I rushed to the kitchen but the LPG gas stove was off. So, I rushed to my neighbor and started banging on their door.

"Why do you buy milk? To drink or to burn?," i shouted as soon as my neighbor's wife opened the door.

"Yes, what an unbearable smell! I thought, for a change, you burned your milk today!," my neighbor's wife said.

"It's not the milk! It's full page ad of Pate Developers' West Coast Park at Shivane Gram Panchayat! Did you get carried away by an idea of getting 1 acre park for free?," my neighbor's husband said.

"Yes! But i had to stop enjoying 1 acre park because of the bad smell of your burning milk!," I complained.

"We were doing the same!," my neighbor's wife said.

"Did you see me in your visual? You were in mine!," i asked my neighbor's wife.

"Certainly! Look! We always fantasize the same thing. But for the first time we also smelled the same thing! How come?," my neighbor's wife asked.

"Your nose is very sharp!," my neighbor's husband said to his wife.

"And your lips are delicious!," i said to my neighbor's wife.

"Focus on the issue! This is about the nose! I know from where the smell came!," my neighbor's husband said.

"Where?," my neighbor's wife & I asked.

"From 1 acre park in West Coast Park! It was the smell of 576 families in the West Coast Park! They haven't taken a bath for a long long time!!," my neighbor's husband said.

"Why?," i asked.

"Because, there is no water supply in the fringe villages of Pune!," my neighbor's husband said.

"How do you know?," i asked.

"My husband is not like you! He reads news in the paper. He knows everything. Because of him - we are here!," my neighbor's wife said.

"But...you always said because of me!," i said.

"That's true! I mean - we couldn't buy a new flat because of my husband!! General knowledge is not good!," my neighbor's wife said.

"Not this time! I am suggesting to Pate Developers to offer a free water tanker for each booking!!," my neighbor's husband said.

"But you were talking about other offers! Discount in the recently hiked stamp duty - discount in recently hiked service tax - discount in home loan interest rates - assurance about lifts - why suddenly you changed your demands?," my neighbor's wife asked her husband.

"I haven't given up those ideas! I have just added "1 water tanker for free" to my list of demands!!," my neighbor's husband said.

"But - instead of a 1 acre park - why didn't the builder think of these offers?," i asked.

"Because West Coast Park is Pate Developers's first project in a fringe village of Pune! So, we all have to suggest an offer that will sell their flats!," my neighbor's husband said.

Whereas, ‘Anandgram’ is suited for the customers from lower income group having a budget between Rs.4 Lacs to 15 Lacs with all required basic amenities. ‘Anandgram’ generally comes up at locations that are little away from the city but are well connected with the city.

All that one needs to do is to read the scheme details carefully which would be available on the company website www.vastushodh.co.in from May 1st, get the application form available at any Cosmos Bank branch fill it with the required details like the preferred location and preferred size of flat and then submit the same either at Vastushodh Office in Kothrud or at any Cosmos Bank Branch along with the cheque of Rs.25000/- for ‘Anandgram’ and of Rs.50000/- for ‘Urbangram’.

The scheme would be run between May 1st and 15th.

All those customers who have completed the applications procedure would then be called and shall be allotted the flats of their choice and their preferred location on first come first serve basis in the next three months time starting from May 15th.

Those customers who do not wish to book the flat due to personal reasons or due to not getting the flat of their choice due to more number of applications after completing the application procedure shall get the refund of the amount paid by them with the application form by August 15th.

Marvel Realtors' Note On “MARVEL CASCADA” at Balewadi, Pune:


1) Shri Ramesh H. Hansrajani and Three Others were the Owners of Part of the land whereon “MARVEL CASCADA” is being developed.

2) The said Shri.Ramesh H. Hansrajani and Three Others entered into a Memorandum of Understanding dated 26.11.2003 with M/s.Achalare Associates, a proprietory concern against payment of a sum Rupees One Lac Only. However, on account of breaches committed by the said M/s.Achalare Associates, the said Memorandum of Understanding dated 26.11.2003 was terminated by the said Shri.RameshHansrajani and Three Others.

