Also, encouragement needs to be given to rental stock in the country as it indirectly helps various other sectors involved in hiring and movement of people.

The rate of interest for construction finance and housing finance should come down. The FM has been requesting banks to give more money to loans, so we are hopeful that this means a decrease in the rate is also in the offing.

Slum rehabilitation and rural housing

Exploring the use of bamboo as an alternative to the rapidly depleting wood resources in housing and other industrial activities

A three-day residential training programme on modern bamboo structures and housing will be organised at Kohra, Kaziranga National Park from March 6 to 8, 2008.

The programme is jointly organised by Cane and Bamboo Technology Centre and Building Materials and Technology Promotion Council under the Ministry of Housing and Urban Poverty Alleviation.

The programme, targeting the civil engineers, architects, consultants, builders, developers contractors, entrepreneurs and NGOs among others, would have partici-pants mainly from North East as well as neighbouring Nepal.

Mhada plans to initiate stringent action against contractors who are sitting on projects under the SRA schemes

Having burnt its fingers by roping in errant private developers to create affordable housing, the state’s housing authority now has a stern message for city builders.

Maharashtra Housing and Area Development Authority (Mhada) gave nearly 150 slum pockets to private developers, but it did not get anything in return, not even the premium. The builders either sold those Slum Rehabilitation Authority (SRA) schemes to higher-income people or sub-contracted them, defeating the purpose of affordable housing.

Mhada currently has no strong land bank left with it after it dolled out 450 acres of land to private builders. Another 300 acres are still occupied by slums.

It is time we as a society raised expectations of our Public Institutions to demand that the performance of the Railways be measured not on how much revenues were generated to subsidize populism of the Government of the day but instead on maximum value delivery to us the Consumers of Rail Transport.

Property tax bills through SMS in Pune

The Pune Municipal Corporation (PMC) is launching a new system in which citizens would get details of their property tax bills through an SMS service.

Trials have already started and to be a part of it, one has to type 'eaa' give space, mention your property number and sms it to 54646. The details of the tax will be sent on your mobile within a few seconds.

"The on-line billing facility is already there, but we wanted to reach all sections of the society and mobile is the best medium to do so," municipal commissioner Pravinsinh Pardeshi said.

The formal announcement of the project would be made in a week. The PMC is also working on a plan in which citizens can receive property bills on mobile and pay them on-line. "This is the second phase which would take some time. However, the SMS project will start immediately," he added.

Review of property rate of Queenstown, Mindspace Realty's township of 3bhk and 3&1/2bhk luxurious flats at Chinchwad Railway Station

Reasonable rate

When i asked you to guess, even I did not know the property rate of Queenstown.

I know the real estate rates in almost all locations of Pune. If you are reading my Pune real estate market news blog regularly, you know Amit's Bloomfield at Ambegaon on new Mumbai Bangalore bypass is asking Rs.3,800 and Rs.4,000 per sq.ft. Property rate of Amannora Township on Hadapsar Kharadi bypass is Rs.3,500 and Rs.4,000. At Balewadi and Bavdhan Koolhomes's property rate is Rs.4,000. Midori Towers of Pimple Nilakh, was launched at special rate of Rs.3,000 per sq.ft.

But all these projects were in undeveloped areas. In last couple of years, not a single township was launched in the developed area of Pune and Pimpri Chinchwad. Why? How can you have a township in the city if the big plots are not available?

Where as, Queenstown is a township of more than 25 acres and Queenstown is in the heart of Chinchwad. Now, tell me, how can i guess the property rate, when i know how impossible it is to find a plot of that size and if you did find, how expensive it would be!

When i visited the well done sample flat, everybody received and explained to me the project in detail but nobody talked about the property rate till i sat with the real estate salesman.

