Teerth Realites' Teerth Towers Baner Sus to launch soon?


After the phenomenal launch of Vastushodh's UrbanGram at Kondhawe Dhawade on the last weekend, i am curious about the launch of Teerth Realties' Teerth Towers at Baner Sus, Pune 411 021.

I tried but couldn't talk to Mr. Prasant Gaikwad, Vice President, Marketing, Teerth Realties (www.teerthrealties.com). However, the sales executive told me, "Soon!" "How Soon?," i asked. He said, "Very soon!".

Since, the construction of all towers has already began, i thought, let them take their own time! Till then, please, have a look at the views of Teerth Towers Baner Sus, 10 acre project of 2 BHK AND 3 BHK Flats by the builder of ITWAP Group's Aarohi at Sus.

    Really thanks for such a platform.

    Here is my query.

    I am looking to invest into some property near Pune. Last week came across plotting from Prathamesh Developers at Rajgad, Merawane (facts 75 sq.ft. plaotting). Benefits ..1. Upcoming National Highway 2. Dam construction onway 3. Fund from govt for Rajgad development.

    Now my queries are as follows 1. wll it give me good returns 2. Is this s growning area to invest at 3. will be a good idea for resell at such places.

    Can you please guide me on these for now.

  5. Ravi...after reading abt Arohi Sus+ITPWAP I am confused abt credibility of teertha group....what say?...i have visited teertha tower.....overall plan looks OK...but i dont know if they will stick to the schedule....lets get on gmail to discuss sometimes...

  6. This is nothing but the effect of "reading"!

    You should get confused. You should doubt about the possession date. Because, as a property buyer "Feeling confident about the builder!" isn't fair. Right?

    In this confused stage, go and book a flat. Immediately, you will start feeling confident! Try it!

    At Teerth Towers - completion by March 2012, means "no income tax" for the builder! Don't you think that he will do his best to earn interest free profit?

  7. Yea may be its a "reading" effect but i am not going to stop reading your blog....btw i did not understand the interest free profit part...what is the connection between completion of the project in march 12 and the tax benefit to the builder.....throw some light...

Hi Ravi Sir, Teerth Towers attracts me also ..but as raja said ..abt the issue with their last project Arohi..what u suggest ..the floor plan , rate , location ,possession date all sounds good ..now only thing left is the creditibility of the Builder in the market ..about which your comments are always welcome ....speciclly for the new comers in Pune ..thank s in advance

    Now, the issue between Aarohi ITWAP Group and Teerth Realties is solved.

    As a third person if you look at the issue - you will see that both were right from their own point of view. Both the parties were only protecting their own interests. They were not really against each other.

    Only because of the lack of communication, fundamental mistrust about each other and over expectations from other party created the issue.

    I do not see any reason to question the credibility of any party.

  13. Hello Gaurav!

    Every project has positive and negative sides. So, at a certain point - you have to focus on yourself. Your requirements and your temperament. To find out which project full fills them best.

    For example - if living in Baner - Pune is more attractive and emotionally fulfilling for you than living in a township which offers you infrastructural services like water, power, safety - security and well planned neighborhood, - you should go for Teerth Towers. Remembering that you are fulfilling your emotional needs and rejecting material comforts.

    I am planning to book a flat at Teertha tower...can you suggest whether I can go ahead a finalize the deal.Also I would like to know whether which flat is the best in terms sunlight air,etc...as I am new to buying and I have follwed a lot of your blogs so trust yr views..

  15. Thanks Ravi..you really healped me making up my mind...I still have one question as compared to Baner Teerth is offering a lot of amenities and location,plan is almost perfect then why the rates are comparatively less than other projects.
    Also, I could not see any other societies,shops nearby is it safe to live there.

  16. Dear Geet! Never ever say that the rate is less! However, you have already mentioned the reason for the current rate!

    It would be safe to live here because all projects on this side of the road will be populated nearly in the same time frame.

    Of course, you have to actively take part in the development of your neighborhood - like installing street lights, pavements, garbage collection, police station and all.

  18. Hi Ravi . I am following a lot of your blogs and really appreciate your experience and research that goes behind each blog. I am looking to buy a 2 BHK at Teerth Towers. They are now selling ready possession flats above 6th floor now. Any idea if they have permission for that now. Is it a good buy at 72 Lac? I am finding mix review of this project but will appreciate your option at this point of time. Thanks