3) The said M/s.Achalare Associates filed a Suit [bearing Special Civil Suit No.1103 of 2004] in the Court of the Civil Judge, Senior Division, Pune at Pune seeking specific performance of the said Memorandum of Understanding and for other reliefs. The said M/s.Achalare Associates sought Interim Orders from the said Court restraining the said Shri.Ramesh H. Hansrajani and Three Others from alienating / transferring or dealing of the said Land pending hearing and final disposal of the said Suit. However, the said Trial Court rejected / dismissed such Application made by the said M/s.Achalare Associates. The said M/s.Achalare Associates therefore preferred an Appeal from Order to the Hon’ble High Court, Bombay. The Hon’ble High Court Bombay dismissed the said Appeal preferred by the said M/s.Achalare Associates on merits. The said M/s.Achalare Associates has not challenged the said Order of the Hon’ble High Court before the Hon’ble Supreme Court of India and hence the said Order of the Hon’ble High Court, Bombay dismissing the Plea of M/s.Achalare Associates for Interim Relief is final. Despite its Plea being rejected by the Hon’ble High Court, Bombay, the said M/s.Achalare Associates again made an Application for Interim Injunction in the said Pending Suit. However, the said Application was also dismissed by the Trail Court. The said M/s.Achalare Associateshas not challenged such Order dismissing his said Application in any Superior Court. In the meanwhile, the Land in question was sold by Shri.Ramesh H. Hansrajani and Three Others to M/s.Runal Developers and M/s.Runal Developers has entered into an Agreement with Marvel Sigma Homes Private Limited for development of the said Land.

4) Marvel Sigma Homes Private Limited submitted the Building Plans in respect of the construction to be carried out by it on the said Land to the Municipal Corporation of Pune and the said Corporation sanctioned such Building Plans. M/s.Achalare Associates had taken written objection before the Municipal Corporation of Pune for sanction of the said Plan. However, the Legal Department of the said Corporation found no merit in the said claim made by M/s Achalare Associates and, accordingly, the said Corporation sanctioned the said Building Plans.

5) The said M/s.Achalare Associates has filed a second Suit [bearing No.362 of 2012] in the Court of the Civil Judge, Senior Division, Pune at Pune against, inter-alia, the Municipal Corporation of Pune, M/s.Runal Developers and Marvel Sigma Homes Private Limited. No fresh cause of action has accrued to M/s.AchalareAssociatse for filing the said second Suit and the same is purely a frivolous litigation initiated by M/s.Achalare Associates.

6) We have taken legal advice and we have been assured that there is no merit in the claim made by M/s.Achalare Associate in the light of the Judgements of the Hon’ble High Court, Bombay and of the Hon’ble Supreme Court under the Speicifc Relief Act and in view of the observations made by the Hon’ble High Court, Bombay in its Order dismissing the Application for Interim Relief made by M/s.Achalare Associates. Even in the very unlikely event of the Trial Court ruling that the termination of the said Memorandum of Understanding by the said Shri.Ramesh H. Hansrajani and Three Others being unjustified, the only relief available to M/s.Achalare Associates is to claim pecuniary damages from the said Shri.Ramesh H. Hansrajani and Three Others. However, specific relief of the terms of the said Memorandum of Understanding will not be granted.

and a 2 BHK Flat of 850 Carpet goes for approx Rs. 55 Lakhs.
Gera Developments offers 5 years warranty for their properties.

Pre-Launch Offer of Gera's Park View 1 in December 2008 - An Uninspiring Story!


This weekend, at last, Gera Developments (www.gera.in) launched Gera's Park View 1 at Kharadi, Pune 411 014. Gera's Park View 1 is the third phase of Gera's Emerald City, adjoining EON IT Park at Kharadi.