When salesman said property rate is Rs.3,200 per sq.ft. i did not believe what i was hearing. So i asked him again and again. Yes, up to 5th floor, the property rate is only Rs.3,200 per sq.ft. Floor rise is conventional Rs.25 per floor. For 10th and 11th floor floor rise is 75 Rs. and for 12th floor Rs.100 because of the higher construction cost. Including all floor rises, property rate of my 12th floor flat is Rs.3,800 per sq.ft.

Value for money:

After the multimedia presentation and visit to the sample flat, if you ask me, it is not at all difficult to feel that you are getting your money's worth. Even for you, who has not seen the multimedia presentation and not visited the sample flat, it is easy to find the rates and other charges, standard and normal. Because, they are at par with the projects on the out skirts. For example -
Club and infrastructure charges of Queenstown are Rs.1,54,000.
Corpus fund is Rs.1,25,000.
MSEB charges are Rs.90,000.
Oh! you have to pay Rs.12,500 for the piped gas and Rs.10,000 as legal charges.

What i do not like is car parking charges - Rs.1,25,000. No amount is OK. But the amount is for the open car parking! I find it difficult to believe that covered car parking is not available on the next day of the launch of the project. True, in my tower most of the flats are already gone. I expect, good projects should have 2 car parkings per flat. Shouldn't they?

Some of us were hoping for the slow down in Pune real estate market. Most of us were sure that real estate prices would not rise anymore. We all wanted property rates to come down. 'Is this rate justified at that location?' was the most frequently asked question. But did you ever think that a luxurious township of 658 flats would be launched in the heart of the city at a reasonable rate? Not long ago, software engineers working in Hinjewadi, i had heard, had taken a oath of not booking a flat for a month. It was a protest against the exorbitant rise in property rates and no infrastructure development in Rahatani, Wakad and Baner-Balewadi area. Result is slow booking and ready possession flats lying vacant in these neighborhoods.

Amenities of the township and high end specifications was the only reason Pune real estate buyers were booking in Wakad, Rahatani and Balewadi. There was no township in the developed area, at Aundh in Pune or in the original city of Chinchwad. Thank God! Now we have two townships, with the high end specifications and luxurious amenities, actually in the heart of the city!

Real estate price and the worth of the property:

At Queenstown, today, property rate is only Rs. 3,200 per sq.ft.

At The Metropolitan, real estate price is different for each type of flat.
For 2 bhk flat (saleable area 1,153 sq.ft.), today, rate is only Rs. 2,800 per sq.ft.
For 2&1/2bhk flat (saleable area 1,257 sq.ft.) property price is Rs. 3,200 per sq.ft.
Real estate rate of 3bhk flat (saleable area 1,441 sq.ft.) is Rs. 3,350 per sq.ft.
I am sure, at Queenstown and The Metropolitan you are getting value for money.

Mindspace realty launches Queenstown, luxurious residential township of 3 and 31/2 bhk flats, near Chinchwad railway station

Location...Location....heart of Pimpri Chinchwad

Pimpri Chinchwad is taking on the role of being a whole new Pune, website of "Queenstown" claims. I find it a little difficult to accept but i can not disagree.

A large number of people are shifting to Pimpri Chinchwad to take advantage of the upcoming lifestyle. This is not true. And not wrong too. We Punekars are smart. Aundh annex - Pimple Saudagar, Pimple Nilakh, Wakad and Rahatani is all "Pimpri Chinchwad." But we try our best to claim it as a part of Pune. So how can i say people are preferring Pimpri Chinchwad over Pune!

Of course, i have to accept that "Pimpri – Chinchwad present numerous lifestyle and business opportunities to the residents. Upcoming malls, multiplexes, improved road-way connectivity, industrial setups, Aditya Birla Hospital, and all." Certainly, Queenstown's location, near Chinchwad railway station, is the best location in Pimpri Chinchwad.

