After visiting the site and sample flat of Kushal Nivriti, i asked Mr. Mohan Mehta (919623451386), C.E.O. of Kushal Namo Developers, a Division of Kushal Landmarks Pvt. Ltd., "What is the all inclusive property price of a 2 BHK & a 3 BHK Flat?"
Mr. Mehta told me that the property price of a 2 BHK Flat, of 664 sq.ft. carpet area + terrace, is Rs. 36.2 Lakhs and a 3 BHK Flat, of 831 sq.ft. carpet area + terrace, for Rs. 43.87 Lakhs. Holding his hand, I said, "Mr. Mehta, hearty congratulations for following Rohan Builders's formula of developing a unique property. And thank you so much for not following Rohan Builders' property pricing policy! Result is here, at Kushal Nivriti, one can get a property like Rohan Mithila in his budget and the benefits of a small project like Rohan Ishan in Bavdhan Budruk - at the prime location - near Jyoti Restaurant at Kondhwa!"
"Ravi, at this point of time, we Kushal Landmarks want to win the hearts of Pune property buyers! Establish our brand name by offering better product, more services at an attractive property price. You know what? When i saw the ad, i assumed that Kushal Nivriti would be somewhere on Kondhwa Road. Mostly, beyond Kondhwa Khurd. I didn't take "near Jyoti Restaurant" seriously. I assumed that 'near Jyoti Restaurant' - would be like, - near or off NIBM Kondhwa - means in Undri!
At some point, i realized that there was no option but to call 020 6400 4210, the phone number given in Kushal Nivriti's ad, and ask for the exact location. I felt a little ashamed of myself when i was told that Kushal Nivriti is really near Jyoti Restaurant. Just behind New Dawn School and Municipal School.

I got angry when i saw a board at the corner of the lane next to New Dawn School. The board said that the lane goes to Aamdar Mahadev Babar's residence. "Why didn't the ad mention that Kushal Nivriti is in the lane to Aamdar Mahadev Babar's residence?," i said to myself. It's proud to be a neighbor of Shiv Sena MLA and ex-deputy mayor of Pune! When Shashikant Sutar was MLA, i used to tell everybody that he is my neighbor.
Now, someone told me that, Ex-Minister and Ex-MLA tells everybody that he is Ravi Karandeekar's neighbor. Of course, i don't believe this.

At Aamdar Mahadev Babar's residence, i saw one more board. That board said that i have to take a left lane for Kushal Nivriti.
"Is this the way for Kushal Nivriti? Is it in Kondhwa Gaonthan?," I asked the gentleman who had cut the tree in front of his home and now, was busy in chopping wood for heating water.
"Not in - but on the border of Gaonthan. Next to that tall Bramha Builder's building," pointing at the under construction 11 story building, he said.
Admiring his wood cutting skills, i checked whether i was in the right frame of mind to go ahead. Because, i was not sure about what i have to face at the site of Kushal Nivriti.
I tried to recall the 'E Brochure' of Kushal Nivriti, i had read couple of hours ago. On the cover of the brochure, i remembered, "Eternal Bliss" was the headline and some big birds were flying in the blue sky! However, the images of buildings, amenities and plans were looking as good as any Rohan Builders' project.

But, at that point of time, i hadn't thought that the location of Kushal Nivriti would also be like any Rohan Builders' project - convenient but unattractive, odd but strategic.
Now, over the years, after visiting Rohan Builders' locations at the launch of their projects - i have had stopped being critical. In fact, I remind myself about the scarcity of the land in Pune real estate market. I convince myself that Rohan Builders would build some wonderful project at this not so wonderful location. Which, a few years down the line, would be considered as the landmark in Pune.
I have witnessed this in case of their many projects. Starting from Rohan Garima, off Senapati Bapat Road, Rohan Nilay, near Bremen Square, Aundh to Rohan Tarang near Wakad Chowk and Rohan Leher on the other side of Mumbai Pune Expressway at Baner. "Can i be so confident and so considerate about Kushal Nivriti?," I asked myself.
Instead of rushing to Kushal Nivriti, i decided to walk the other lane and visit Bramha Avenue. Looking at the popular and fancy Bramha Avenue, i thought that, i should give benefit of doubt to Kushal Nivriti. If they were not so sure about developing a Rohan Builder kind of a project, they would have given up their lineage. They would have just presented Kushal Nivriti as a project near the popular Bramha Avenue. Which would have been enough to get the good bookings.