The launch ad labeled 1 BHK & 2 BHK Flats in Gera's Park View 1 as - "competitively priced premium properties". Certainly, as usual there were couple of * (stars)in the launch ad. One (*) on the "Special Launch Offer". Second (*) on "Modular Kitchen with a hub & chimney". Third (*), obviously, said that T & C (Terms & Conditions) Apply. You know what was the fourth (*)? ADF Facility Also Available (!).

The launch ad didn't mention 2 things. One, EON IT Park. Two, more than 3 years delay for launching Gera's Park View 1.

Anyways, Pune property buyers give least importance to delayed possession and delayed launch. But for the sake of Pune Builders, I thought that Gera Developments should have taken the credit for the maximum delayed launch. This would have inspired many Pune builders to break the record of Gera's Park View 1 - Pre-launch offer in December 2008 and launch in April 2012!

When i gave a second thought, i realized that delayed launch of Gera's Park View 1 would have failed to inspire Pune builders! Because, in 2008, Gera Developments had only accepted the cheques of booking amount. Gera didn't deposit those cheques. Gera neither used the property buyers booking amount. Nor blackmailed the property buyers to give their own contribution. Instead of that, when Gera Developments realized that the launch of Gera's Park View 1 will be delayed, they returned the original cheques to the property buyers! How uninspiring!

Curious to know whether the plans of Gera's Park View 1 are the same as they were in 2008, I visited www.gera.in - the website of Gera Developments. Yes, the floor plans of 1 BHK Flat & 2 BHK Flats were quite different! The current 1 BHK & 2 BHK Flats are neither "homes". Nor typical flats. There is no kitchen. There is only one hall - a slot - in which you can cook, eat & sit. Every slot comes with either one bedroom or two bedrooms. 23 feet x 12 feet slot with 1 bed room of 10 feet x 10 feet 9 inches. 26 feet 9 inches x 12 feet slot with 2 bedrooms of approx (10' x 12' & 10' x 11') or (10' x 13' & 10' x 12') - Interesting! Isn't it?

This change reflects the life style of property buyers of 2012. No one wants a home anymore. What all one needs is a place to rest after the job. Buying decision is based on the connectivity, saleable area and EMI. Plain & impersonal - like blue jeans - easy to sell & buy when you change the job. So, what is the point in creative planning? Thorough market research must have convinced the Gera Developments.

That's why they altered the old plan of 2008.
Removed kitchen.
Cancelled the private entrance pathway which was useful for drawing rangoli and lighting diyas in Diwali.
Cancelled the split levels in the 2 BHK Flats.
Cancelled 10 feet 4 inches x 2 feet 6 inches loft - 4 feet above the floor - till ceiling - in the 2 BHK Flats on Even Floors - which you could have transformed into built-in cupboards or a cute bunk bed for your baby.
At the same time, removed the compact 5’ x 5’ space - with 12 feet height in the 2 BHK Flats on Odd Floors
- which you could have used as a place for “pooja”.
However, they didn't change the separate W C & Bath in the 1 BHK Flats
- or dry the balcony in the 2 BHK Flats.
Now, a home is out and a slot is in!

Instead of wasting energy in guessing - What would be the property prices of 1 BHK & 2 BHK Slots in Gera's Park View 1 - I was walking on EON IT Park Tar Road. Admiring landscape, pavement & street lights. In fact, i was almost overwhelmed with this huge development and the construction progress of EON IT Park. What progress! 45 acre EON IT Park - sanctioned in September 2006 - may be completely ready in the next 1 or 2 years! What a historic moment it would be!!

"Ravi Karandeekar, what are the prospects of development of Kharadi?," the caller asked me.

"Only God & Times of India knows! But, why are you asking?," i said.

"An hour ago - i booked a 2 BHK Flat in Gera's Park View 1 for 52 Lakhs!," my reader said.

"Congratulations! You are a rich man - living in a poor and backward country!," I said.

