Coming Soon! Rohan Builders' Bavdhan project!!

Bavdhan, an extension of Kothrud:



Yes. It's a fact. Rohan Builders hasn't yet launched their Bavdhan project. But, now, in a month's time, Rohan will, mostly, launch. If, in a couple of weeks, third time revised floor plans are approved by the authority.

Now, Rohan's project in Bavdhan will have only two building. Basement + stilt + 11 stories buildings will face each other, keeping lots of distance in between for a garden and amenities.

Rohan has dropped the idea of a 1 BHK Flat. Only mid size 2 BHK & 3 BHK Flats will be offered in Bavdhan project. Here 2 BHK Flat would have a saleable area around 950 sq.ft. and 3 BHK Flat would be around 1300 sq.ft.

Certainly, now, new and revised property rates of Rohan Builders' project would be above Rs. 3,100 per sq.ft. So, property price of a 2 BHK Flat would be around Rs. 33 - 35 lakhs and Rs. 43 - 45 lakhs of a 3 BHK Flat.

At site, in Bavdhan, Rohan has already started digging the foundation of the two buildings. However, Rohan is not going to make a new sample flat, as per the new revised floor plan. They are going to use the already constructed sample flat, made as per the old and now discarded floor plan of a cozy 2 BHK Flat.

After the launch, my inside source said, if property buyer raises any objection about the property rates and floor plans, he will be requested to lock himself in this sample flat. After spending a few minutes inside this flat, reading Rohan Builders' world famous Price Protection Scheme for more than 100 times, their research has proved that, you would be very much convinced about Rohan Builders' offer! Have a look at this sample flat, which, i am sure, you will never visit!

  4. I can't really say without looking into the property.
    But looks on a higher side, property rates in Bhavdhan were close to 2550/ sq ft 4-5 months ago, have they really appreciated to 3100 in 4 months.
    If yes then i missed a nice investment opportunity :(

  5. Hello Amit, particular area commands a particular rate is one of the myths, not a fact. It helps real estate salesman to convince that rate of his property is reasonable.

    Trading property at a higher rate is not an appreciation. It's only higher price.

    Most the of Rohan's projects are the first one, sometimes even the last, at a particular location. Rohan goes by it's pricing policy.

    Don't really understand how can one afford an EMI of a flat price 1.5 cores~

    I can understand. Because, i know that all people in Pune don't earn and save exactly the same amount of money.

    Instead of an opportunity, look for a property.

    Dear Amit, in the present times, i personally feel that, one should go for an area which offers a flat in his budget.

    It may sound that at some point of time, you could have got a flat in your preferred location, in your budget. Actually, that wasn't the situation at any point of time.

    Today I stay on Paud road in Kothrud and i am here for last so many years. But, when i purchased my first home in Kothud, it was not my first choice at all. I would have been happy in some lane on Prabhat road!

    You are probably right, about a year ago Kumar was offering flats in Kothrude for about 57 lakhs (2BHK) don't know if they are still available probably not.
    But they fit my budget.

  11. I agree with Ravi ,
    Usually when you are looking at the property prices you always go with your perception about property prices. Usually your perception about RE prices is on wrong side . I remember one of my relative was telling , many years back when they were about to book a spacious flat near karve statue in kothrud they found its in their budget but finaally they settled with smaller house on Tilak road. And for kothrud they thought its out of city at that time. I suppose similar was the case with Ravi as well .

    So go for the property as per your budget . Don't wait for rates to comedown to ur reach.