Architects of Kushal Nivriti: Ms. Shubhangi and Mr. Sunil Hingmire - Hingmire & Associates - Savli Architects:
I was happy to see Mr. Mohan Mehta at Kushal Nivriti. Mr. Mehta was with Rohan Builders. He was enough to convince me to be less critical about Kushal Nivriti. So, after a handshake, i asked him, "Who are the architects of Kushal Nivriti?" "Savli!," Mr. Mehta said. Mrs. Shubhangi and Mr. Sunil Hingmire have designed most of Rohan Builders projects. Means, now, i was not only less critical but also completely positive about Kushal Nivriti. I was sure about the sensible and functional concept.
Kushal Nivriti has compact 2 BHK & 3 BHK Flats. Carpet area of a 2 BHK Flat in Kushal Nivriti is 664 sq.ft. On even floors the terrace is attached to dining and on odd floors to living. So, on any floor you get more space, light and ventilation in an area of your home where all of you spend time together. Means, at Kushal Nivriti, you can choose a flat on any floor, even or odd.

Living of a 2 BHK Flat in Kushal Nivriti is 16'x10'. Which you can use fully only for the living. Because, dining is with the kitchen. 18'6"x8'6" kitchen cum dining + 16'x10' living + terrace 12'x8'3" (with dining) / 9'x9'9" (with living) makes you forget that this 2 BHK Flat is a compact flat! When you will visit the sample flat, you will find it quite spacious.

Kitchen, certainly, has a dry balcony. Basin is out side the common toilet and at the right place from the dining. Size of the (2 windows!) master bedroom is 11'6"x10' and has an attached toilet of a normal size. The second (2 windows!) bedroom (10'x10'3") is opposite the common toilet.
Looking at a 2 BHK Flat in Kushal Nivriti, you may feel like me - well designed compact 2 BHK Flat is not a bad compromise. And for Rs. 36 - 37 lakhs at a prime location - near Jyoti Restaurant in Kondhwa Gaonthan - it is not even a compromise - it's "best buy"!

A 3 BHK Flat in Kushal Nivriti has a carpet area of 831 sq.ft. Layout of a 3 BHK Flat and a 2 BHK Flat is same. Difference is only an entrance lobby, one additional bedroom of 10'x10' with an attached toilet at the entrance and a little larger room dimensions. For example, kitchen cum dining is 9' wide, dry terrace is 6'6"x4'6", master bedroom is 10'x12'.
For the all inclusive property price of Rs. 44 lakhs this 3 BHK Flat in Kushal Nivriti, for sure, would tempt you to stretch your budget of a 2 BHK Flat. Because, the difference is only of 6 - 7 lakhs! One more thing, there are only 22 Three BHK Flats!

After listening to Mr. Mohan Mehta's passionate description and looking at the digital images of amenities - including gym, mini theater, party lawn & deck, acupressure path, grass paver and water screen, i felt that Kushal Nivriti would be as trendy as any Rohan Builders' project.
Just to confirm, when i visited M/s Hingmire & Associates, i said, "Developing concept is easy. Experienced creative professionals like you are involved. But, what about the execution? Can a new builder develop as good as the experienced one?"
"Who is new? Now, this is their second generation!," Ms. Hingmire said. For me this was more than enough! Now, you have a look at these visuals of Kushal Nivriti and decide on your own!
