Kharadi Pune - once dismissed as an undeveloped fringe area - now the place for IT complexes, corporate buildings, residential areas and malls!

Kharadi is also close to Koregaon Park and Kalyani Nagar which is where all the action happens in Pune.

But, since these are prime localities, real estate prices here touch the sky which is why these places are unaffordable.

  1. This article looks so out of time - 40,000 to be employed in EON park - where are new jobs? All existing IT jobs are in jeopardy - new jobs are just a day dream right now! Real estate rates of 2700-3500 - resale ready possession flats are selling for as low as 2500 psft - still no buyers! If you had published this article a year ago - then yes - all this would have fit into place - but in today's time - it has no real ground to stand on. A quick search on Magicbricks gives 700 resale flats in Kharadi in 20L - 40L range - where is the scope for new projects if existing homes are not selling! Having said this - I do believe Kharadi has better potential then any other area in Pune - thanks to its location on Nagar Road right after Viman Nagar and being so close to Kalyani Nagar/Koregaon Park, Nagar Road and Hadapsar opening up a large are where many IT companies are based.

    Good joke. Prices in range 2700-3500 anywhere in Pune are HYPERINFLATED by 300%. No project in Pune should demand more than 1500-1700 per sq ft. Thats best it should be given, no matter what RE lobby like builders, investors, promoters and RaviK advocate.

  3. I don't understand PBAP and all party. Seems they never invested in stock market. Like a beginner holding the stocks on a downtrend thinking and consoling himself that soon there will be uptrend.
    And then there are smarter ones who sold on the way to downtrend like DLF and Shobha. and out of their toxic asset. No PBAP pls dont get inspired. These words are not for you, just sharing with the buddies.

    - That's the problem. Depends upon what happens at EON! That depends upon what happens in Bangalore and Buffalo!

  7. With Radisson Hotel on the kharadi by pass the opportunity for other business has gained momentum. More and more hotels, expensive car showrooms, banks are on the look out for places.
    It seems to be one of the prime locations of Pune. With people in upper class or the employees working at EON looking out for accommodation in vicinity.
    Recently came across people asking for open plot/land connecting the bypass 4800-5500 per sqft.

  12. No one can predict what happens next, not even Ravi. Looks at my question in 2009 above and he said nothing as he had no idea. I got a property in 2009 for 3k and now it is 4.5k +. Do not waste time in asking around use your head and move on.