Luxurious Amenities and Specifications

Full page newspaper ad says, 7 acres of breathtaking landscape, vibrant clubhouse, sparkling swimming pool! Website says, 'Experience the magic of vast freedom with the 70% open areas that comprise of vehicle free zones,..' and 'The landscaped gardens of Queenstown are an artist’s creation of a true masterpiece.' I can believe in all these claims.

No, not because the project is designed by Architect Hafeez Contractor but because of Prashant Bhandari of Bhandari Infrastructure. He was my client and i have a great respect for his creative intelligence and execution capabilities. Of course, Hermes Group and Urban Infrastructure Venture Capital makes his team more strong.

And the property rate is...any guess?

Queenstown has 14 'magnificent' 12 story towers. There is no area statement on the website. But there are 3 and 3&1/2 bhk flats of good size. Planning of the flats is typical Hafeez Contractor's Mumbai planning. Dinning area is exactly in front of the main entrance! Which personally, i do not like. However, there is one advantage. You can experience the joy of living in Pune and Mumbai in Chinchwad.

But, how much you will pay for this? What would be the property price, the real estate rate? Is Pune real estate slowing down? Is it right to book the flat now or should i book after six months? There is one service road which connects Amit's Bloomfield to the new Mumbai Bangalore bypass. On the same connecting road, as you cross the small bridge over the canal, on the left, what you see is one normal hoarding and the site development work in full swing. You may feel this is the site of Amit's Bloomfield. But no, this is Kenjale Promoters and Builders' upcoming project 'Spring Meadows', which will be launched soon. When i went inside the site, Yogesh Shirsat, who looks after sales, was not in the site office, a temporary tin shade at the far end. But we talked on the phone and the site supervisor gave me the info.

Enthusiastic site supervisor, showed the soiled xerox copy of the floor plans and explained the layout to me. The condition of the plan told me that most of Amit's Bloomfieds' visitors must have visited 'Spring Meadows' and few may have booked too.

The site supervisor's enthusiasm about the construction quality reminded me of my meeting with Anil Mandawkar, senior engineer at Paranjape Schemes' Blue Ridge township at Hinjewadi.

Of course, Kenjale Builders' quality assurance system of 'third party' quality inspection at every stage of the construction by a 'foreign construction quality inspector' is unique and unheard of in the Pune real estate market. Plus 'Spring Meadows'warranty of the possession date' is absolutely a great idea.

When i will get the exact official proposal, i will tell you more about it. But, no doubt, this is a good initiative. We should congratulate G. M. Kenjale for this and insist on this kind of warranty and guaranty when we book a flat with any builder in Pune.

Kenjale Builders' Reputation:

When i was in Pune real estate advertising, Kenjale Builders' Suryaprabha Gardens was major competiton to my client's real estate project. Suryaprabha Gardens is a prestigious project at a prime location on the Bibvewadi Kondhwa road. In those 3 years, i had observed Kenjale Builders very closely and started admiring and respecting them.

I started admiring Kenjale Builders more when i was handling advertising of Bhansali Assocites' township 'Bhansali Campus' near Sinhagad College, off Sinhagad road. At that point of time, from advertising i went into real estate marketing and Aundh Annex became my area of operation so i stopped considering Kenjale Builders' or 'Meenakshi Puram' as a competitor. Now,to me, Kenjale Builders' is a builder for the critical,quality conscious middle class.

Spring Meadows - township of 2 bhk, 2and1/2 bhk, 3 bhk flats and Row Houses:

Spring Meadows is a 3 acre township with all expected amenities including facility for playing cricket. All buildings are parking plus 4, and yet there is a provision for a lift. 2 and 21/2 bhk flats are up to 1,000 sq.ft. while 3 bhk flats are around 1,300 sq.ft. Plus there are row houses. Most important is the property rate - Rs. 2,875 and Rs. 2,975 per sq.ft. as on today, 14 February 2008. Which sounds sweet if you compare it with Amit's Bloomfield's current booking rate of Rs. 3,800 and 4,000.

