It's not secret that all builders are ready to negotiate the property rates.

It's not secret that many property buyers are ready to book if builders reduced the property prices.

But which builder reduces how much, for sure, is the big secret.

Pune real estate market is surviving on this secret.

I liked this ad published in today's Sunday Times (!) for three reasons.

First, it was not about so called expensive "affordable homes".

Second, i liked the head line, "Pay less. Gain more."

Third, Regency Meadows is developed by Regency Group. Long time ago, when i was in real estate advertising, Regency Group was my client. I have done lot of work for their first project in Pune, Flower Valley at Wanawadi. At that point of time, i was very much impressed with their construction quality and finishing.

I have not visited Regency Meadows, but i assume Regency Group must be following their policy of delivering "good home at a competitive price". Because this policy helped them to enter and grow in Pune real estate market in the last slow down!

When i asked Sunil, salesperson at Regency Meadows, what he means by "pay less"? He said that in Vishrantwadi property rate is around Rs. 2,500 per sq.ft. but at Regency Meadows only Rs. 2,150 per sq.ft.

He was referring to Vishrantwadi and not to Dhanori, still i didn't argue because we have to encourage the spirit of competitive pricing in Pune real estate market.

Because all of us wish for reduced property rates. Not for the reduced size of a flat. Right? What say you? (Comments Policy),

The launch ad of Akruti Countrywoods, on Katraj Kondhwa link road, claims that their range of "Just Perfect Homes" got tremendous response in Mumabi.

Good. Congratulations.

But why Akruti City Limited (BOM:532799), promoters of Akruti Countrywoods, assumes that it will get the same response in Pune real estate market?

Look what has happened to Runwal Group, other successful builder from Mumbai. Did their Euphoria at Kondhwa Budruk got the same response as their Thane project?

Taking a challenge of successfully launching a project in Pune real estate market is good.

But not when the promoters of the listed real estate company are forced to pledge more and more shares.

Not when the listed real estate company is excluded from the futures and options (F&O) segment.

Not when, CRISIL, India's leading ratings, research, risk and policy advisory company, says:
"Akruti’s aggressive development strategy is reflected in the fact that ongoing and planned projects are six times the size of its completed projects.

The company has been facing extended delays in ongoing projects.

The company’s liquidity has been adversely impacted by the overall slowdown in the sector, coupled with its aggressive development strategy and increased focus on commercial projects."

Ad has the floor plans but without saleable or carpet areas! Even a casual look at the floor plan tells you that terrace size is too big and the carpet area must be too less! When i called the number given in the ad, very reluctantly, he gave me the saleable areas:
551 sq.ft. and 564 sq.ft. of 1 bhk terrace flat
695 sq.ft. and 807 sq.ft. of 2bhk terrace flat
very "smartly planned"!
To know the carpet areas, you have to visit the site!

You can find out about the progress of the construction only if you visit the site. Since no builder gives you the names of the property buyers who have already booked in the project, you have to spend more time in the investigation.

Negotiations about the property rates happen only when you open your cheque book to give a booking amount. Means only after a few site visits with your spouse, your in-laws, your colleague and your vastu consultant.

When visiting the site is so important, i wonder, what is the point in visiting the exhibition? Just to make sure that you have not missed any good option! Thank God! Yatra Capital, major investor in Kolte Patil's 78 acre township in Kharadi and Amanora Park Town's Market City, is in no hurry to exit!

"All those who said that we (Indian economy) have decoupled from the US (financial crises) are in for a shock", says Sir Nigel Broomfield, non executive director, Yatra Capital PLC.
Sir Broomfield, non executive director, Yatra Capital PLC., feels that although the prevailing mood in the Indian realty sector is sombre, recent developments make the space attractive in the long run.

ET Intelligence Group caught up with Mr Broomfield to know about his India initiatives and future growth plans. Excerpt from his interview:

Where do you think is the Indian real estate headed?

Sir Broomfield:

The fact that the US is the world’s biggest economy, one just cannot remain unaffected.

It affects different countries in different ways, but real estate (because that is where the trouble started in the US) has been affected disproportionately.

Similar is the scenario with Indian real estate.

Sentiments are down and affordability has been hit the most.

However, the response to new project launches (which are 15-30 % lower than market rates) has been encouraging.

Mortgage rates have also come down by 200-250 basis points in the last three months.

In the long-term , Indian real estate remains attractive.

How soon do you expect a recovery in the market?

Sir Broomfield:

There is definitely more pain to come, but the fundamentals here are good.

India is a huge economy with 45% of the population below 30 years.

