Near Dange Chowk. Surrounded by bungalow societies. 3 Klms from Rajiv Gandhi Infotech Park, Hinjewadi. Corporation swimming pool within half a kilometer radius. Salesperson told me. I found location interesting.

I haven't visited the site of Surya Vaibhav. I don't know anything about this builder. So what? "Property exhibition is an opportunity to find out a project which is not advertised!," I told myself.

By the way, all advertised projects are not good. Anyway, if the project is near Dange Chowk - you are always interested. Right?

  3. Hello Ravi,
    I have booked flat at Surya Vaibhav in December 2010, yet I have not received possession.
    As the current status and progress of construction Builder will not finish his construction in next six months or may be more. Builder has request to get permission from PCMC for 8th flour.
    Could you please guide me on following points?
    1) Possession date for my Flat was 30th Sept 2013, yet I have not received it, what action I should take against builder.
    2) I am staying in rented home and paying rent regularly and in addition I am paying full EMI for my HOME Loan to bank because passion date mentioned in agreement passed.
    3) If I could have got HOME in agreed possession date I would have been eligible for INCOME TAX exemption (Interest component in last financial year).
    4) Builder charging interest on delayed payments (as per Banks rules, Bank takes 15 days to disburse check/DD to builder), I had signed and submitted all demand notes to builder at the beginning only, builder use to put date and submit it in bank. Disbursement got delayed by Banks.
    5) The Builder today asks me to measure carpet area of the flat. He uses tactics to measure it in metric units and counts millimeters also. Now today after walls are built usually for every one there flat is bigger by at least 10+ SQ. FT. than what has been mentioned in there agreement. Builder is asking additional amount on increased SQ. FT. (3,000 *10 = 30,000)
    6) Builder is asking me to take possession in incomplete constructed site
    Thanks in advance for your valuable guidance on above points. What can I do to avoid this harassment? This situation is not only for me but for all other buyers who had bought flat in Surya Vaibhav.