"I am not rich! I sold my 2 studio apartments in Amanora and invested that money in Park View 1," the caller said.

"Interesting! You withdraw from the planned 400 acres development owned by one and ask me the prospects of 400 acres owned by 10 builders who will only build nothing but the buildings!! Do you know that Pune, State & National Governments are bankrupt - financially & politically?," i asked.

"I know. I live in Mumbai. I read newspapers. I am not interested in your political opinion - tell me about the development of Kharadi," my reader said.

"You tell me why did you invest in Kharadi!," i asked.

"Gera is good. Location of Park View 1 - is strategic - as if it's 'town center' of Kharadi. EON will give me good rental income. From Gera to Marval & Panchshil all have big sized premium projects on the road which connects Nagar Road & Keshavnagar Mundhwa - beyond river - it's called Billionaire's Boulevard! Geras are developing Club - SEZ - Medical City - and upmarket Trinity Towers. Lots of developments are planned - question is in how many years - your guess!," my reader said.

"What will you do if i said more time than your expectations?," i asked.

"If i cancel in the next 7 days - Gera will return all my money - no cancellation charges!," my reader said.

"Gera is great! Are you looking for short term investment like your last one?," i asked.

"No. This time 5 - 6 years! Like my first one in Magarpatta - long term," my reader said.

"Good! Start counting 5 - 6 years after your 2 BHK gets the completion certificate!! Till then consider your investment as social work of providing cheap rental housing - of course - if you would have done this with your investment in Amanora - those 5 - 6 years would have come early!," i said.

"There is a huge difference between a studio apartment and a flat! And Kharadi is more popular! By the time of possession - in the next 2 & half years - the rates in Kharadi will touch 6,000," my reader said.

"If i had been working as a salesman - by tomorrow morning - rates of Kharadi would have crossed 6,000!," i said.

"Why? Because I know how to type & make xerox copies of property price list!," i said.

"Good sense of humor!," my reader said and disconnected.

When I reached Gera's Emerald City (South), venue of the launch event, I saw 2 friends discussing at the temporary parking in the 4 acre plot given to PMC for Garden & Play Ground. Over looking this garden is the USP of Gera's Park View 1!

"Booked?," i asked them.

"No. Not yet. Not in our budget. 40 lakhs for a 1 BHK & 55 Lakhs for 2!," one of them said.

"Aren't you working in IT?," i asked.

"Yes. We are. In EON IT Park," one of them said.

"Got the job a few months ago?," i asked.

"No. Over 4 years . My package is 5 lakhs. Not much. Can't afford even 40 lakh's 1 BHK," the other said.

"40 for a 1 BHK & 2 BHK for 55 Lakhs was a shock for me! Didn't expect so much rate," the first said.

"Property price is not an issue. Problem is you are living in the past. You know? This is 2012. Not 2004 - 2005," I said.

"In 2004 - we were in college!," one of them said.

"True. But, today, if you had been living in 2012 - you would not have thought of buying a home. Look at this builder - Gera's SEZ was sanctioned in those old days - but he has given up the idea - because, these builders know that those days are over - look at this road - it's not even a tar road - those who live in that Gera's Emerald City North are using it for nearly 2 years! It's not about money - it's about living in 'now'! Hallucinations of prosperity are over - once again we have become a poor country. If you don't come to terms with reality - builders & bankers are waiting to eat you alive at Wagholi!" i said.

"Buying home is a crime or what?," the other said.

"No!, but craving for a fake ownership is. Living in debt is. In 1800 it was Opium - now, it's EMI - you can't live without it!," I said and took leave.

It was Sunday evening. The evening of the first IPL match in Pune. But there were a small crowd at the launch venue of Gera's Park View 1.

The event was well organized. It was on the podium of one wing of Gera's Emerald Park (South). In other wings property buyers were staying. Newly completed project was looking like freshly cut water melon.