Internal demand is huge.

When compared to other economies, India is still growing at 5.5% besides China, which is growing at 7%.

This gives the two countries edge over other economies; hence, foreign investors are still looking at India, though they are not investing yet.

A lot of real estate projects are stuck for want of funds. Will this affect your India strategy?

Sir Broomfield:

The overall market has had a very severe and sharp correction.

However, we are in no hurry to exit, as we are a long-term fund.

Our investors are people, who understand ups and downs of the real estate market.

The stupendous rise in property prices over the last few years lured a lot of people, who came in at a later stage in the real estate market.

They thought that the market will always remain upbeat and they would be able to generate quick fortunes with no trouble. But, they missed the fundamentals.

We believe that our fund strategies will prove to be beneficial in the long term.

Hot Pune real estate market news:

Yatra Capital's joint venture with Kolte Patil Developers' was, no doubt, hot Pune real estate market news. It was Yatra Capital's first investment in Indian real estate. Ajoy Kapoor of Saffron Advisors, managers of Yatra Capital, was considered as a hero for daring to invest in Tire II city.


Along with Kolte Patil, Yatra Capital invested in 1.5 million sq feet Market City. Which was going to become not only "largest shopping centers in Pune", but an "engine", revenue generator of Amanora Park Town.

Sir Broomfield's statement about "effect of US financial crises and recession on Indian real estate" is not a news for you. Because all of you, my readers in US and in IT, were talking it for long time.

However, Yatra Capital's plan to remain invested is, for sure, good news for Kolte Patil and Amanora Park Town.

Why you decided to remain invested in Blue Ridge or Megapolis in Hinjewadi?

High drama and tension prevailed at Ambanagari Co-operative Society during an inspection visit by a three-member team from the Ministry of Environment and Forests (MoEF) which had come to inspect Dhanori Lake and its surroundings on Saturday morning.

NATIONAL SOCIETY for Clean Cities (NSCC), Pune has taken up the cause of Dhanori Lake after one of their mohalla committees, the Dhanori citizens forum, brought it to their notice. Residents of that area appealed it to help them preserve the lake. When the NSCC visited the site, it was completely convinced. We were also bowled over by its sheer beauty.

We have studied the situation and strongly feel that this lake should be conserved and the area around the lake be developed as a garden.

A brief history

Dhanori lake is covered under survey numbers 47 and 90 and the total area is nearly 11 hectares. According to the development plan (DP), serial number 47 is a residential zone and 90 is an agriculture zone. While studying the survey of India map of Pune, published in 1971, we noted that this area has been shown as a quarry and hence wonder how could it ever be shown as a residential zone in a much later DP. Even a study of the development plan of 23 villages shows it to be a quarry and also shows a rivulet flowing away from it..

The Gai Wadar Mazdoor Society used to be the owners and now the owners are M/s Vijaykumar Mehta and Ors. They have approached the Pune Municipal Corporation (PMC) for constructing residential buildings. They propose to do so by filling the complete lake with rubble and earth and stamping it down. This can be verified by the note submitted to PMC by their structural consultants.

Without receiving permission, the builders started dumping rubble into the lake and have filled up two corners of the lake. They even started de-watering the lake and dumping the water into PMC drains without permission. This continued until the mohalla committee complained and PMC sent a notice to the builders to stop this activity. In spite of this notice, the builders continued de-watering the lake and dumping rubble at night until stricter action was taken by the PMC..

The lake and its environment

The lake is a heaven sent and a very beautiful site. Words fail to describe it. The lake started off as a quarry. However the quarrying came to a stop nearly three decades ago as per the residents of that area as it filled up with water. This was the result of tapping an underground watercourse and this watercourse has filled up the lake. Now it has become a perennial lake and the depth of the water, even in summer, hardly changes. The quality of water is also very good and the water starved societies on the banks of the lake pump water for their use. A wide variety of birds visit the lake and even nest there. The lake is also home to an abundant aqua life and locals even fish there with nets and line. So not only does the lake serve as a complete ecosystem but also meets the water requirements of the nearby societies.

A report from a TUV certified laboratory shows the water from the lake to be potable. This makes it all the more imperative to conserve this lake.

Our request

We have written to the PMC requesting it to take into consideration the Development Control (DC) rule 11.1.b, which mentions inter alia, "Not withstanding the above, the authority shall be entitled to take cognisance of the existence of all water courses, whether shown on the development plan or not, while sanctioning layouts and no person shall take any action without the permission of authority, which results in reducing the water way or closing or filling up of any existing water course." We have also requested them to not allow the builder to dump any rubble into the lake and fill up the existing subterranean watercourse.