Congrats Pune real estate investors, for thinking irrationally and paying illogically high price for the newly launched property

In any given situation Pune real estate developer is always positive. Builder will never talk negative or complain. For example, lot of retail and commercial real estate - shops, showrooms and office space - on Nagar Road, Yerwada, Kalyani Nagar, Kharadi is laying vacant because of the high rent. Is it a big problem? No! Pune real estate developers say 'rent stabilization and correction is a healthy sign for the market!'

Suppose, on Singapore (SIN) to Poona, India (PNQ) flight you happen to sit next to Aniruddha Deshpande, Managing Director of City Group, promoters of Amanora Park Town. You know all about 'India's first 400 acre integrated and digital "real" township, located between Mundhwa and Hadapsar on Hadapsar Kharadi bypass. Only what you do not know is the current real estate rate.

Obviously, you do not want to miss this opportunity of knowing the ongoing property price of Amanora Park Town. But since he took the seat, Aniruddha Deshpande has closed his eyes and covered his face with the white handkerchief. You are not sure whether he is taking a nap or what. But you can't control yourself, hoping not to disturb him if he is really sleeping, you murmur,"what is the current booking rate at Amanora Park?"

"I have opened the booking of "Amanora Ten Towers" in Sector R2, one of the most premium sector of Amanora Park Town. Amanora Ten Towers are glass structures ranging from 18-22 storey’s. They consist of 2, 2.5, 3, 3.5 & 4 BHK apartments. Currently, T-001, T-002, T-004, T-005, T-006, T-008, T-009 are open for bookings. The ongoing rates are Rs. 4,000/sq.ft. till 4th floor & Rs, 4,300/sq.ft. for the 5th floor. Floor rise of Rs. 50/sq.ft. is applicable above the 5th floor after every three floors." You hear the voice. But who's vice was that? You were closely watching the white handkerchief covering Aniruddha Deshpande's face. You did not see Aniruddha's lips moving! For sure, there was no movement under the handkerchief. Aniruddha did not even open his eyes. He was fast asleep. Was Aniruddha talking in the sleep?

"But i heard Rs.3,500! Hope you are not dreaming...," you express your doubt only to make Aniruddha Deshpande aware about the reality. "Rs.3,500 per sq.ft. is the ongoing booking rate of Towers 015-017 in Sector R4 of Amanora Park Town. In these towers, currently, only 3 BHK apartments are available. The 2, 2.5 BHK apartments have been sold out. The possession would be given by Oct. ’09. Initially, for booking an apartment you have to pay 10% of the agreement value (rate*area + car parking)." You hear the voice. But it was not the same voice you had heard before. Your eyes were on the handkerchief and again, for sure, Aniruddha did not opened his mouth to talk. What is going on?

You stand up, did not know why, but look at the person sitting in the back row. You remember, you have seen this cuddly figure with the kind smiling face with nearly bald head at Pune realty exhibitions. Mostly, near Amit Enterprises, Pune' stall. Is he Mr. Sanjeev Wani? Promoter of Amit's Bloomfield? If Mr. Wani has brought Singapore to Ambegaon why had he been to Singapore?

You stop wondering and instantly remove the handkerchief covering Aniruddha Deshpande's face and start speaking as if you are Prabhu Chawala on Aajtak, "What do you feel when Pune real estate investors, instead of booking at Rs,3,500 in your Amanora Park Town, pay Rs.3,800 per sq.ft. for a smaller and typical township projects like Amit's Bloomfield at Ambegaon on new Mumbai Bangalore bypass or Rs4,000 per sq.ft. for Darode Jog's Crossover County on Sinhagad Road? Do you blame Pune real estate investors? Do you blame your marketing? Tell me honestly"

But Aniruddha Deshpade's mouth, decorated with well trimmed beard, does not move at all. You look at the cuddly person in the back row. But now he has also closed his eyes. "Congrats Pune real estate investors!" a voice comes from the front row! Who is this? You try to see. One more well known Pune real estate developer on the Singapore flight? "keep on thinking irrationally and paying illogically high price for the newly launched property" he completes the sentence and before you could see his face he covers it with the white handkerchief!