The contact form was well written, designed & printed. Successfully creating an impression that your visit is important to the builder.

Visit to the show flat of Gera's Emerald City was assuring & reminding that Gera is a good builder.

After a visit to the show flat - the next stop was - Cafe Coffee Day. CCD was serving lemon tea and wet napkins.

View of more than ten tables where visitors were seriously discussing with the sales staff of Gera Developments was increasing my blood pressure.

At regular short intervals someone was booking a flat. He was given a sapling of Tulsi - in a paper bag. All present at the venue were clapping for him.

It was a nerve breaking experience. Everyone from Gera Developments was serious and polite.

No visitor was casual, angry or sarcastic. I was expecting that at least someone will cry - What? 1 BHK for 40? 2 BHK for 55 Lakhs! But no. I didn't hear a single cry. Seriousness became unbearable, so I left the venue.

1) To find out the reasons for the huge response to Gera's Park View 1 at Kharadi, i called Mr. Pankaj Sampat, leading real estate consultant in East Pune.

There isn't anything unusual - unexpected about it. It was bound to happen. Take my word - soon, Kharadi - will take the place of Kalyaninagar. Gera is the most respected and trusted builder in Pune. Anyone would be happy to pay a little premium to Gera.

Instead of buying 20 year old 1 BHK for 40 - 45 Lakhs in VimanNagar or Kalyaninagar - paying the same amount to Gera's Park View 1 - is any time a better deal. Same about a 2 BHK Flat. Where can you get a 2 BHK in 50 - 55 lakhs? Nowhere but at Gera's Park View 1.

2) Shrikant, one of my readers who on the day of the lunch booked a 2 BHK Flat in Gera's Park View 1 at Kharadi is in dilemma.

"In the same budget - 50 lakhs - i am getting a 3 BHK Flat in Dhanori. What should i do?," he asked.

"It's easy - if you need 3 bedrooms - go to Dhanori!," i said.

"Would it be wise in the long run? Kharadi is a prime area. This is once in a life time opportunity!," he said.

"What is more important to you? Space inside your home - or outside your home?," i asked.

"Both! That's the problem!!," he said.

Pretending as the 3rd integrated township - after Amanora & Blue Ridge - formed as per Special Township Act of Maharashtra Government, in April 2008, Pegasus Properties - joint venture of Avinash Bhosale Group, Kumar Properties, GIC, and MIDC - launched 1,400 Crore Megapolis on 150 acre land leased from MIDC for 95 years.

At the time of launch of Megapolis (www.megapolis.co.in), Mr. Amit Bhosale, Director of Pegasus Properties, has announced that the first phase of 900 flats will be ready in 24 months - 2 years and rest of the 21 story 58 towers will be ready in 5 years. Means, in April 2013.

However, today, in April 2012, some 50 property buyers are living in - not completely ready - Sangria Towers, the first phase of Megapolis. These Sangria Towers, cluster of 9 towers of 21 stories, will take more than one year to complete.

However, 150 acre Megapolis isn't an unusual phenomenon. Other big townships - Amanora 400 acres (www.amanora.com), Blue Ridge 138 acres (www.blueridge.in), Nanded City Pune 700 acres (www.nandedcitypune.com) - all launched approximately 4 years ago - are in the same boat. Today, approximately 50 property buyers - a few more or less - have somehow managed to get possession of their flats in these townships.

Why only consider big size townships in Pune? There are many small size projects in Pune real estate market - 200 to 300 flats in 5 - 6 Buildings of 11 story - launched 4 years ago are still not completely ready in Wakad & Baner! For example Rohan Tarang Wakad (2006) & Rohan Leher Baner (2008)!!

In December 2009, to revive the almost stalled Megapolis, Pegasus Properties took two steps. First, it reduced the property rates of Sangria Towers from Rs. 3,200 per sq.ft. to Rs. 2,850 per sq.ft. Second, it launched Sparklet - Megapolis Smart Homes 1 - approximately 1200 units of 1 BHK Flat - 480 Carpet - for Rs. 16.6 to 16.9 Lakhs & 2 BHK Flats - 760 Carpet - for Rs. 24.86 to 25.35 Lakhs.