Also, permission should not be extended to the builder by the city engineer or zonal commissioner to construct any building as it will be against the provisions of the DC rules 11 for site requirement..

Pune does not have many lakes and one of this size (most likely Pune’s largest lake) is a rare and a wondrous thing - a gift from god that we should neither reject nor allow it to be ruined. Hence it is essential that all efforts are made to preserve this treasure for, which belongs to the people of Pune. With this in mind, we have further requested the PMC to take the necessary steps to acquire this property and conserve the Dhanori lake and its ecosystem. Press Release-12 Jul 2008

Punekars have received the best new year gift - A "green" development plan for the 23 villages which were merged in the Pune Municipal Corporation (PMC) in 1987!

Upholding the demand by the citizens and the media, the Planning Committee, set up for finalisation of the draft Development Plan (DP) for the 23 villages, has banned constructions on the hills and along the banks of the rivers.

The committee submitted the final draft of the DP to Mayor Dipti Chaudhari on Thursday. And, the good news is 1600 hectors of land in the 23 fringe villages has been identified as hills and has been "reserved" for "bio-diversity parks". Read More

3) Hill-slope construction brought to a halt

Construction activity at Survey No. 86, Sahakarnagar, which comes under the hill top and hill slopes zone, came to a halt on Saturday, following intervention by Congress corporator and former mayor, Vandana Chavan.

The process of blasting into a hill in the area for building a housing complex was stopped by the Pune Municipal Corporation (PMC) after Chavan threatened to proceed on a hunger fast. Read More

4) State admits to DP changes in hill top, hill slope area

The state government has finally admitted that the hill top and hill slope area in the Development Plan (DP) for Baner and Balewadi submitted by the Pune Municipal Corporation (PMC) had been altered.

The urban development department has decided to look into the reasons for the changes and is awaiting a report from Maharashtra Remote Sensing Applications Centre (MRSAC), the Nagpur-based state government agency, under the planning department. Read More

Only you can save Pune!

For more than 5 years, i have done adverting of Lunkad Realty. In those days, up to 2003, Lunkad Realty was Lunkad Housing and had all their projects in Viman Nagar on Nagar road. So i have worked with Amit Lunkad of Lunkad Realty and know him quite well. When i read this news about Dhanori Lake and saw his photo in DNA, two things amused me.

First, the news was about 'water'! Looks like that Amit Lunkad and Lunkad Realty has some mystic bond with "water". There was no water in Viman Nagar. (It is not there even today!)

Second, this is my first blog on Lunkad Realty and Amit Lunkad. But i am not feeling good about it. Lunkads, father and both sons, were more than my favorite clients!

However, when i visited all above stories, i realized that only you, property buyers, can stop the destruction of Pune. Only you can defeat the combined forces of politicians, government officials, builders and protect the citizens of Pune.

Just imagine, what will happen if you stopped booking a flat in Balewadi Baner till the government finalizes the development plan?

What will happen if you refused to book a property in the project constructed on the hill slope?

I don't think Lunkad Realty would have been interested in constructing "Lunakd WaterWorld" by filling up rubble in "Dhanori Lake" if they knew that property buyers wont book!

Can’t afford a home in Pune? There’s one up for grabs in.....

To hell with Pune builders!

The reluctance of several real estate developers in Pune and Mumbai region to scale down property rates in keeping with the market gloom has turned into a business opportunity for players from other states.

Sensing a good business opportunity, they are entering the Mumbai-Pune ring.

They are wooing buyers, originally from their states, back home with the promise of an affordable home.

This trend is not new, but this is perhaps the first time builders are looking at weaning away potential buyers from big cities such as Mumbai, Delhi and even Dubai.

Real estate players from states like Karnataka, Andhra Pradesh and Kerala are showcasing their properties in the city at a corporate level, giving customers the option to own a house in their homeland at much lower rates.

Hail Pune real estate!

Sure, Pune and Mumabai builders are providing good business opportunity for the real estate players from Karnataka, Andhra and Kerala.

But more than that, Pune and Mumbai real estate is doing "great services" to local property buyers in these states. Considering the response of "Pune Property MahaYatra", organized by PBAP and Pune Sakal, I am sure, property rates in these states will come down substantially!



By organizing "Pune Property MahaYatra" in Kolhapur, Nashik, Nagpur, Aurangabad and Goa, Sakal convinced 25 Pune builders that they don't have an option but to reduce the property rates and launch "quality affordable housing projects" at "good" locations in Pune.