Is real estate market slowing down?

I can see the smile on your face!
It means you have not booked your flat yet.
Because those who have already booked the flat and do not wish to invest in the Pune real estate market always talk about 'Pune real estate boom', 'appreciation in the Pune real estate' and the 'price rise in the Pune realty'.
They enjoy boasting about overpriced real estate projects launched in undeveloped, fringe locations of Pune, like Ambegaon and Wagholi.
They never wish but you wish and pray for the property prices to comedown.
Right?

Flying visit to Amit's Bloomfield on Mumbai-Bangalore New Bypass, Ambegaon, Pune, India

Kajol was not the only one to give a 'flying visit' to Amit's Bloomfield. There were quite a few. Of course, they did not come in black BMW. Most of them were not wearing a black and white striped kameez. Or nobody cut the ribbon before entering the sample flat. But they booked the flat at Amit's Bloomfield. Around 155 of them in the last 3 days.

Kajol left for the airport. I do not know where the others went. But booking rate of the flat at Amit's Bloomfield went up and high. From Rs.3,400 and 3,600 per sq.ft. on Saturday (Jan 2, 2007) it went up to Rs.3,600 and 3,800 per sq.ft. on Monday evening.

My heartiest congratulations to everybody who booked the flat at Amit's Bloomfield. Sir, I appreciate your car driving skills. I admire your love for Singapore. Long live Ayurveda!

Budget of 2bhk flat: 47 to 54 lakhs and 3 bhk flat: 58 to 69 lakhs

When i called mobile number 919922300099 salesman gave me this information:
1. Booking rate of the flat is Rs. 3,400 to 3,600. This rate is the special introductory offer and from Monday rate is going to increase!
2. Only 2 buildings are opened for booking.
3. Area of 2 bhk flat is around 1100 sq.ft. and 3 bhk around 1500 sq.ft. What i like about Amit Enterprises is they give 'carpet area'. For example - according to the Bloomfield website 2bhk - carpet area of the flat on even floor is 881 sq.ft. and carpet area of the terrace is 76 sq.ft. And Saleable are is 1148 sq.ft.
4. Rate and budget of twin bungalows and villas is not 'disclosed' on the phone! (It must be above 1 crore rupees.)
5. 3 bhk flats in 2 building are all booked by noon and waiting list is open.
6. Booking amount is 1 lakh.
7. Plans are sanctioned. Ambegaon is not in Pune Municipal Corporation. It's Gram Panchayat. Project is sanctioned by ICICI and HDFC. Representatives of the housing finance companies are at site for home loans.

Yes! Now Singapore property rates are here in Ambegaon Village, India!

Congrats M/s Kishore Pate (Wani), Rajendra Pate (Wani) and Sanjeev Pate (Wani) with Bloomfield in Ambegaon Village, you have surpassed launching booking rate Rs. 3,200 of Darode-Jog Properties' Shriniwas Crossover County at Vadgaon Khurd, which is in Pune Municipal Corporation. I am sure, soon, you will cross the booking rate Rs. 4,000 too.

Would it be cheaper to buy a property in Singapore than in Pune? I am not sure about today...but..the way property prices in Pune real estate market are booming..may be...some day... but..Magarpatta City's 'Nanded City' is coming.....

I am blogging this by referring to the ad and the website of Amit's Bloomfield for you who are not in Pune. Personally, i admire Amit Enterprises. In Pune, Amit has a very good reputation and a client base.

But i have come to know that very less number of people search on Google, Yahoo or Windows Live for Amit Enterprises' projects. At the same time, i have not come across Bloomfield's press release so i assume there will not be a news in the national newspapers.