Compared to Celestial City Ravet and other affordable compact flats launched at that point in Pune real estate market, for sure, Sparklet - Megapolis Smart Homes 1 was a better offer. Mainly, because of it's location - in the third phase of Rajiv Gandhi Infotech Park at Hinjewadi and the ready road and other infrastructure developed by MIDC. Obviously, Sparklet - Megapolis Smart Homes 1 received good response. Considering the progress of construction, if Sparklet - Megapolis Smart Homes 1 would be ready for possession in March 2013 - 3 years after the launch - it would be considered as a sort of a record in Pune real estate market.

Realizing that not the so called luxurious properties in Sangria Towers but the flats in Rs. 20 to 40 Lakhs price range is the key to survive, in August 2010, Pegasus Properties launched Sunway - Megapolis Smart Homes 2. Just 6 - 7 months after the launch of Sparklet - Megapolis Smart Homes 1. At nearly the same property rate of the closing booking rate of Megapolis Smart Homes 1. Rs. 2,400 per sq.ft. for Non Garden Facing Flats on the 1st to 2nd Floors to 2,850 per sq.ft. for Garden Facing Flats on the 12th, 13th & 14th Floors.

However, Pegasus Properties managed to increase it's profits by marginally increasing the carpet areas of the 2 BHK Flats - from 760 sq.ft. in the Sparklet - Megapolis Smart Homes 1 to 805 sq.ft. in Megapolis Smart Homes 2. Plus, in Sunway - Megapolis Smart Homes 2, Pegasus Properties introduced 2.5 BHK Flat of 964 sq.ft. Carpet area.

All inclusive property price of Rs. 28.46 to 33.62 Lakhs for a 2 BHK Flat and Rs. 33.51 to 39.65 Lakhs for a 2.5 BHK Flat was, surely, not only affordable but also very attractive for the young Hinjewadi IT professionals, Defense Personnel, Managers in Central Government and salaried real estate investors in Pune & Mumbai. Who booked more than 600 units - nearly half of the total number of flats in Sunway - Megapolis Smart Homes 2 - at the launch property prices in a few months.

Around November / December 2012, nearly 15 - 16 months after opening booking, Sunway - Megapolis Smart Homes 2 was almost 'sold out' - all approx 1200 flats were booked. Last 2.5 BHK Flats - on 1st & Top (14th) Floor - were priced at Rs. 46.23 Lakhs.

Though the flats were not available, property buyers who were searching property kept on visiting Megapolis. Because, property prices in Pimple Saudagar, Wakad in PCMC and Balewadi, Baner, Bavdhan in PMC were beyond budget of most of the property buyers. Along with the prices and property, construction progress of Sparklet - Megapolis Smart Homes 1 & Sunway - Megapolis Smart Homes 2 was looking quite impressive for the visitors. Obviously, majority of visitors expressed their interest in the upcoming Megapolis Smart Homes 3 and left their contact details with the marketing team.

By March 2012, the sales team of Megapolis had compiled a long list of 900 would be property buyers but there wasn't a single flat available to sell. The sales team of Megapolis was siting idle. In the last 16 months, the team of contractors have nearly finished the RCC of Sunway - Megapolis Smart Homes 2 and they were available to start the RCC of Megapolis Smart Homes 3. It also means that, nearly 90 per cent payment of Sunway Megapolis Smart Homes 2 was already received and the balance 10 per cent may take 24 more months to come.

So, opening booking of Splendour - Megapolis Smart Homes 3 was important for Pegasus Properties. Booking of Megapolis Smart Homes 3 was the only source of revenue for the builder. Booking of Splendour - Megapolis Smart Homes 3 means work for the idle sales team. Booking of Splendour - Megapolis Smart Homes 3 means not losing the RCC contractors.

