"Behind Toyota Showroom on Mumbai Bangalore Highway at Bavdhan!," the sales executive of Pebbles at Bavdhan said.

"That's better! How many & how much?," I said.

"Around 500 flats! 2 BHK for 58 - 65 & 3 BHK 74 - 85 - approx!," the sales executive of Pebbles at Bavdhan said.

Looking at the small crowd in the stall, I said, "Too good to be true!"

There was quite a rush at VITS Hotel Balewadi Stadium. From the minute West of Pune Property Exhibition was opened.

When I reached the exhibition around 11.30, I noticed great enthusiasm on the face of every visiting property buyer. I didn't see anybody shocked / disappointed / angry when a sales executive in the stall told him the property price & availability.

In fact, I noticed that a few sales executives were feeling a little shy about their property & price.

I talked to an old man who was looking lost in the exhibition. He told me that he is here to collect brochures and price lists. Holding his hand, I said, "Me too!"

"But these sales people ignore me. They all are interested in young couples!," the old man complained.

"It's not about age. All depends upon how you react when you hear the property price!," I said.

"See, my daughter married a boy in her company. She told me - what matters is salary - not caste - religion - state. Now, they earn around 1 lakh 50 thousand per month. So, they told me to look for a 3 BHK Flat costing around 1 Crore at Baner!," the old man said.

"In that case - visit the stall and ask - Do you have a 3 BHK Flat at Baner for around 1 Crore?," I said.

"I tried. I could say 'Baner'. I could pronounce '3 BHK Flat'. But, couldn't speak '1 Crore'!," the old man said.

"I can understand. At this age - better - request your daughter to teach you about money and life," I said.

"Means instead of wearing the same pair of trousers for 4 years - should i start living like my daughter - and throw it away - after 4 months?," the old man asked.

"Yes! Always remember that you are the fuel of this economic engine!! The salary you get is not for keeping. Not for saving. But to giveaway. Whenever - you can. As much as - you can. If required - borrow - but don't stop giving-away!," I said.

"What will happen if I do that?," the old man asked.

"You will be happy - as much as - all these people - you see around - in this property exhibition!," I said.

What say you? Otherwise, why people book a flat? Not because a builder doesn't have enough money to build. But because you want to use your spare time to give away whatever money you have and be happy. Right?

    Hello your post is really too informativeAnd i recommend to choose residential property in 2/3 BHK Apartments in Eldeco Noida for best deals, also recommends to invest in Eldeco Apartments in Noida Expressway for best return on investment.tis is my personnel opinion and experience.

      Though, you are investing at an initial stage and are going to get more - I believe in moderate expectations about appreciation. Little more than you would have got from the bank.

      While considering an appreciation, please, always remember that at this point of time, in this price range - 20 - 30 lakhs - very rarely, you get an opportunity to invest in a property and increase your personal wealth.

    1. Dear Rakesh, I believe that one should always visit Kanhe by train. Get down at the station and walk up to the site.

      Train helps you to look at it from the right perspective - from the investor's perspective.

    I visited some plots ... about 8 km from Kanhe Phata ... can you advice if buying land is a good investment here? Most of them are agricultural plots ... are there any major hurdles in converting agri land to NA plots?
