Property rates at Megapolis, Hinjewadi Phase 3, Pune, to go up from 1st of May 2011

Last 3 Towers in Sunway Megapolis Smart Homes 2 will be launched on Sunday, 1st of May 2011, at the new increased property rates!

If you have shortlisted any available flat in Sunway Megapolis Smart Homes 2, or in Sangria Towers, better book today or tomorrow , Friday & Saturday - 29th & 30th April 2011 - and take advantage of the current property rates. The most reasonable property rates in Pune real estate market.

From 1st of May, 2011, my reliable source said, Megapolis is increasing the property rates. The last 3 towers in Sunway Megapolis Smart Homes 2 will be launched at the new higher property rates.

It means that today and tomorrow are the last 2 days to book a spacious 2 BHK Flat - 805 sq.ft. Carpet Area - for Rs. 36.36 Lakhs and a spacious 2.5 BHK Flat - 964 sq.ft. Carpet Area - for Rs. 43.29 Lakhs in Sunway Megapolis Smart Homes 2. From 1st of May 2011, you have to pay more for the same flat in the newly opened A1, A2, A3 Towers!

It means that today and tomorrow are the last two days to book a 2 BHK Flat - 894 / 899 sq.ft. Carpet Area - for less than Rs. 47 Lakhs (All inclusive Property Price), a 2.5 BHK Flat - 1044 sq.ft. Carpet Area - for less than Rs. 53.50 Lakhs (All Inclusive Property Price), or a 3 BHK Flat - 1206 sq.ft. Carpet Area - for less than Rs. 61.50 Lakhs (All Inclusive Property Price) in 21 story Sangria Towers in Megapolis. From 1st of may 2011, you have to pay more for the same flat!

However, considering the current property rates in Wakad, Baner-Balewadi, and Pimple Saudagar - Nilakh - Gurav - I am sure, even after the price rise, property rates at Megapolis would be as attractive as they are today! What say you?

  1. never to buy at megapolis. Its not a clear title property and not all the banks approve loans there. The customers are kept in dark and not informed about the land lease of 95 years (4 down already). Ravi are you promoting MegaPolis? I would expect you to be a non influential person reviewing all the properties and making your fellow friends aware of what it means. Its a Agreement to Lease and not Agreement to Sale.

    TO add to the horror, there is a pending court case on the land too....

    Why risk your hard earned money guys!!!

  2. Hi Vinay,
    Lets be fair. The project is approved by many big banks - including SBI.
    Also, the court case is resolved. My friend has bought a flat in Megapolis and he says that everything is mentioned in search report.
    The project has received 6 star rating from CRISIL.

    Also, the area belongs to MIDC. It means there would be government nod needed to develop any property there. It means that the area will always remain clean and green.
    The only problem is connectivity to the city and social infrastructure. If you are coming to pune first time and not a puneite then it might make sense to stay in Megapolis.