So, on 13th March 2012, Pegasus Properties opened booking of Splendour - Megapolis Smart Homes 3. In the next 2 weeks, everything happened exactly as expected. RCC Contractors got work orders. Once again, the sales team of Megapolis became busy. Out of the list of 900 people, nearly 100 property buyers booked their flats by giving 15 per cent of the agreement value. Means, new & only source of revenue opened for the builder.

However, when i saw the booking forms, I noticed that most of the property buyers were experienced working couples. Not the young first time home buyer from Hinjewadi. Because of the property prices, Spendour - Megapolis Smart Homes 3 has lost it's sheen & edge. Megapolis Smart Homes has lost it's soul and body.

Now, i realized that, not the young IT professional - the first time home buyer - but the builder's greed for more profit has become the driving theme of Splendour - Megapolis Smart Homes 3. It's not win - win offer, anymore. Now, it's I (builder) win, you (the property buyer) lose - offer. Like all offers in Pune real estate market.

When i visited the structure of RCC & Brick Work of Sparklet - Megapolis Smart Homes 1, I asked the salesman the reason behind launching 2 BHK Flats in Splendour - Megapolis Smart Homes 3 in the property price range of Rs. 45 Lakhs to Rs. 50 Lakhs.

Casually, he said, "Because, at some point of time the builder has to focus on earning profits! You know that we sold Smart Homes 1 & 2 at very low price..."

"Not at low price but at the right property price - because at that point of time you were struggling to survive. Now, you may be safe - but what about the completion of the entire 150 acre Megapolis?," I asked.

"Come on...timely possession and completion of the project are property buyers' concerns. For a builder what matters is 'how' - not 'when'. Smart Homes 1 was social work - Smart Homes 3 is business," the salesman of Megapolis said.

"Don't you think that Smart Homes 3 would be quite a slow business? Look how much time you took to sell bigger & better 2 BHK Flats for Rs. 45 to 50 Lakhs in A, E, G, H Towers of Sexy Sangria?," i asked.

"Who told you that we are in a hurry? Plus, ask any property property buyer in Smart Homes 1, 2 & Sangria - they will tell you that they all are happy about appreciation of their investment! Our goal is - customer satisfaction!," the salesman said.

Yes, the salesman of Megapolis was right. All Pune property buyers in Pune real estate market always believe in all ideas which are always beneficial for the Pune builders.

After you book a flat - you suddenly stop bothering about your colleagues and friends, your younger brothers and sisters, your relatives and neighbors - who are looking for a home. Irrational property rate is no more your concern. Unethical, abusing and exploitative business practices of the Pune builders and housing finance companies don't make you angry.

After booking a property you turn into a selfish pig. What matters to you is the value of your property. You become so dumb that when builder increases property rates for more profits - you take it as an appreciation of your property! So, the salesman of Megapolis was right. Those who have already booked must be happily congratulating themselves and Pegasus Properties.

Same with those who are looking for home near Hinjewadi! True, majority would be unhappy about the hiked property rates of Splendour - Megapolis Smart Homes 3. But, like politics - not the enlightened majority but naive minority always supports and accepts the property prices.

These naive minority would be property buyers, the builders of Megapolis Smart Homes 3 know - will not ask - on what basis Pegasus Properties demands the property rate of Rs. 3,500 to 3,750 per sq.ft. In any business - from a supplier - a purchase manager of a company demands for the bifurcation of the cost. But in real estate business, the property buyer never asks to his supplier - the builder - what is the cost of a land, cost of RCC & brickwork - plaster, cost of bought out finishing items like tiles, sanitary fittings, doors and windows.

Even when the land is given by MIDC, which is owned by Maharashtra Government, to Pegasus Properties for the purpose of providing housing for the workers of IT Companies in Rajiv Gandhi Infotech Park at Hinjewadi. Where increase in the property rate should be related to increase in the cost of construction raw material and labor charges.

