Your Pursuit of Happyness ends at Madhukosh!



In today's Sakal, I saw an ad of Madhukosh, Paranjape Schemes' township of 1 BHK, 2 BHK & 3 BHK Flats at Dhayari, on Sinhagad road, Pune.

Starting with "What is happiness?", the ad told me where i could find it.

Yes, of course, at Madhukosh!

Besides this, the ad said that, Madhukosh has 575 flats. At this point of time, booking of the first phase, which has 289 flats, is open.

Sample flats at Madhukosh are ready, good news, indeed!

In this ad, for the first time, i also saw the elevation of the building!

Yes, now, i have started feeling that, "Here ends my "Pursuit of Happyness"!

Deepak Parekh, CEO of HDFC, on the builder lobby, the imperfections in the property market, teaser home loans and more...

In the past 10 years, builders have emerged as a formidable lobby with proximity to the powers that be...They go about changing rules, so much so that a police station in Maharashtra had to be relocated to house a project. Does it worry you?


Deepak Parekh:

That is why I have been a proponent of a real estate regulator for the past three years. The builders do not want it because they see it as one more hurdle, one more layer of bureaucracy. The point is, we need to ensure that there is some distinction. Today, anything goes — you don’t need to be a civil engineer to be a builder. I can become a builder tomorrow. If I have access to land, not even ownership, I can put up a board and people will come and start booking.

I don’t need to know anything about construction, but because of the shortage, people will just come and book a flat. Basically, the entry-level in construction is zero. Anyone and everyone can become a builder. And then they do all this...breaking the FSI rules....But, believe me builders around the world have a reputation of being close to the powers that be. They need to be, because they are dealing in land in urban areas which are expensive and politicians have vested interest.

Property prices are once again high. We hear that developers have more staying power and are controlling supply...

Deepak Parekh:

This is happening only in a few cities like Mumbai and Central Delhi. First of all, non-housing prices have not gone up, they have only come down. IT, commercial, SEZ, industrial park, retail malls... all these prices have come down. In Pune, prices have not gone up. In Hyderabad prices have come down even in residential segment. If the residential sector experiences what happend in the non-residential sector, price will come down in residential properties. What happened in non-residential sector is oversupply, overbuilt offices, built offices with no takers. How long will the builders keep them to themselves?

RBI as well as the government want lenders to waive loan prepayment charges..

Deepak Parekh:

On every loan that HDFC has prepaid we have paid massive prepayment charges — to World Bank, to ADB, to LIC to State Bank. So if a borrowing institution has pre-payment penalties we have to pass it to our constituents. You can’t give a 15-year loan to someone only to have the borrower turn around in 15 months and say that he wants to prepay because the neighbouring bank is giving quarter per cent lower. It’s not incremental housing, it is only adding to paperwork.

It is not increasing the GDP.... And then he does not want to make pre-payment charges. You have done documentation, you have examined legal documents, you have put it in a storage place that is far away and safe. The closing charges for a real estate abroad are 25 times higher than that in India. You go and try and close a loan and see what happens in Europe or the US or even in Singapore.

You called teaser rates on home loans a gimmick, and then HDFC started offering teaser rates...

Deepak Parekh:

We were losing business. I still feel that teaser rates are a gimmick; it is a marketing tool. But my marketing people said that if we do not have attractive rates in the first two years no one would come to us. So we had to fall in line immediately. So everyone is doing it now and financial innovation takes 24 hours. ....There are two things in this.

If the teaser rates are much lower than the normal rates, borrowers may not have the cash to pay when the normal rates kick in. Secondly, even when we give these rates the quantum of loan is calculated as if the rates are higher ...we don’t want the family to be short of money two years from now. So our eligibility is much lower because we take into account the higher rates. But if suppose in two years time rates become 12-13%, how are they going to pay? Then 8.5% will become 13%

First, i would like to congratulate the builder of Swapna Saankul for offering a 2 BHK Flat of 524.17 sq.ft. carpet area which has a dry balcony, entrance lobby and an attached terrace of 10'x5'6", either to a living on odd floors & to a bedroom on the even floors.

His efforts to provide common toilet and an attached toilet for the master bedroom shows his creativity and dedication to offer best possible in this size and in this budget.

I am sure, the builder has done his best to attract the needy end user, the actual home buyer, and successfully managed to keep away investors. So, if someone ever asked my opinion about "investing" in Swapna Saankul, that would be a pleasant surprise for me!