How to negotiate the property rate of a luxurious housing project in Pune?

By now, i am sure, you must be convinced about the "uniqueness" of Pune real estate market. Here demanding, abusing, complaining about not reducing property rates or even "waiting without booking" is not going to work.

Pune builders are not going to give up so easily. They are shrewd and resourceful marketers. In the second half of 2008, when property buyers practically stopped booking a flat, without substantially reducing the property rates of their on going projects, Pune builders took a diversion and opened a new market of an "affordable homes" and secured their position.

Now, while negotiating the property rates of on going "luxurious" projects in Pune, you have to really work hard.

In last couple of months, there is no "new supply of properties" in this category. On weekends, if you visit any site office, you can see that property buyers have started visiting. Not only that, actually, bookings are happening. Most important point is, Pune builders know how to market their projects in recession.

In this recessionary market, when there is less supply and enough inquiries to boost the moral of salesperson, do you think you will be successful in convincing Pune builder to be reasonable about property rates of his on going "luxurious" project?

For example: How can you convince Darode Jog to reduce the property rate of Crossover County on Sinhagad road? If you try to negotiate Rs. 3,500 per sq.ft., they will suggest you to go for the 'rational' property rate of Rs. 2,500 per sq.ft. in Greenland-County, off Sinhagad road!

US radio jock calls Indian IT workers 'slumdogs'

Good news for Pune real estate market:

A radio jock who frequently goes out on limb has once again pushed the limit of political correctness, this time referring to workers handling outsourced jobs in India as “slumdogs”.

The freshly-minted epithet, derived from the movie Slumdog Millionaire, came from Rush Limbaugh, America’s most widely heard radio host, during a discussion on the economy last week.

Responding to a listener’s call about flight of jobs, Limbaugh referred to President Barack Obama’s statement that the jobs aren’t coming back to America.

He then explained, “They’re outsourced for a reason, an economic reason, and they’re not coming back. If you’re sitting out waiting for a job that’s now being done by a slumdog in India, and you’re waiting for that job to be cancelled, for the slumdog to be thrown out of work, and you to get the job, it ain’t going to happen.”

Limbaugh used the epithet without provocation. The caller who phoned in had not even referred to India, but the radio jock was only too eager to stick it into the country that has come to be seen as the grand central of outsourcing.

So how does this relate to Pune Real Estate?

I don't think that "it's OK to call someone a "dog" because he lives in a slum." Obviously, i don't want to ask Rush Limbaugh, America’s most widely heard radio host, "how can you dare to call someone a "dog" when he lives in a flat?"

I didn't blog this story because it proves that the movie "Slumdog Millionaire" has become as popular as a "hot dog" in US.

I am blogging this story because i want to give a good news to my clients who feel "little uncertainty" about their jobs when in the comments someone says, "Infosys and other companies are planning to lay off 50,000 employees every quarter till the recession is over." I want to tell them, "Look! Even a radio jock in US knows that your jobs are safe!"

Please, don't mind his style. Radio jock knows that every dog has it's day. If not President Barack Obama, at least "Slumdog" will give him his 15 minutes of fame!

However, don't you think that, "how to duck a shoe" is an essential skill. Not only a president or a home minister but even a common citizen should master it.

Please, share your views, (Comments Policy), not about the shoe or about the dog, but about the job uncertainty. Is it really preventing you from booking a flat?

Builders tread cautiously on realty street

It is not about Pune builders!

Some of the tastefully done-up stalls at the property exhibition at the Bandra-Kurla Complex (BKC) are as large as one-bedroom apartments. Smart marketing girls move around with glazed brochures, pitching upcoming residential projects to prospective home buyers.

In the adjoining seminar hall, there is much bonhomie among the assembled builders, gorging on a lavish vegetarian spread. To many, it may seem to be business as usual for Mumbais property czars. But behind the broad smiles is a growing concern about the stormy days ahead.

The construction industry is suddenly down in the dumps and builders are still unwilling to say when they will relent and reduce prices. But across the city, massive cranes, which were once swinging at frenzied pace, have slowed down considerably.

Developers have drastically cut down work on their under-construction projects. For instance, if a builder was laying one slab a month, the pace has slowed down to one slab in three months. When flats are no longer selling as briskly as they used to, there is little point in speeding up construction work, a leading builder confessed privately to this newspaper recently.

Some of them are also believed to have postponed launching new projects. Banks and financial institutions have also turned on the screws. A couple of years ago, they stopped lending money to builders for land acquisition. Now, even loans for construction has virtually come to a halt since the past three months, industry sources said. Banks have become extremely choosy about lending money to builders, they said.