These minority would be property buyers are too desperate to ask whether it's constitutional for the Sate Owned MIDC - which is one of the partners in Pegasus Properties - to use Maharashtra Government's land for exploiting the citizens of Maharashtra!

Who will go to Bombay High Court against Maharashtra Government and demand - Was this land acquired from the farmers of Maharashtra to make Avinash Bhosale Group, Kumar Properties and GIC - investment arm of Singapore Government, rich?

Not only the white color workers in IT Companies, but Pegasus Properties knows that the Hinjewadi Industries Association (www.hiapune.in) which launched "Hinjewadi First" to demand better roads, power and water for Rajiv Gandhi Infotech Park will not lift a finger for it's workers!

Hinjewadi Industries Association will not insist on providing housing for the eligible majority of it's workers. Instead of that, like these industries have always done, they will start talking about expected rise in the job opportunities in the third phase of Hinjewadi. Which will frighten those who are not convinced about the property & price and are siting on the fence to jump in the fire and book in Spledour - Megapolis Smart Homes 3 - before the property price rises after the certain number of bookings!

"Mr. Ravi Karandeekar, property prices is not an issue. On your blog you should write about "increased service tax in Union Budget 2012"! You should talk against banks for not reducing home loan interest rates. You should be against banks not funding stamp duty, registration charges, service tax and other charges. All these increases the own contribution of the property buyer, reduces his eligibility for a home loan and makes buying a home more difficult for him!," the salesman of Megapolis said.

"Yes! You are right! I should write about it. Fighting with the government is better than loosing your friendship. Agreed, I should never write about your property prices. But, considering these issues what motivated you to launch properties in the price range of Rs. 45 to 60 lakhs?," i asked.

"We keep our eyes open. Though we are a few kilometers away - we are aware about the property prices in Wakad and Baner - Balewadi! If you compare the property prices of Spendour - Megapsoli Smart Homes 3 - with the prices in the known & familiar areas in PMC & PCMC - you will accept that our property rates are competitive!," the salesman said.

"So are the rates in Life Republic (www.liferepublic.in) and Nanded City Pune! You know what? Someone asked me to help him choose between Life Republic & Megapolis Smart Homes 3. He said costing of a 2 BHK Flat in both the projects is nearly the same - he was confused about finalizing! Can you guess, what would have I said?," i said.

"Certainly! Splendour!! We are planning to give possession of all buildings in March 2015 - in just 3 years!," the salesman said.

"Yes! I could say that only in 2013 - after you give possession of Sparklet - Megapolis Smart Homes 1!! However, i never expect any builder to give possession on time. Why take a trouble to give possession on time - when you have already received 95 per cent of the payment? What can any property buyer do who has signed an agreement which is in the builder's favor? So, possession is not a point. Point is - Life Republic is planned as a small private city - whereas - Megapolis is a housing colony of white color workers of Rajiv Gandhi Infotech Park. I told him that it's his personal preference - whether he want his son to grow up as a worker's son or a private citizen!," i said.

"No wonder your readers say that you are biased about Life Republic!," the salesman said.

"Why readers? I myself say that I am biased about all integrated townships and the projects in the residential zones of Hinjewadi Phase 2 & 3 - which includes Megapolis too! But when it comes to choose between the two - for a fact - no human being will like to live on the "Animal Farm" - in the residential zone of Hinjewadi Phase 2 & 3! By pricing irrationally - you have exposed your negative side!," i said.

Guys, when the offer is unethical - do you see any point in talking about the planning, specifications and amenities?

Anyways, Megapolis Smart Homes 3 is just a little bigger version of 2 at a very big property price and the minority would be property buyers only bother about - what are the prospects of appreciation of Splendour - Megapolis Smart Homes 3. Right?

And the answer is - there never will be shortage of the naive property buyers who care less for their life & money!
