  1. Rate of Rs 2600+ psqft. in Wakad is on higher side.
It should be Rs. 1200-1400 max.
    Other charges are clear rip-off.

  2. Thanks for the comment!

    # Ref: "It should be Rs. 1200-1400 max."

Great! Would you, please, tell me why do you think that property rate should be Rs. 1,200 - 1,400 max in Wakad?

  3. Simple, Land is free (or almost free since it would be divided amongst 6-10 flats, one over the other).
Plus they also charge for parking.

Construction cost is 700-800 per sq. ft. Rest is profit.

Oh!, you and your builders won't be able to digest true facts anyway.

  4. 1) Property rate at Mont Vert Seville, Wakad Pune is Rs. 2,699 per sq.ft.
    >> Little expensive but still enticing

    2) Basic price of the property, saleabale area x property rate, is in the range of Rs. 19.91 lakhs to Rs. Rs. 23.94 lakhs.
    >> Still interesting

    3) 25 years membership of Club 29 is Rs. 2 lakhs, means appox Rs.667 per month, paid in advance.
    >> What if I don't want this membership? Is that option available?

    4) Infrastructure charges are Rs. 2.25 lakhs
    >> What constitutes under infrastrucrure?

    5) Development Charges are Rs. 75,000
    >> Is this MSEB related charges?

    6) Including stamp duty and all above charges in Mont Vert Seville 2 bhk flat fits in the range of Rs. 26.3 to Rs. 30.6 lakhs.
    >> Wow
    >>19.9 goes to 26.3?
    >> and 23.3 ends up being 30.6 Lakh?

    7) Premiums: Rs. 33/- per sq.ft. for the 5, 6, 7, 8 floors and Rs. 66/- per sq.ft. for the 9, 10, 11, 12 floors
    >> Oh so this per floor rise in not included in the above cost?

    8) Possession: December 2011 onwards
    >> Good luck with that.

    >> This post shows the prices going from the advertise till actual possession. And still you defend the builders and their policies? and you seriously want us to believe that you really have buyer's interests at heart? In nay case thanks for posting the details on this project. It saved me from actually going for a visit, unnecessary one at that.

Did i defend the builder? If i wanted to defend, i would have stick to the "half truth in the ad" and would have said it's "2 for 22". But i have explained how much it actually costs! Is this done in the interest of the builder or the property buyer? Look at your decision! You have already answered your question! Thanks!!

Ravi, this seems politically a very true statement. Well, I really admire and appreciate your diplomatic approach which most of the politician have been successfully doing as far by claiming to be on a common mans' side and accumulating crores of wealth for themselves year on year. These lousy statement DO work in politics in return of voter's (here users like me) sympathy and trust and still you can claim that you are the leader only for a common man. btw - we all know that common man (middle class) is merely a milking cows for builders-patricians-bankers. Just like cow should eat whole day to end up milking for her owner even many tomes compromising a milk for a calf.

I here recommend to contest from Pune in next election as you have been working on real issues concerning one of the three main basic needs of common man (Roti kapda our makaan). I have been following your blog for many many months just like property times (which they also claim are information source for a buyers and we know what they do) but you are desperately trying to be dis-associated builders lobby though a neutral manner which I don't understand. A true politician never lets his real interests and doesn't get caught up with controversy :)

    All the best!

  7. Pure Loot hai yaar!
Advt. for 22L and charge 30L, strange way of cheating or mis-guiding buyers.

Sundry charges like membership, etc. are new means to 'extort' money.

Ravi, thanks for the info. though.

  9. Dear Ravi, thank you. We have narrowed down on Seville (not sure about phase 1 or 2 yet). In one of your comments in blog related to Ph 1, I found you mentioning ...
"I happened to meet Mr. Manish Kaneria. ... I am going to blog that too".

Have you blogged this, if yes, is it possible to get the link please.
I was reading some articles on Dieu- C building and problems with its TDR etc. I know Mont Vert is a reliable name in Pune. But articles on Dieu-C are making me think twice. I wanted to know your opinion (or guess) on will Mont Vert fulfill all the promises (e.g. landscaping, common ammenities, Club 29, all the internal specifications).

We just want to be doubly sure before taking the loan.

  10. Ref: "Have you blogged this, if yes, is it possible to get the link please."

No. I haven't blogged it. It was specifically about the issue you are referring to. In that meeting he told me what exactly happened. When Mr. Kaneria told me the complete story, i thought that i should blog it. But i changes my mind. I thought, after so many years, there is no point in me explaining it. Particularly, when the builder is so open about it. If you are concerned about the issue, you should ask the builder and get the answer.

Everybody knows that Mont Vert is one of my favorite builders in Pune. What would be the reason? Not because of the unique brand name! I don't have to guess or give an opinion. There are more than a dozen Mont Vert projects at Pashan and Baner. Have you visited any?