The PMC can’t run buses; but wants metro rail

Suddenly the much hyped Pune metro railway seems to be a dubious proposition - primarily due to the unholy haste with which the Pune Municipal Corporation (PMC) has granted approval to the project and is now seeking state and central funding.

The two glaring questions that have arisen are -
can a municipal corporation which cannot run a city bus service efficiently be trusted to manage a highly complex operation like a metro rail network?; and,
is there really a need for a metro railway, especially at a stupendous cost of over Rs 10,000 crores of public money?
The issue here is this - there are several much cheaper options available; options that would be cheaper and easier to operate and maintain than a complex metro rail network. Has the PMC examined these options ? Has it taken an educated and informed decision ? Has it considered the long term implications of creating a metro railway ? Is the PMC eminently qualified to take such decisions in isolation?

Alain Robert (www.alainrobert.com) (born as Robert Alain Philippe on 7 August 1962), is a French rock and urban climber, from Digoin, Saône-et-Loire, Bourgogne, France. Known as "the French Spider-Man" (after the Marvel Comics character Spider-Man), or "the Human Spider", Robert is famous for scaling skyscrapers.

Robert has scaled 85 giant structures around the globe including many of the world's tallest structures, most of which he has scaled using only his bare hands and climbing shoes.



Robert's urban climbing career has been characterized by an ever-expanding list of famous landmarks which includes the Eiffel Tower, the Sydney Opera House and the Montparnasse Tower in Paris, as well as the world's tallest skyscrapers.

In the 1990s, as his exploits brought him worldwide media exposure, speculation began as to whether or not he would attempt the tallest building in the world at the time: the Petronas Twin Towers in Kuala Lumpur, Malaysia.



Although Malaysian authorities were expecting his attempt, they were still astonished when one day in 1997 he suddenly appeared several floors up on the side of the tower. He was eventually arrested at the 60th floor, 28 floors below the top.



While scaling the Sears Tower, now called Willis Tower, in Chicago, Illinois in 1999, he encountered the most challenging climbing conditions in his career. Near the top of the 110-story building, a thick fog set in that covered the glass and metal wall of the last 20 floors with moisture, making it dangerously slippery. Although the climb became agonizingly slow and very strenuous, Alain Robert overcame the difficulties and reached the top. Read More

Why i can't refuse to visit Amit's Astonia Royale at Ambegaon Village

Can you refuse to visit Amit Astonia Royale?



You can have many reasons to refuse Amit Astonia Royale, at Ambegaon Village on Mumbai Bangalore Highway, but i don't have any. In fact, i have many reasons to visit!

My first reason, i enjoy visiting a launch event of a real estate project. As some enjoy a "first day first show" of a Bollywood movie.

My second reason, as i have already told you, with the launch of Astonia Royale, Amit Enterprises Housing Ltd (www.amitenterprises.com), i believe, is setting a trend of "Luxurious Affordable Housing" in Pune real estate market.

I was happy to see a full page ad of Amit Enterprises Housing Ltd. (www.amitenterprises.com) in today's news papers. First reason, the ad was not about Amit's Sapphire Park at Balewadi!


Second reason, "Astonia" rang the bell of hope. Remember Amit's Astonia at Balewadi? Though the ongoing property rate of Amit's next door project Sapphire Park was Rs. 3,600 per sq.ft., at that point of time, Amit launched 2 BHK Flats of 685 sq.ft. Carpet + 88 sq.ft. Terrace in Astonia at Balewadi for the all inclusive property price of Rs. 25 lakhs!

Luxurious Affordable Homes In Pune:

Third reason, by adding "Royale" to "Astonia", i thought, Amit is trying to suggest that it's the "luxurious" version of an affordable "Astonia at Balewadi". "Luxurious Affordable Homes" quite an interesting idea! Isn't it? Looks like Amit is trying to set a new trend in Pune real estate market!! Just like Lodha Group successfully set with their Casa brand in Thane, Dombivali and Dahisar in Mumbai!

2nd Phase of Amit's Bloomfield?

Fourth reason, in the ad Amit insists that Astonia Royale is "Next to Bloomfield" on "Mumbai Bangalore Highway".



By associating with their popular and luxurious Bloomfield, Amit tells you that Astonia Royale is an attractive offer.