Not reducing rates and offering small 1 or 2 bhk flats is nothing less than showing disrespect to those who created boom in Pune real estate market.

Real estate developers warn to potential home-buyers, "If you wait too long, there could be dire consequences"

End the waiting:

At a time when real estate prices seem to be in free-fall, many potential home-buyers are sitting on the fence in the hope that prices will drop still further.

Real estate developers are now warning that if they wait too long, there could be dire consequences for a number of support industries, millions of unskilled labourers and the wider economy itself.

Prakash Challa, president of the state branch of the Confederation of Real Estate Developers’ Association of India (CREDAI), warned that the confused consumer could push the market too far.
“When they hear that prices have fallen over 30 per cent, that interest rates are likely to fall further, they think they are better off waiting,” says Prakash Challa.
However, developers are already operating with minimal margins and would be forced to delay or pull out of projects if the market falls further, he said.

Mr. Challa also blamed the Union Finance Ministry and the Reserve Bank of India for adding to the real estate sector’s problems.

Real estate sector looking up!

Citing the recent experience of a host of developers in the city, X X X X has said that the real estate sector in Pune is beginning to look up.

Mr. Xxxxx Xxxx says that the first signs of the turnaround that are visible now can be attributed to factors like low interest rates on loans, reduction in real estate prices and most importantly a change in the sentiments of the people, which was also a major reason for the downturn in the first place. Are real estate bears running out of time?

For more than two years now, a set of people have been screaming from rooftops about the existence of bubble in Indian real estate market.

After getting convinced about this so called bubble, all sorts of doomsday scenarios in the aftermath of the bursting of this bubble were conjured up.

The pet argument is that prices rose 300% in three years beginning some time in 2004-2005 and wage gains were much smaller during this period.

This is not a sound economic argument, in fact it amounts to little more than quackery or spin-doctoring.

Out of 9 popular posts, 4 are on property buyers initiates! Insignia, Ashish Yadav and Vinay Deshpande's initiatives of forming a property buyers group to own a home at a reasonable rates.

If "launching of Paranjape Schemes' Blue Ridge" was the highest point of real estate boom in Pune, we can say that the "launching of Nanded City Pune" was "the end."

Then, can we say that launching of Darode Jog's Greenland-County, a beginning of a new era?

Completely different from what Dileep Athavale, business editor of Times of India, Pune and my old friend, had predicted. A new trend of quality affordable housing with amenities, for non IT property buyers who have a small budget?

I am worried about those young, first time, IT property buyers, who happened to enter in Pune real estate market at a point when their colleagues had contributed a lot in inflating property prices.

Feeling angry against the builders in Pune, these property buyers were anxiously waiting for the property prices to come down and they can afford to buy a home in their budget at their preferred location.

What will happen to them?

Because of the holding capacity of their colleagues, senior IT professionals turned real estate investors, rates of resale flats are not coming down. At the same time, all most all builders are going to launch "affordable housing" to avoid reducing property rates of the ongoing projects.

Are they going to miss an opportunity to own a home?

Or will they come to terms? Will they accept that real estate is a local business? Pune real estate market may take a different turn than Delhi - NCR or Bangalore real estate!

"Supply and demand" not only influences the property rates, it compels the sellers, for example Darode Jog Properties, to create a "new market" too!

Recycling of waste water in Pimpri Chinchwad Municipal Corporation - modifications in DC rules

Read the proposal and give your suggestions and objections:

 The use of recycled water will soon be made compulsory for housing societies and new buildings located on plots measuring 4,000 sq mtr and above in non-congested areas in Pimpri-Chinchwad.

The recycled water is to be used for all purposes other than drinking.

The general body of the Pimpri-Chinchwad Municipal Corporation has approved a resolution to this effect.

Now, in order to implement the provision, the municipal corporation is all set to include it in its development control rules.

For this, it has invited public suggestions and objections to the proposal.

After hearing the suggestions and objections received in the next one month, the proposal would be sent to the state government for final approval.

The entire process of amending the development control rules is expected to take a few months.

What is your take on the installing and maintaining recycling system in your housing society?

“The owner of the building or the housing society shall ensure that the system used for recycling of waste water is maintained in good repair and the recycled water shall be used for non-potable purposes like flushing of toilets and gardening,” Ashish Sharma, municipal commissioner PCMC, has stated in his proposal.

If the owner or the housing society fails to provide or properly maintain the water recycling system, a fine of Rs 1,000 per year (or as decided from time to time) for every 100 sq mtr of built-p area would be imposed, the proposal says.
