Today, Darode Jog Properties (www.darodejog.com), my favorite builder and ex-client, has released a full page ad announcing the launch of Westside County at Pimple Gurav, in Marathi Newspaper Sakal.

However, for the last one week, pre-launch booking, at the pre-launch property rates, is going on at the site. It means, if you visit Westside County Pimple Gurav today, you will find the difference in the property prices mentioned in my last blog and the prices quoted today!

If you accept the claim of the builder that these are the best floor plans and like me, you also believe that Darode Jog Properties' construction quality is good, you will ask, "Is this the right property price for a quality property, on the best plot of land, in the not so prime or popular area of Pune?" Right?

For me, it means that, you find it difficult to accept the fact that approximate budget for a quality property, on a good plot of land, in the developed, but not so prime or popular area, in Pune real estate market is something like -
1.5 BHK of 700 saleable for (approx) Rs. 35 Lakhs,
2 BHK Flat of 900 saleable for 40 Lakhs,
2.5 BHK Flat of 1200 saleable for (approx) Rs. 50 Lakhs,
3 BHK Flat of 1300 saleable for (approx) Rs. 60 Lakhs!

Looking at the bookings happened in the last week, observing the visiting property buyers and talking with Mr. Parag Borawake, Marketing Manager and Mr. Kiran Deshmukh, Technical Director, of Darode Jog Properties, i have realized that quite a large number of people have accepted the property price structure and a few other "beliefs" about buying a property. For example, a carpet area of a flat - my budget is 35 lakhs and the carpet area of my 2 BHK Flat should be so many sq.ft. and my bedroom should be 11'x14'. Preferred location - Pimple Gurav? I prefer Pimple Saudagar!

Those who have booked, for sure, have not only considered the floor plans, property price, specifications and amenities but planning and development of systems for water, drainage, waste, electricity, security, traffic and other services, which assures comfortable living experience in Westside County.

To educate the property buyer about this aspect of real estate development, Drode Jog Properties, which is well known for good infrastructure development, last Saturday, published a full page advertorial, only in, Marathi Newspaper Sakal. Yesterday, when i visited Westside County, i saw Mr. Kiran Deshmukh, Technical Director, present in the sample flat to explain every aspect of construction to the property buyer.

Though the focus of today's launch ad of Westside County Pimple Gurav is "Best Floor Plan in Pune", in the point form it talks about the project, and location. Have a look:

To flatter my ex-clients, i said,"Mr. Darode, nobody can deliver quality like you! I wonder why don't you focus only on high end high - high price properties,....in which profitability is better! What is there in 1.5 BHK Flats?" Looking around, i added, "It shows that, now, you have become an expert in "marketing" too! So, you can get good "booking" at any rate, at any location!"

In his calm and quiet tone, Mr. Darode said,"First, profile of the property buyer of 1.5 BHK & 3 BHK Flat in Westside County is nearly the same. Middle class well to do families. Which will create a good community life here. And about the price, can you tell me the current price of a Masala Dosa in Roopali?"

"Don't ask me! 40 rupees!! 65 with butter!!! When i was in F C College, it was 7! But, you know? Same test. Same quality!," I said.

"To maintain the quality, you have to price right, explain it to your buyer and deliver! You call it marketing. But for me, this is business process!," Mr. Darode said.

So, point is, Westside County at Pimple Gurav is not only a township of best floor plans in Pune but a township of best "priced" floor plans in Pune!

  1. What else Mr. Darode can do than smiling and convincing people. The smile reminds me of a corrupt politician Sushilkumar Shinde who did nothing but giving smiles for all the issues in Maharashtra state. Mr. Jog is always busy in his Painting exhibitions whereas their property buyers desparately wait for possession for 1 to 2 years even after the committed date is over. People invest hard earned money in their projects and these buggers are giving celebrity smiles and poses for picture everywhere. Their head office is worst than any Government office in South Asia. All the designated people for Customer Care are out for some or other reason and dont have time for people who invested in the project. The front desk at head office is trained on lying with people. Whenever you go there to file any complaint, the designated people would have left the office just before 5 minutes you have reached there as per their front desk. Its so ridiculous to buy property in Darode Jog.
